A Message from the HBA President
elcome to the Home Builders Association (HBA)
of Greater Cleveland’s 2015 Smart Home Tour !
If you are like many consumers, you may be interested in
buying a new and SMARTER home that better suits your
needs. The 2015 Smart Home Tour is an informational
tour of nine new “Smart “ Homes which demonstrate
energy and resource efficiency, green building and design,
and today’s newest home technology.
Visitors on the tour will learn about the latest trends in
Smart Building including geothermal features, tankless
water heaters, solar design and much more. This is in
addition to green innovations such as tree conservation,
pond usage, recycled materials, advance framing
techniques, and home technology-all things that make
them smartly constructed model homes. Our builders
have taken lifestyle choices into account while building
these homes, and visitors will learn about the many new
products on the market and why using them makes for a
better, healthier and more efficient home.”
2015 BOARD OF TRUSTEES
Mike Payne Jr., President
Payne-Payne Builders, Inc.
The tour takes place Saturdays and Sundays, from 12
noon to 6 p.m. starting October 10th & 11th through
October 17th & 18th and admission is FREE. The theme,
“Get Smart - Live Smart” encompasses more of what
new home construction has become today – a building
science. Homes on the Tour are located in the following
communities: Medina, Willoughby Hills, Hudson,
Strongsville, Lyndhurst, Orange Village, and LaGrange.
In regards to energy efficiency - fireplaces, insulation,
windows, dual flush technology, low VOC flooring and light
bulbs can all affect a homeowner’s energy consumption
and in turn increase or decrease their utility bills.
Consumers with smart phones and tablets can now control
their homes to arm the security system, lower the shades,
dim or turn off the lights, and adjust the HVAC system.
Although home buyers may not want to incorporate all
of the home technology components at once, having the
ability to add more technology components later can help
and pre-wiring for technology is an option.
On behalf of all of our HBA members we
hope you enjoy the Tour.

Families of veterans being treated at the Cleveland VA, Cleveland
Clinic, University Hospitals, Metro or any specialty hospital may stay
free of charge. The goal is to raise $3 million and currently they are
at 2.8 million for the 16,500 square foot home. The home will have
18 suites to accommodate up to 42 family members and will be
built adjacent to the grounds of the Louis Stokes VA Medical Center
in Cleveland.
The HBA is asking consumers to make a donation online to the
“Fisher House” in lieu of the $10 admittance fee to the Smart Home

to announce that we have partnered with The Greater
Cleveland Fisher House for our autumn HBA Smart

The Greater Cleveland Fisher House program is
a unique private-public partnership that supports
America’s military in their time of need. For members
of the Armed Forces, retirees, veterans and their
families, the Fisher House program offers shelter and
support during a medical crisis. Located on the grounds of every
major military medical center, and many VA medical centers, Fisher
House facilities provide a comforting “home away from home” while
a loved one is receiving care in an unfamiliar environment.

MAKING YOUR HOME
ENERGY EFFICIENT &
USING THE HERS RATING
WORKING WITH RESNET
THE RESIDENTIAL ENERGY services network, or RESNET,
was established in 1995 as a nonprofit organization to help
builders construct the most energy-efficient homes as
possible, with the primary objective of keeping utility bills to
a minimum.
RESNET trains and certifies professionals, who can then audit
homes and rate their energy efficiency by using the HERS
Index. The lower the score, the more efficient the home.
THE HERS INDEX
RESNET developed the HERS Index, short for Home
Energy Rating System, to provide and objective way to
rate the energy performance of homes. The nationally
recognized HERS Index takes into account such variables
as air leakage, windows, ductwork and HVAC systems.
The lower the score the better - a score of 100
represents the typical new home built to code, a score
of zero represents a home that produces as much
energy as it consumes. The HERS score for a given home
is determined relative to a "reference home" of similar
size and shape.
Knowing a home's HERS rating also has great predictive
value regarding the amount of money a homeowner

