Villa Location!
Villa Margarita is located a few minutes walk
from bars, restaurants, shops and, of course,
the gorgeous beach of Son Bou. It is situated
on a quiet, tree-lined, one-way street which
affords peace and privacy. There is private
parking in addition to parking bays in the
road. The villa is entered from road level
therefore, unlike many villas in San Jaime,
you do not have to climb a mountain of steps
with your shopping, toddlers/babies,
buggies,beach toys etc.

The living areas are on the entrance floor.
Double glass doors lead to a large, airy and
bright living and dining area, with vaulted
ceiling and stone-clad tower. The furnishings
are both comfortable and typically Spanish.
Triple aspect glazed doors lead to covered
and open balconies with spectacular 180degree views. Ample chairs and tables are
provided.!
The kitchen has all modern appliances. All
worktops are granite and there is a stainless
steel extractor hood and ceramic hob, dish
washer, microwave, larder fridge & fridge
freezer. !
Flat screen T.V with Spanish and English
Freeview channels, DVD/CD player, and free
wireless internet access.!

An adjacent utility area has a washing
machine, a separate dryer, broom cupboard &
additional stainless steel sink. A door leads
from the utility area to a pretty open mini
courtyard with potted plants. Here you have
exterior facilities for your drying needs. A
wrought iron gate provides safety & privacy.!

Downstairs are four large bedrooms,
all have air conditioning and ceiling
fans. The master bedroom has a kingsize bed and covered balcony that
overlooks the pool & garden with
fabulous sea views. The second
bedroom has a double bed and
balcony with same views. Two
further bedrooms both have twin
beds and overlook the beautiful
garden. All have built-in wardrobes. !

In the hallway, on the main living area on
entrance floor, there is a modern shower
room with W.C. and basin. On the
downstairs, bedroom level, there are two full
bathrooms. One has a separate shower and
bath, heated towel rail, the other has a bath/
shower and bidet. There are several hair
dryers with diffusers.!

Pool and Pool Area!
The 9m x 4m pool is entered by Roman steps
and is mosaic tile lined. Partly surrounded by
balustrades with lighting both inside and
outside the pool. There is a very special large
toddler pool which, whilst being part of the
main pool, is separated by a barrier for
security. This provides an ideal pool play
area for little ones as it is only 60-65 cms deep
and is reached by it's own short ladder. The
entire pool also has internal lighting. The
pool area is surrounded by terracing and a
wonderful illuminated Mediterranean
garden on all sides that provides both
privacy and tranquility. You will find two
mobile barbecues, plenty of loungers,
parasols,tables and chairs. !
There is a poolside shower/W.C./basin and
second fully fitted kitchen. Here you have
everything you need for easy poolside
catering.!

Bathroom 2
Apartment!
As part of the main villa there
is a self-contained apartment
which sleeps two people. This
may be accessed by
independent steps from
roadside level or stairs from
the main villa.!
There are views of the sea /
beach, pool and the beautiful
garden. Outside the apartment
there is a covered terrace
which is furnished with plenty
of chairs and table for 'Al
Fresco' dining. To avoid having
to leave the poolside area we
have recently installed an
additional cloakroom with w/c
and basin. There is also an
external pool shower.!
Entrance to the apartment is
via the kitchen door. Here you
will find everything you
require for easy 'on the spot'
catering including fridge/
freezer, microwave, cooker,
washing machine and stainless
steel sink with hot and cold
water. This kitchen is regarded
as a second kitchen and is
available to all guests of the
main villa regardless of
whether the apartment has
been hired. !
From the kitchen is an inner
door which leads to the
residential part of the
apartment (this door is kept
locked unless the apartment is
let).!
The living area is furnished in
Moroccan style with many
genuine Moroccan items on
display. There is a sofa and
armchair, table and chairs for
four people, sideboard, coffee
table and wall mounted flat
screen TV with UK Freeview
channels. There is also a DVD/
CD player. In addition to
double windows a glazed door
leads to the covered terrace
overlooking the pool/garden.!
From the sitting area there is a
very modern shower with w/c
and basin which is fully tiled
with a mixture of ceramic and
glass mosaic tiles. Heated
towel rail and hairdryer with
diffuser are also to be found
here.!
An archway leads to the
bedroom section in the tower
area so it is rounded at one
end. There is a double bed,
wardrobe, bedside tables,
drawers and furnished in true
Moroccan style. Here you will
also find air conditioning and
ceiling fan.!
An optional addition to you
accommodation and only
available to members of the
main villa party. The
apartment may be hired for
five or more nights and can be
reserved at time of main
booking or anytime thereafter.
Rates are calculated on either
weekly or nightly basis and
according to season.!

