SaddleBrooke* is a Robson Active Adult Resort Community, located just 22 miles north of central Tucson, Arizona.
Key attractions for this 55+ community include the spectacular views of the 9,000-foot high Santa Catalina
mountain range to the south and east, the sunshine and clear skies of the Sonoran desert, and the many
amenities and activities offered within the community and in nearby Tucson. SaddleBrooke offers a sunny yearround climate. Fall, winter and spring are generally mild, and although the temperature rises in the summer,
SaddleBrooke’s 3000 foot elevation keeps it generally cooler than either Phoenix or Tucson. Two rainy seasons in
summer and winter create a surprisingly lush natural landscape, where a variety of desert plants thrive.

If you enjoy good food in a spectacular setting, SaddleBrooke's excellent restaurants are close by. With their
different locations, each of SaddleBrooke's restaurants and grills provides beautiful views of the Santa Catalina
Mountains and the surrounding desert landscape.
SaddleBrooke's 480 seat DesertView Theater offers a wide variety of professional entertainment from all over the
country, and also serves as a meeting place for Community Town Halls and for the Community Church.
SaddleBrooke's libraries offer over 9000 catalogued books, plus additional thousands of paperbacks.
The Dog Park, the Softball Field, and the Pickleball Courts are supported and maintained by their members. There
are also Bocce ball courts and Horseshoe pits.
Activities
SaddleBrooke truly enables an active lifestyle. SaddleBrooke's nearly 8000 residents participate in 80 community
wide and many more unit (neighborhood) clubs.
Staying fit can be fun at SaddleBrooke. Competitive league sports include tennis, golf, pickleball, slow pitch
softball, volleyball and swimming. Fitness centers offer a variety of wellness programs and exercise classes, and
the hiking and biking clubs provide other means for staying fit.
For those residents who wish to expand the horizons of their knowledge, SaddleBrooke has an Institute for
Learning in Retirement .
Residents who want to participate in the performing arts can do so through singing, acting, and dancing
organizations. Some residents even play instruments in a regional orchestra, the Southern Arizona Symphony
Orchestra.
The many other clubs address a wide range of interests, including crafts, card and board games, pet groups,
politics, support groups and community service organizations.
The Arts and Crafts facilities house an array of workshops where residents can explore their creative talents,
whether in painting, silver smithing, stained glass, wood carving, pottery, lapidary, or in other creative endeavors.
Not all residents are ready to sit back, relax and enjoy their hobbies. For those who aren't, there are many
opportunities to keep busy through volunteer work. There are a range of community service activities, including
tutoring at local schools, helping out at the SaddleBrooke Community Outreach thrift shop, and serving on various
homeowner association committees.
For residents who venture outside SaddleBrooke, nearby Tucson offers performing arts, fine restaurants, sports,
and the University of Arizona.
Clubs in SaddleBrooke
Clubs are a major part of the active lifestyle here in SaddleBrooke. There are clubs for a wide range of interests,
with new clubs formed regularly. In addition to the clubs shown in the clubs list, there are many clubs which are
unit based or which include fewer than 15 people which are not shown here. All of the clubs listed below are
open to all SaddleBrooke Residents, regardless of which HOA they live in.
Golf in SaddleBrooke
Golf is a favorite pastime for many of our residents and for a good reason! Not only do the golf courses add
beauty to the community with the lush green fairways, greens, and lakes, but golf is also one of the pastimes that
provides exercise, camaraderie, and enjoyment. We have 100’s of acres devoted to our golf courses, nestled
below the Santa Catalina Mountains.
With two 18 hole public golf courses and three 9 hole private golf courses, there is plenty of opportunity to play,
and you don’t even need to leave the community! Every hole is available via golf cart over our 70 miles of
privately patrolled roads and paths.
SaddleBrooke has courses that are playable by all calibers of golfers, from the championship course at the
Preserve (7,000 yards) to the senior and beginner tees on the three 9 hole courses at the SaddleBrooke Golf Club.
Our courses host the Women’s Collegiate Tournament every year, and the SaddleBrooke Golf club was picked as
one of the top 8 southern Arizona golf courses from the women golfer’s perspective.
Golf in SaddleBrooke is supported by 3 pro shops, 3 clubhouses, 3 practice facilities, and 3 golf maintenance
facilities, not to mention our golf pros who can help you improve your game.
Fitness
As seniors, maintaining your health becomes increasingly important. The goal of a fitness program is to enhance
the quality and longevity of life. To accomplish this, SaddleBrooke offers a variety of exercise programs, 3 fitness
centers, health and wellness classes, and personal trainers that specialize in working with seniors. Our personal
trainers have certifications in a variety of programs for dealing with basic health as well as with various health
issues like arthritis, parkinsons, and post orthopedic surgery.
Learning in Retirement
One of the best things about retirement is that you can finally have the time to learn about the things that have
interested you for years, but that you haven’t had time to study. SaddleBrooke offers a wide range of
opportunities for developing those interests.

SaddleBrooke’s Institute of Learning in Retirement offers courses at the MountainView Clubhouse to any
resident of SaddleBrooke. Seminars are typically 2 hours per week for 5 to 6 weeks. There are a wide range of
courses, many of which are taught by SaddleBrooke Residents in their areas of specialty. Types of classes
include Science, Literature, History, Economics, Art, Music, Medicine, Mathematics, the Supreme Court and
more.

Central Arizona College also offers a wide variety of adult education both in SaddleBrooke and in Oracle.
Classes are of variable length and variable fees. While the courses are offered in conjunction with CAC, there
are no exams or college credit offered.

The University of Arizona brings the College of Science Lectures to our theater through the winter months.

