Quality - All Heritage Modular Homes are built to the International Building Code
(IBC), International Residential Code (IRC), and the local municipality codes, which are
the same codes as site-built homes. Each home is also inspected and certified by a third
party inspection service for code compliance.

subcontractors, and material delays) are reduced with the Heritage building system. We
never have to wait for material or sub-contractors to show up in our factory.

The Heritage Modular Homes multifamily building system has proven, over 34 years,
to be the most efficient way to build townhomes and apartments. Quality modular
units built to our outstanding residential construction standards provide the best value
to the investor, both short term and long term. The units can be ready for occupancy
as soon as you complete the entry stair system, rear decks, and connect the utilities and
AC condenser. All of our multifamily designs are built to the Energy Star standards
and the same quality standards as our homes except for the manufactured cabinets,
which are installed instead of our famous custom built cabinets.
All party walls are double walls – both insulated for sound dampening, and both
are 1 hour fire rated. Sound attenuation between ceilings and upper floors is provided
by the 2x6 ceiling joists and insulation, covered with 15/32 OSB flooring. We provide
perimeter bearing points for the second floor 2x10 joists, so no floor joist is in contact
with the ceiling joists. HVAC systems can be installed in the factory, and appliances
can be installed to save time and site work.
