These beautiful tracts of land are located 2 miles south and 3 miles
west of Utica. The property will be sold in two separate tracts known
at Tract 2 and Tract 3. The land has been surveyed for this sale so
you know exactly what you’re buying. The seller is currently in the
platting process with these tracts subject to the approval of Yankton
County. We expect approval in early December thus, the sale will be
subject to the approval of the plat.
The tenant has been notified of the sale and both tracts will be
available for farming for the 2015 farm season and beyond by the
Purchaser.
The 2013 Real Estate Taxes payable in 2014 have been paid in full.
The 2014 real estate taxes due in 2015 are the responsibility of the
Seller based on this year’s tax assessment.
Tract 2 is primarily tillable and with just a bit of effort you could
make yours for the future. Tract 3 is a mix of tillable and pasture
ground with some great wildlife habitat. This piece of ground could
be worked for more production or better habitat. The Sellers will
provide a temporary easement for access through 2015 on both tracts.
This will give the winning bidder the opportunity to make any access
improvements.

TERMS:
• A 4% Buyers Premium and sales tax will apply.
• The following non-refundable down payments from the winning bidder(s) are due the day of the auction. TRACT #2: $100,000
• TRACT #3: $75,000.00
• The winning bidder(s) will be required to sign agreements to purchase the day of the sale.
• Real Estate Taxes are current. 2015 Real Estate taxes due in 2016 will be the responsibility of the Buyer.
• An Owners Title Insurance Policy and closing fees will be split 50/50.
• Closing will take place at Yankton Title Company in Yankton, SD on or before December 20, 2014. Possession will be given at closing, subject
to the rights of the current tenant.
• The tracts will be sold separately and not combined.
