One down and one to go in Gold River Robert Powell, eccentric developer, bought this seemingly unusable rocky land across the river from Fair Oaks and called it Gold River. Others in real estate and development shook their heads in disbelief. Today, his vision is not only real, but a spectacular community for those who call it home. This spacious home on Mother Lode Circle is almost ready. Right? When picking a home, we encourage our buyers to take a good look at the neighbors, neighborhood and the surrounding community. Sellers are obligated to complete questionaires that include information about past dealings with the neighbors, shared easements, trees, fences, and neighborhood nuisances. The rule for what a seller should disclose is easy, if somewhat subjective: Does the piece of knowledge affect the desirability of living in the home? For instance, while some of us have neighbors that grow prize winning roses in their front yard, others have neighbors that collect junk cars. Some of us have big families and have a lot of parties while others like to “Go Griswald” with their Christmas decorations. Buyers should know these things. Because, unless you are buying a 1,000 acre ranch in the middle of Montana, there is a very good chance your neighbor’s habits and choices will have an impact on the livability of your home. And once you are into the home, for the most part, you simply have to tolerate your neighbor. That tolerance is inescapable as it is imbedded deeply in our culture and laws. The old book rule ‘let he who is without sin cast the first stone’ easily translated in the American context to ‘don’t tread on me’ or ‘live and let live’. In real estate, the principle translates: You can remodel a kitchen, but you cannot remodel your neighbor. On the one hand it shows how bogged down the National Security bureaucracies can be as she is constantly fighting upper level seat shiners to make her case. On the other hand, the movie depicts how necessary these checks and balances are as information and informants in the manhunt were far from reliable and trustworthy. Rather than being an action/military flick, this comes off as more of a spy drama and is very well done. Jessica Chastain, (who played a lead in The Zero Dark Thirty Help) plays the CIA agent whose tenacity, if we can trust the movie, was responsible for getting the job done. Her physical fitness pays big dividends. Our dear friend and broker associate Kristen Hansen has taken her physical fitness very seriously over the years; swimming, riding her bike and visiting the gym regularly. Now her doctors are crediting her fitness with saving her life. Kristen was hit by a car and suffered what could easily have been fatal injuries. But because she is fit and because she has the right attitude, we are looking forward to her return to the office sometime soon. We need her, and her clients need her to heal and to get moving. She gets along with dogs and older kids and just needs a nice home. Just look at that face. If you are looking for a place to donate the extra stacks of cash you have lying around, these are two great options. Sacramento SPCA is there for the cast offs who need a break. On the other side of the spectrum is Guide Dog for the Blind who breed and train the luckiest of our canine friends into a life of service for people who could use a break. Both are worthy charities that we love to support. And as is usually the case with people who love their job, he is good at it. Four County Area He works mostly with oil on canvas, and dabbles with 3 dimensional media, lots of color, lots of light play, and lots of river scenes throughout. Yes the river shows up all through his work, as it does with so many Northern California Artists. Something basic about running water to inspire us. In Tom’s case, the inspiration comes while aboard his kayak along the American River. If you are a river person, his work will be instantly familiar to you. Go figure His objective with his art is simply to take the observer somewhere. Whether that is by literally showing the looker another place with his realistic pieces --- or in the case of his abstracts, forcing us to stretch ourselves to interpret as we will. The If you are tuned into the market at all right now, you have been hit with stories of bidding wars and multiple offers. The stories are accurate. The chart above shows what happens with prices as inventory declines. Right now, the average seller is getting 99% of their asking price. That’s an average, meaning many are getting over 100%. examples here show the more abstract edge in his work. Nurse Jackie Working out of a large, bright studio in his home, Tom is prolific, has sold plenty of pieces, and is always looking for more opportunities to show. His work is available to see by appointment by calling him at 916-266-3799. It’s an easy conversation. This is a great Showtime series that is rentable and Netflixable for past seasons. Edie Falco, formerly of Carmela Soprano fame, plays the star role in Nurse Jackie. She carries the show, playing another complicated and dark character. For some reason, as Carmela, you had some affection and sympathy for her, despite her complicity as a mob boss wife. As Nurse Jackie, she is darker and very hard to like. Look for this to change as our inventory comes up, but not by much. We have so many buyers waiting for so few homes that we will likely feel the heat of multiple offers for some time to come for properties that are priced correctly. If you are thinking of selling or just need to know where your home fits into the market, give us a call. On the one hand she is a super compassionate and highly skilled nurse who you would want on your side if you were in the hospital. On the other hand, she is a narcissistic drug addict who cheats on her husband with her pharmacist, while neglecting her two daughters. It’s a sort of ER Gone Bad that is entertaining and very well done with lots of great character acting. But, warning, it will be a little dark for some tastes. Email your agent direct or go to [email protected] if you want to weigh in. We ask for honesty, and people dish it out. Here are some floating questions and comments from past months: DO YOU WRITE YOUR OWN MOVIE REVIEWS? Yes, so either thank you or we apologize, depending on your opinion of them. WHY DON’T YOU EVER PAN A MOVIE, TV SHOW OR RESTAURANT? We do recommendations rather than reviews. Bad movies, shows and restaurants are all over the place, and we try to forget them rather than write about them. Occasionally, we cannot help ourselves and we do write about truly bad movies. Happy Feet, that fear inciting, propaganda cartoon comes to mind from a past issue. WHY DON’T YOU DO MORE BUSINESS AND LESS LIFESTYLE STUFF? The short answer is that if people want Wall Street Journal analysis, that is being done other places. We like our analysis and real estate ads to be very local and placed in proper proportions and context between the stuff of life. Just our preference. Look for us to add more community stuff going forward. Finally If you know anyone who is buying or selling real estate in the near future, please consider us.