can expect to spend each year in utilities. A home's
HERS score can only be determined by a certified HERS
rater, whose presence on a job site helps builders and
contractors assess the building as it is being constricted.
It's no easy feat to be certified by RESNET; the training is
rigorous and professionals are held to the highest quality
of assurance standards. RESNET raters test and retest a
home's energy efficiency, both during construction and
at completion.
More than anything, RESNET has helped to revolutionize
the green building industry by creating awareness of
best practices and methods for achieving desirable HERS
scores. Today, many builders, including some well-known
national production builders, routinely collaborate
with RESNET to ensure their homes meet their energy
performance goals and standards.
RESNET is recognized by several federal agencies and
organizations, including the EPA, the Department of
Energy (DOE) and the U.S. Mortgage Industry; often they
work in conjunction to establish industry-wide standards.
In fact, RESNET was initially formed by a group of
mortgage professionals in 1981, which established the
National Shelter Industry Energy Advisory Council as a
means to measure the savings resulting from a home's
energy-efficient components, as well as to grant credit
for that savings into a mortgage loan. The Council, in
turn, formulated the Energy Rated Homes of America,
the forerunner of RESNET.

solution from ElanHomeSystems.com. It is a
simple to use, easy to understand system to control
your entertainment, lighting, climate, security and
many other functions in your home.
Home wiring
Tony Fabrick demonstrates
the latest in home technology
A programmable thermostat to automatically
control the temperature was the first, and in
many still the only step toward home remote
control. Now with systems like ‘g!’, homeowners
can control nearly everything at home with the
smartphone in their pocket.
Homebuilder Pat Perrino decided to use ‘g!’ in
his own newly home constructed and says there
isn’t a day that goes by that he doesn’t use some
of the technology. From automatically adjusting
the temperature of individual rooms based on
whether they are occupied or not, to locking the
doors and setting the security system from his
phone, or remotely controlling the blinds in
Pella Energy Star Windows.
Air Quality Monitor
The ‘g!’ system interfaces with virtually all
security, HVAC, and home entertainment
systems and is controlled from a tablet carried
about the home, or from a smartphone. Tony
Fabrick of Xtend Technologies in Broadview
Heights says while there is an upfront cost to
such technology, the energy savings over just a
few years will easily justify the cost. Automation
systems can monitor every circuit in the home
to show you the actual operating cost of every
appliance which is plugged in. The system can
also learn your habits and - among other things
- can mimic changes in lighting automatically
while you are away to maintain the look of the
home being occupied.
Perinno and Fabrick both suggest planning
ahead with your builder and architect for your
home automation system. Budget from the
start for the cost of technology because the
convenience and peace of mind of living in a
smart home is priceless.

Projects must meet
progressively more
NAHB Certified/RSA Architects stringent benchmarks
in energy, water and

Gold or Emerald levels.
THINK GREEN
Think of Your Home as a system: Good insulation
leads to better energy efficiency, but can have adverse
affects on indoor quality, so the home’s ventilation is
important. One of the homes in the 2015 Smart Home
3’ Overhangs
8
Block Above the Door
Tour is located in Orange Village in the Lakes of Orange
– northeast Ohio’s soon to be first “Green Certified”
community.
Developer Randy Kertesz of Kertes Enterprises, Architect
Richard Siegfried of RSA Architects and Mechanical
Contractor Jason Puffenberger of Heatmiser walked
us through the final construction stage of the home
pointing out those extra steps being taken to achieve
national Green certification.
The main reason they are all on site is to review the
construction, insulation, air barriers and the quality of the
insulation installed so they are all up to green standards
– this is all done before the drywall is applied.
They check on the foam insulation around all of the
windows, the exterior OSB board, framing, foam wrap
and siding application. Blocking is done above the
exterior front door as an air barrier in addition to proper
insulation. Duck diapers cover the inside vents along the
floors to minimize dirt infiltration.
An Owens Corning Product called “Energy Complete”
is applied around the top headers of the perimeter,
in between the wood, and around wiring to avoid air
leakage.
Solar fans and a humidistat are installed in the bathroom
directly above the source of the humidity. There is a light
fan above the tub that will sense the humidity and fan
lights throughout the bathroom.
In addition, the development’s site plan shows
high-priority to conserving vegetation. The roadways
follow the natural contours of the land to avoid
environmental impact – 62% of the roadways align
with the topography. There are also preserved open
spaces for wildlife. Members of the builder’s project team
participate in a wildlife conservation program.
The use of recycled materials is a priority including
bricks that came from an old street in Chagrin Falls that
will now be used along a pathway on the site. Planned
walkways and bike paths will provide a connection with
the local area network.
BUILD GREEN
Home buyers go green primarily to save money on
their utility bills. That doesn’t have to mean expensive
alternative energy sources like solar panels or wind
turbines. Advanced technologies are exciting, but paying
close attention to air sealing, using the right amount of
insulation and keeping good ventilation in mind are great
ways to gain efficiency. Green Building is also careful
building.