The property does not have weekend tariffs.
Prices are per week in UK pounds.OPTIONAL ANNEXE sleeps 2 people & is not let independently from main villa.
Annexe 2014 prices: £350 p.w. Minimum stay in annexe is 7 nights. Deposit of £250 (non refundable) to be received
within 5 days of initial written reservation. Final payment expected 10 weeks prior to departure. Cot + linen hire £25, H/
chair £12 p.w. Duration of stay can be varied but must be at least 7 nights.
FOR 10 NIGHT STAYS (NOT AVAILABLE HIGH SEASON) THE STAY SHOULD EITHER BEGIN OR END ON A
FRIDAY.
Arrivals after 14.00 hours. Departure by 10.00 hours. Please ask at time of booking if you need these times adjusting,
we will always try to assist.
Villa Management!
Whilst we do not expect any problems to occur during your stay at Villa Margarita, it is
unfortunately a fact that, as with any other property, these may occur from time-to-time.!
With this in mind, we have entrusted the care of the villa to our dedicated and extremely
competent English Management Company and their highly skilled and professional support
team.!
The Company is small, which ensures you and ourselves of the best possible personal service
available. The proprietors have lived on the island for several years and speak fluent Spanish in
addition to their native tongue. They take an active interest in the every day running of the villa.
In addition to the usual cleaning, laundry etc. , they can offer you a range of other services (at
your own request and cost). The following are some of the additional services that they can assist
you with during your stay:!

About Menorca!
Menorca is a paradise for anyone interested in creative activity holidays. The island has a
highly individual and distinct character of its own.!
Happily, Menorca escaped the race to cover Mediterranean Spain with concrete and high rise
buildings. Much of its rural charm still remains – postage stamp-sized fields bounded by white
stone walls; meadows burgeoning with wild flowers – and people who really do enjoy
welcoming visitors.!
Menorca’s coastline still retains many gloriously unspoilt beaches, coves and inlets. Menorca
was declared a Biosphere Reserve by UNESCO and is home to some of Europe’s rarest wild
flowers.!
It is not uncommon to find deserted beaches of fine white sand. Inland, there are numerous
deep gorges, or barrancs – a magnet for botanists, photographers and artists.!
There are some 120 beaches and coves so it us easy to find somewhere to escape the crowds –
not that Menorca ever gets too crowded.!
Son Bou !
Son Bou beach with it's glorious white sand is the longest and generally acknowledged to be
the best beach on the island. It is 2km long and is approximately 0.700m from villa and just an
easy walk of 8-10 mins or 2 mins by car. There are various water sports, beach bars, padeloes.
The beach is of fine white/golden sand and is generally considered the best on the island. The
protected wetlands in front of the beach with it's multitude of wild birdlife are also overlooked
by the villa. The ancient Talayotic Settlement of Torre d'en Galmes is only approximately 7
mins drive away and is of great interest to all with a penchant for pre historic interest.
San Jaime!
All shopping and restaurants are within a few minutes easy walking distance within the
town of San Jaime which is adjacent to the golden shores of Son Bou. The shops are varied
and include a total of 3 supermarkets, 2 pharmacies (one of each is situated at bottom of our
road). There is a variety of restaurants and bars some of which have Sky Sports T.V. A 16 lane
bowling alley, maze, and nightly entertainment are also a short walk away. The Club San
Jaime has a water chute and pool with restaurant. There is a "fun train" to explore around
immediate area.
