President’s Message
Greetings TMBA Members,
This is my first letter to you as TMBA President and I am excited to report that
your association is in terrific shape with strong momentum as we begin to close
our first 100 years of existence. Our annual Convention this past May was a
huge success with national attendance, engaging speakers, and 730 attendees.
We are clearly the only state event in the country that is considered a mustattend on the national level. And what makes us unique is the combination of
content, networking, and business meetings along with fun events in a beautiful
resort setting. I look forward to seeing you all back at the Hyatt Hill Country in San Antonio May 3-5
2015!
While my term as President runs from May 2014 to May 2015, the TMBPAC fundraising year runs
January–December. What does this mean? Long before I was sworn in, TMBPAC Chair–Ruth Ruhl,
TMBA General Counsel–John Fleming, and myself have been working on TMBPAC goals and setting
up for the 2015 legislative session.
Over the last ten years we have raised on average $50,000 annually for the TMBPAC from which
we made campaign donations to legislators. It is in this way that we express to our elected
representatives what issues are important to us as an industry. Unfortunately, when compared to
other peer association PACs, we are not even in the game. The Texas Association of Realtors PAC
raised almost $3 MILLION in 2013 – that’s 60 TIMES what we raised! What does this mean? When
we have a position on a political issue that is different from the Realtors’ position – we lose…every
time.
We are going to change this. For 2014 TMBPAC Chair Ruth Ruhl has declared a fundraising goal of
$150,000. When this was announced it was greeted with some skepticism – which was fair, given
we wanted to raise three times our 2013 haul. However, I can tell you now, don’t mess with Ruth!
By the end of June 2014, half-way through the TMBPAC year, we crossed the $100,000 level.
In less than six months we have raised more than the TMBPAC has ever raised in a single year!
Thank you to all of you who have stepped up to the challenge and have helped us make history.
Now how can you help your association and industry and protect your future? First, if you have
not made a TMBPAC contribution for 2014 – join your peers and contribute today. You can contact
Jamie Powers at the TMBA office ([email protected]) or you can go to the TMBA website
(https://texasmba.org/tmbTMBPAC/contribution.asp ) to make your contribution.
Second, we are entering into the TMBPAC company campaign phase, where many member
companies will be running internal campaigns to generate additional contributions. If you would
like to have a campaign at your company, please contact Ruth at [email protected]. Finally, this
fall we will be delivering campaign contributions to legislators in their local offices before the 2015
session begins. We want constituents who are in the mortgage banking industry to join us on these
visits–our Advocacy Army. Please let Jamie know ([email protected]) if you would like to be
on the list for these visits.
And finally–make plans to join me and your peers around the state at our annual Educational
Seminar& Marketplace this November 19 & 20 in Houston. Thank you for your support of your

TMBA RECOGNIZES EXTRAODINARY LEADERSHIP
The Texas Mortgage Bankers Association (TMBA) honored James S. DuBose of
Colonial National Mortgage with the 2014 Larry E. Temple Distinguished Service
Award at the Texas Mortgage Bankers Association’s 98th Annual Convention on
May 6, 2014. Each year since 1953, TMBA has recognized an individual who has
provided extraordinary leadership and service to the association and the mortgage
banking industry. The contributions made by such an individual go far above and
beyond those of ordinary service.
James S. DuBose is a classic American success story. After serving in World
War II as a bomber pilot, DuBose completed a business degree and started
Fort Worth Mortgage in 1952 as a one-man shop to meet the growing post-war
demand for housing in North Central Texas. In 1972 he purchased Colonial
Savings and Loan, which provided a capital base to enlarge the business. In
1982 he started CU Members Mortgage, a division dedicated to providing credit
unions nationwide with mortgage origination and servicing. Over six decades, his
leadership and vision guided the company to expand its mortgage capabilities to

all 50 states, while adding consumer and commercial banking services, life and
hazard insurance products, as well as residential and commercial title services.
During the turbulent 80’s, Colonial Savings was one of only six S&L’s in Texas
to survive, a testament to DuBose’s integrity and business acumen, which earned
him the 1998 Business Executive of the Year Award in Texas. Today, the Colonial
Family of Companies has more than 800 employees and is recognized as one of
the top 30 mortgage companies in the nation, with a servicing portfolio of more
than $23 Billion.
Throughout his career, DuBose has given back to the communities where he
operates, providing donations of time, money and talent to improve the lives of
our neighbors. From housing to health to educational causes, he has contributed
significantly and consistently over the course of 60 years to make our communities
stronger. Most important, he is respected by his peers, trusted by his customers,
and absolutely beloved by his employees.