AGING IN PLACE (CAPS II): Industry professionals perform a needs assessment to identify and prioritize the needs, wants and wishes
of the Aging in Place client. Professionals learn to recommend specific design solutions for the Aging in Place client and estimate and
schedule the project while regarding special considerations.
GREEN BUILDING PROFESSIONAL (CGP): Professionals learn how to implement cost-effective green building into construction
practices beginning with up-front planning that examines the whole house and the building science behind it. They also learn how
to apply the ANSI-approved National Green Building Standard™ in the construction of a new home, remodel, site development or
multifamily project.

their energy efficiency by using the HERS Index. The

lower the score, the more efficient the home.
It’s no easy feat to be certified by RESNET;
the training is rigorous and professionals are
held to the highest quality of assurance
standards. RESNET raters test and retest
a home’s energy efficiency, both during
construction and at completion.
RESNET is recognized by several federal
agencies and organizations, including the

EPA, the Department of Energy (DOE) and
the U.S. Mortgage Industry; often they work in
conjunction to establish industry-wide standards.
In fact, RESNET was initially formed by a group of
mortgage professionals in 1981, which established
the National Shelter Industry Energy Advisory
Council as a means to measure the savings resulting
from a home’s energy-efficient components, as well
as to grant credit for that savings into a mortgage
loan. The Council, in turn, formulated the Energy
Rated Homes of America, the forerunner of RESNET.

HOW HOMES BECOME GREEN
«16
Reduce roof replacement using
more durable roof coverings such as steel
and fiber cement; lighter colors absorb less
heat, reducing cooling costs; solar roofing
products integrate asphalt shingles, metal
roofing and slate or concrete tiles.
«1
Oriented Strand Board
(OSB) is now used in 75% of
new homes. It does not require
large trees for its manufacture
and enhances durability.
«15
«3
«2
Tree preservation
helps reduce energy costs
providing wind breaks in
the winter and shade in the
summer. One tree can filter
60 lbs of pollutants from
the air each year!
New toilets are
redesigned to use less
water than first-generation
low-flow models. Advanced
shower and sink faucet
aerators provide the same
water flow while reducing
water use and the energy
needed to heat it.
Keep heat inside in the
winter and outside in the summer
by incorporating energy-efficient
windows that use low-emittance
(low-E) glass coatings, gas filler
between layers and composite
framing materials.
«4
Recycled plastic
lumber and wood
composite materials
reduce reliance on
chemically treated
lumber products.
«14
Fiber-cement siding
is termite & water resistant
and under warranty for 50
years. Vinyl siding saves
money on installation and
maintenance.
«13
«5
Increasing the R-value
of insulation by using sprayed
insulation made of foam,
cellulose, or wool as an alternative
to traditional glass fiber batting
which can help reduce heating
and cooling bills, which account
for at least half the energy use in
a home.
Refrigerators and
freezers have tripled in
energy efficiency in the last
three decades due to better
insulation, door seals, and
advanced compressors. Front
loading washers use 40% less
water and half the energy of
conventional models. Energy
Star®-rated appliances
save an average 30% over
standard models.
«12
Increase natural
daylighting and help heat
your home in the winter by
incorporating passive solar
design features such as
south-facing windows.
«11
Using native plants,
known as xeriscaping, reduces
the need for watering,
fertilizers, and herbicides.
«6
Factory-built components such as
trusses and pre-hung doors provide most
efficient use of raw materials eliminating
the need to cut wood at the jobsite and
make the most out of every piece of lumber.
«10
Covered entries
at exterior doors can
prevent water intrusion,
reducing maintenance
and enhancing durability.
«9
Energy efficient
heating and cooling
systems such as tankless
water heaters that provide
hot water on demand at
a preset temperature and
geothermal heat pumps
that can also heat water
and work with the Earth’s
renewable energy.
«8
Foundations insulated
as well as the living space
walls provide for efficient
home energy and enhanced
comfort, especially if the
basement is used as a family
room or bedroom.
«7
New green-options in flooring
besides natural wood include lowVOC (volatile organic compounds)
carpets for better indoor air quality,
laminates, and linoleum, a natural
product making a design comeback.
