Our board of directors has been focused on this property for a few years;
beginning with the leadership of Kelly Graham and Anita Morrell, and to be
continued by Mike Mumpower. This process has been ongoing, and with
good contributions by many people. I compliment the collective efforts of
everyone.
INSIDE THIS
ISSUE:
In the end, budgetary responsibility, move-in condition, flexibility of space,
and a location with great exposure for community branding, made this
move a responsible decision. We are continuing to fulfill our commitment
to improving our professional image and the environment where we
conduct our business.

Scammers Phish for Mortgage Closing Costs
Source:
National
Association
of
REALTORS®
On March 18 the FTC Consumer Blog issued a post focused on
hackers who have been breaking into some consumers’ and real
estate professionals’ email accounts to get information about
upcoming real estate transactions. After figuring out the closing
dates, the hacker sends an email to the buyer, posing as the real
estate professional or title company. The bogus email says there
has been a last minute change to the wiring instructions, and
tells the buyer to wire closing costs to a different account. But
it’s the scammer’s account. If the buyer takes the bait, their bank
account could be cleared out in a matter of minutes. Often,
that’s money the buyer will never see again.
Please see additional information below from both the FTC and NAR.

Meet ERMA: She’s the Real Deal
If you attended Spring Conference, you got to meet ERMA—not just
TAR’s educational resource mobile app, but the real-life ERMA
(actress Janet Ivey), who served as emcee for our CE sessions. To
help spread the word about the app, ERMA has created a series of
videos. Here’s the first one—an overview introducing the app. (Note:
ERMA is still in the early stages of development, so we welcome any
feedback after you’ve downloaded it.) Enjoy the show…and tell your friends
about ERMA!

VAR—Procuring Cause
Education
VAR’s staff counsel Erin Barton talks about the
complicated subject of procuring cause and why it is
so important to your business.
The listing broker pays the procuring cause pursuant to
an offer of compensation.
Many factors are considered by an arbitration panel
when determining the procuring cause of a transaction.
Each side’s broker must be a party to the arbitration
and the commission payment ultimately is made to the
prevailing broker (procuring cause). It is then distributed to the agent(s) pursuant to whatever
agreement the broker and agent have.
Click here to watch the video.
VAR Legal Hotline for Brokers
The VAR Legal Hotline is a free, members-only benefit for brokers. You can receive answers to questions
about Virginia real estate law and timely information on legal and regulatory issues concerning the real
estate industry. Click here to learn more. The Legal Hotline provides legal information, not legal services. You
should consult your attorney if you need representation or advice.
This video series is bought to you by the VAR Legal and Marketing and Communications teams.