The Computer Club offers classes covering many software programs, building your own website, building your
own computer and more

Dance Classes including Ballroom, Latin, and Tango

Arts Classes include water color, oil painting, ceramics, stained glass, carving, and metalcraft.


SaddleBrooke Governance
For those who are unfamiliar with homeowners' associations (HOA's), they operate somewhat like a town council.
The board or some portion of it is elected by the community. Committees comprised of resident volunteers
advise the board on major issues, and professional employees manage the day to day operations.
The governance of SaddleBrooke is split geographically between two homeowners' associations. SaddleBrooke
HOA 1 is now independent of the Developer, and is governed by a seven member Board of Directors, all of whom
are elected by residents. SaddleBrooke HOA2, which includes the rest of SaddleBrooke and the Preserve at
SaddleBrooke, is still under development and consequently is governed by a five-member Board of Directors, of
whom four currently are resident Board members (two elected by the residents and two appointed by the
Developer) and one is an employee of the Developer.
The HOAs are responsible for ensuring that the SaddleBrooke lifestyle continues to flourish. Specifically, the
HOAs maintain their respective common facilities and amenities, ensure the ongoing financial health of the
community, plan and operate events, schedule facilities use, and maintain security patrols. They also ensure that
the governing “Covenants, Conditions and Restrictions”, “Rules and Regulations”, and the “Architectural and
Landscaping Requirements” and “Guidelines” are followed.
Housing
Prospective new residents have many options within the community for upscale housing. For those who want a
new home, a number of lots in SaddleBrooke and in the Preserve at SaddleBrooke are still available through the
developer, Robson Resort Communities. Additionally, there is typically a good selection of pre-existing homes
with a range of floor plans and prices that are available through local realtors. Ask your realtor about building a
new home or finding the perfect pre-existing home. For those seeking a smaller residence or a winter home, the
duplexed Villas found in both HOAs may be just the ticket.
Security
Even in a quiet community, security is an issue. Since SaddleBrooke has all private roads, our rules are enforced
by our private staff patrol. The patrol’s responsibility includes enforcement of our HOA traffic rules within the
community, providing security within the community, and providing home checks for residents when they are
away on vacations. Pinal County is responsible for law enforcement.
Private Roads
Private Roads provide access to all of the community amenities and are accessible via either automobile or golf
cart. The Community takes pride in our roads and they are well maintained.
Financial Stability
Both HOAs have instituted a Reserve fund which stabilizes the dues from year to year and allows for forward
planning of capital expenditures.
In order to keep the community fresh and competitive, scheduled renovations are done to minimize surprises on
expenditures and also to assure that the community always looks new.
Roads are also included in the preplanning and are maintained since the appearance of the roads has a major
impact on the appearance of your home and the value of your property.
Two HOAs
SaddleBrooke is one community with two HOAs. The two Home Owners associations were separated in 1994,
and have slightly different rules and governance. However any resident of either HOA has access to all facilities of
either area. The total community is currently about 4,700 homes and will grow to about 5,200 homes at build out
providing the critical mass to offer many amenities for your retirement.
Both HOAs are divided into units. The Units of each are shown below.
Units of HOA1
SaddleBrooke HOA1 was the first HOA in SaddleBrooke and was started in 1986. This community is fully built out
and is now independent of the developer. HOA1 owns its own golf courses. There are 2,059 homes in HOA1.
Units of HOA2
HOA2 was separated from HOA1 in about 1994. Building is still continuing in this HOA, so the Developer is still
involved in its governance. The golf courses in HOA2 are owned by the Developer. HOA2 currently has over 2,700
homes and at build out will have just over 3,200 homes.
In both HOAs, unit social groups contribute to the social life of SaddleBrooke and provide a great way to get
acquainted. The groups host holiday parties and many group activities.

Area Churches
Residents of SaddleBrooke, regardless of faith, may find a spiritual home in one of the many churches near us.
Here in the community, an all denomination church meets in the community theater and has a parish house
where bible study classes are held. For people looking for specific religious affiliations within ½ hour, Christian
denominations include Catholic, Presbyterian, Baptist, Lutheran, Methodist, Assembly of God, and others. Tucson
offers additional religious affiliations including Jewish temples, Islamic Mosques, Buddhist Monasteries, and
others.
Medical Facilities Nearby
Many hospitals and other medical facilities serve the Tucson area. Oro Valley Hospital is the closest with 144
beds, and is about 12 miles away from SaddleBrooke. Over 200 physicians practice at this hospital. It is part of
the Northwest Healthcare Group which includes Oro Valley Hospital, Northwest Medical Center, Northwest
Urgent Care, and Northwest Allied Physicians. The University Medical Center in Tucson offers advanced care, and
there are many other medical facilities throughout the city of Tucson.
Area Shopping
In the heart of SaddleBrooke, there is a small commercial center with a convenience store, a gas station, a
pharmacy, a bank, professional and health services, and several shops so you rarely need to leave the community.
Grocery Stores:
The closest full service grocery store is Bashas’, which is less than 8 miles from SaddleBrooke. Other grocery
stores nearby include Safeway, Fry’s, Sprouts, Wal-Mart, Target and Trader Joe's.
Shopping Malls and Plazas:
Tucson is a shopper's dream. With the mild climate, much of our shopping in Tucson is in open air plazas. Just
along Oracle, the major road into Tucson, we have two major open air plazas and one of the major enclosed
shopping malls in Tucson. The newest Plaza, the Oro Valley Market Place is still adding new stores. Tucson’s
largest shopping center, the Tucson Mall, offers both indoor and outdoor shopping and is just 30 minutes south
along Oracle. The anchor stores at Tucson Mall include Dillard's, JC Penney, Macy's and Sears, and over 150
specialty stores for your shopping pleasure.
