Interest rate reductions are often offered by dealers and their financing companies to entice you to buy from them rather than other dealers. If you’re choosing between a rebate and an interest rate reduction, the rebate will often result in the lowest price, assuming the interest rate you ultimately receive isn’t much higher than the interest rate the dealer is offering. This makes it easy for veterans to finance a new home or refinance their existing home. What are VA loans? A VA loan is a mortgage loan in the United States guaranteed by the U.S. Department of Veterans Affairs. Who benefits from VA loans? The basic intention of the VA direct home loan program is to supply home financing to eligible veterans in areas where private financing is not generally available and to help veterans purchase properties with no down payment. Less up-front funds needed The VA loan allows veterans 95% financing without private mortgage insurance. Flexible qualifications VA loans are open to anyone who meets VA credit qualifications, which are more flexible than those for conventional loans. For more information about qualifications, contact our home loan experts: [email protected] or call James Richards at 770.460.3229. VA Program Features • 95% financing • Seller can pay all typical and customary closing costs, discount points, with no limit • Seller can pay prepaids, funding fee and temporary buydown funds up to a maximum of 4% • No cash reserves required after closing • Single qualifying ratio New Home Tax Credit Has Been EXTENDED Buying a home is about to get cheaper for a whole new crop of homebuyers – $6,500 cheaper. First-time homebuyers have been getting tax credits of up to $8,000 since last January as part of the economic stimulus package. The Senate voted to extend and expand the tax credit to include many buyers who already own homes. Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. First-time homebuyers – or anyone who hasn’t owned a home in the last three years – would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30. Go to www.southernonline.org to learn more about these extended tax credits. FHA LOANS FHA (Federal Housing Administration)-insured mortgages are in high demand because of the many advantages they hold for homebuyers and refinancers, among them assumability, low down payments and liberal qualifying ratios. Also, FHA borrowers do not have to meet maximum income qualifications, as with many other government programs. Maximum loan amounts, however, are set by region across the country. What are FHA loans? FHA loans are mortgages that are insured by the Federal Housing Administration. The Southern offers 15 and 30-year fixed FHA loan. Who benefits from FHA loans? FHA loans are especially beneficial for first-time home buyers and people who can’t afford a conventional down payment or can’t qualify for private mortgage insurance (PMI). Less up-front funds needed Coming up with a down payment is easier with an FHA loan! • Down payments as low as 5.0% of your purchase price • Gift funds accepted for 100% of the down payment (relatives can help you!) NEW GAME ! Flexible qualifications FHA loans are open to anyone who meets FHA credit qualifications, which are more flexible than those for conventional loans. For more information about qualifications, contact our home loan experts: [email protected] or call James Richards at 770.460.3229. FHA Program Features* • Max 95% financing • Seller can contribute up to 6% of sales price to help with closing costs and prepaid items without affecting down payment requirement • 100% gift down payment -- relative or employer • Up-front Mortgage insurance can be financed • No cash reserves required after closing • Lenient qualifying ratios • Will consider compensating income factors (i.e. room mate income) • Non-occupant co-borrowers eligible to help with qualifying (subject to conditions/restrictions). Alternative income sources must continue only 3 years • Assumable with qualifying *ALL PRODUCTS AND PRICES ARE SUBJECT TO CHANGE. 12/2/1960 091758_SFCU_News_Jan10.indd 2 William S. “Bill” Clark ACCT # Congratulations to Debbie Galloway for 25 YEARS OF SERVICE to The Southern Federal Credit Union!
