Everyone knows that we are in
a buyers’ market, but what does
that really mean to sellers? Those
buyers that are out there looking are
shopping for a good deal. To them,
this means the lowest priced home
with the features and location they
want.
If sellers want to truly make a sale,
they need to think of a curve that is
trending down, and price ahead of
where it is today.
It’s like the Gretzky formula to
playing hockey successfully – you
need to go to where the puck is going
to be, not where it is.
If a seller gets too adventuresome at
the beginning they will likely end up
chasing the market all the way down
with small price reductions, consequently losing the one opportunity
they had by pricing it appropriately
in the first place.
This region has a high inventory of
properties currently for sale, which I
believe as spring comes will increase
even more. Buyer interest in any
particular property can quickly
diminish in the desire to see what
else will come on stream. It is only
human.
In a sellers’ market, vendors tend
to look to the future, with buyers
wishing for times past. In a buyers’
market, buyers want to capture
what’s ahead, while sellers seem to
dwell in the past.
Let me give you an example. One
year ago a farmer decided to capitalize on the demand for acreages and
proceeded to create one on land he
owned. He priced it over the market
value at that time thinking that by
the time the title would be available,
buyers would be prepared to pay
what he wanted. In the meantime,
demand slowed and the supply of
comparable acreages grew, forcing

prices down. Now he wonders why
nobody wants it. It is the simple
principle of supply and demand.
Pricing behind the market means
you will never sell. Sure it may be
a good property that last year was
probably worth more, but holding for
“your” price is just plain foolish. All
sellers are afraid of leaving money on
the table, however, there is a greater
risk of actually losing even more the
longer you wait. There is a distinct
cost to overpricing and believe me,
time is not your friend today.
A reality check is also in order.
If you have owned the property
for five or more years, think back
to what you paid for it, add in the
cost of capital improvements, then
deduct that figure from today’s true
