We knew we had the buyers. Now we know we have the sellers
as well! Edmonton’s Real Estate market started the year strong,
as buyers were attracted by our City’s strong economic conditions
and friendly interest rates. It seems that the avid interest from
buyers was enough to bring a number of sellers into the market.
Inventory in Edmonton was kind of tight at the New Year, but rose
by 16 percent in January.

Eyes on health: What your eyes can
tell doctors
People who have been putting off eye
examinations may want to call their
opthalmologists to schedule an appointment.
That’s because vision checkups can do
more than protect your eyes. By examining
the eyes, doctors may have a window into
health problems affecting other areas of the
body.
Researchers recently discovered a link
between detected retinal amyloid plaques
and the onset of Alzheimer’s disease. While
evidence was found in lab mice, autopsies
of at least eight Alzheimer’s disease
patients have also shown amyloid plaques,
which are known to interfere with memory
and other mental functions, present in the
retinas. Doctors at Cedars-Sinai Hospital
in Los Angeles, Calif., are gearing up for
larger studies of humans to determine if
an Alzheimer’s imaging technique can be
perfected.
Dementia is not the only thing that
doctors may be able to detect through
an eye exam. Jaundice in the whites of
the eyes may indicate liver disease, and
early warning signs of diabetes may be
detectable in the eyes. The American
Academy of Opthalmology says the eye is
the only place where doctors can see veins,
arteries and a nerve without surgery, and
eye examinations are increasingly being
relied on to gauge overall health.

Sustainable and stylish: first place
homes cut energy bills
City of Edmonton
High eco-efficiency means lower
energy bills for people who own a
City of Edmonton First Place home in
Caernarvon neighbourhood.
The new townhomes aimed at first-time
buyers have a federal EnerGuide rating
averaging 84. That’s just one step below
the top category of energy-efficient
housing.
Annual energy costs for a typical 1,500
square feet house built in 2011 with an
EnerGuide rating of 71 is about $1,500,
compared to $900 for a home with a
rating of 80.
“This is great news for young families
buying their first home in Edmonton,”
says Tim McCargar, Director, Corporate
Properties Branch and project leader for
housing development on some of the
City’s surplus school sites. “Young buyers
may not always see energy efficiency as
an affordable option, but with these First
Place homes it’s built right in.”
Built by Landmark Group, the homes
qualified for grants of between $1,000
and $7,000 per unit as part of a City of
Edmonton pilot program for First Place
homes that achieve higher EnerGuide
ratings. Homeowners benefit from lower
utility bills thanks to 96% energy-efficient
furnaces, tankless hot water, spray foam
insulation, triple pane windows, drain
water heat recovery and more. The City
is testing grant programs like this to
assess their effectiveness at improving
energy efficiency in the residential home
market and reducing Edmonton's overall
carbon footprint.
First Place homes are also part of a City
of Edmonton strategy to use available
land for housing that will attract and
retain young skilled people within the
community. Caernarvon Keep is the
third site being developed, with another
nearing completion in Tawa, and all
units are selling quickly. A showhome
at Caernarvon Keep Phase 1 is open
Monday to Thursday, 3 to 8 p.m. for
anyone wishing to check out the First
Place program firsthand.

Local housing sales and
inventory up in stable
market
REALTORS® Association of Edmonton
Edmonton, February 4, 2014: The
residential home inventory on the
Edmonton Multiple Listing Service®
(MLS® System) rose 16% in January.
Typically just over 1,800 homes in the
Edmonton CMA (census metropolitan
area) come onto the market in January.
Last month’s listings of 1,842 were
higher than the 783 listed in December.
Sales figures (adjusted) of 885 properties
(820 reported) were higher than a
typical January and higher than sales
in December and January 2013. The
increased inventory of 3,537 (up from
3,049 in December), kept prices stable in
all housing categories.
Compared to December, the allresidential average3 price of $347,847
was down just $1,226 or -0.16%. Single
family detached (SFD) home prices were
down 1.5% at $416,344. Condominiums
were priced on average3 at $230,463
(down 1.5%) and duplex/rowhouses
showed the biggest movement and were
down 5.3% at $336,220.
“Price stability and more property
available for sale results in a balanced
market,” said REALTORS® Association
of Edmonton, President Greg Steele.
“Right now both buyers and sellers have
time to consider all their options and
housing needs. More homes are listed
every day and your REALTOR® can
advise you of a suitable property as soon
as it comes available.”
The residential sales-to-listing ratio was
45% and the average days-on-market was
61 days in January compared to 73 days
in January 2013. There have been four
property sales over a $1 million already
this year but half of the SFDs sold in
January were sold at or below the median
price of $385,000.
“Strong economic indicators such as
low unemployment, higher hourly wages
and positive in-migration all support an
optimistic view of the Edmonton and area
housing market,” said Steele. “Consumers
are confident in their economic future and
prepared to risk a first-time or move-up
purchase. Low rental vacancies and the
potential for higher rental rates are also
attracting investors into the market.”