TMBPAC | MISSION AND GOAL
The Texas real estate economy, and as a result, the state’s lending environment,
have not only survived the industry tribulations of the past several years, but have
continued to thrive in spite of the grim commentary on market conditions reported
throughout the remainder of the country. Bolstered by “lending-friendly” legislation,
Texas continues to be a place where companies and individuals actively seek out
economic opportunity.
TMBPAC’s mission is to provide funds and direction for action to be taken on
legislative initiatives. Our goal is to provide funds necessary to promote candidates
who support a vibrant mortgage market, while encouraging total member involvement, through contribution from each
mortgage banker in the State of Texas. TMBPAC is focused on promoting all efforts aimed at creating a favorable lending
environment and protecting the future of the industry in the state.
Everyone has heard reference made to “the power of a collective voice”, an expression that rings particularly true in
the political arena. With every individual show of support from one of our members, our voice becomes stronger and
louder and more likely to be heard. Navigating the spectrum of political candidates and sorting through the continuous
onslaught of new legislation that will directly impact the way that we, as an industry do business, can be overwhelming.
The TMBPAC provides a way for association members to get involved in the political process in support of issues
important to his/her own livelihood.
That being said we would like to thank all our TMBPAC contributors that have giving their support in previous years and
in the current year.

Responding to the market environment, most state and the federal legislatures are reacting with legislation
that will significantly effect how we do business. As always TMBA is working to protect your interests, but we
need your help. A strong TMBPAC raises our profile at the Capitol and is vital to meeting these upcoming
challenges once the Texas Legislature reconvenes. This is a fight we can’t afford to lose. We must be able to
stop or alter legislation and our PAC allows us to do that.

RECAP...
TMBA’s recent Annual Convention at the Hyatt Hill Country Resort in
San Antonio was a huge success thanks to the convention committee
members, sponsors, exhibitors, and attendees! Be sure to mark your
2015 calendar for May 3-5 as we head back to the Hyatt Hill Country
Resort for our 99th Annual Convention.
This year’s convention was sucessful in many ways starting with a
record-breaking attendance of 730 attendees along with our largest
ever exhibit hall with a total of 60 exhibitors and several on the
waiting list. To recap…
Many of you joined us for the welcome reception Sunday evening and a few joined
60 others at the annual Future Leaders Hold’em tournament. Congratulations to
the winner of the Hold’em tournament – Tom Miller with Radian Guaranty, Inc. All
proceeds for the tournament went towards the Future Leaders | James M. Wooten
Scholarship program.
Monday began with the Mergers & Acquisitions panel followed by the CEO/
Presidents’ Round-table and Will the Real Economy Please Stand Up with keynote
Elliot Eisenberg, Ph.D. After the morning sessions 163 golfers participated in our
annual golf tournament while the “non-golfers,” celebrated a distinctive part of
Texas heritage at our “Tequila tasting - Cinco de Mayo style” followed by the Monday
reception with exhibitors.
Convention attendees and exhibitors joined up Monday morning for some coffee
and breakfast before a full day of sessions starting with Industry Remarks by MBA
President Dave Stevens followed by internationally recognized graffiti artist, author,
and motivational innovator, Eric Wahl, and the Advocacy/Lobbying panel. The
morning sessions were filled with industry insight and knowledge; in addition to new
ideas for breaking out of the mold and to listen to our inner creative voice.
Steve Scanlon presented us with his own motivational ideas in Thriving Through
the Changes which was followed by Hot Products for Today’s Market panel. Many
attendees joined the exhibitors once again for an evening reception where two
attendees won the TMBA exhibitor drawing for iPads and many more won items
directly from the exhibitors. Speaking of winners – thank you to those who bid and
won items from the annual Future Leaders Silent Auction.
The President’s reception was well attended by both exhibitors and
attendees as they enjoyed delicious martinis from the martini bar and
dance the night away with outgoing TMBA President - Susan Stewart.
All-in-all the convention was a record-breaking year for business,
networking, and fun.
