MAIN BUILDING - 1 1/2 FLOOR, 195 sqm
The Entrance hall with high ceilings all the way to
the roof, leads directly to all main parts of the house,
with the living room, dining area and kitchen with its
kitchen island, which all combine into a large open
space. From the living room french doors opens up
to the west and south west facing patio and the pool. 
The ground floor also has a master bedroom with
en suite bath and dressing room and a laundry room
with separate entrance.
The living room provides views over the shore line
in north and west. 
The first floor is also equipped with three spacious
bed rooms, walk in closet and bathroom with shower.
The family room could be made into a mezzanine
floor overviewing the living room below.   
The Staircase leads up to a large family room with
views of the bay. 
The living room could be sectioned off from the
kitchen area for example with the kitchen island a
wood burning stove or with a wall. 
Total living area with this floor plan is about 169
square meters.

Gest house and Spa  - The entré leads directly
to the main parts of the cottage with a spa area
and a pentry with dining area that all combine
into a large open space in an angle.
room, closet, one bedroom facing east and two
bedrooms facing west. 
Total living space with this configuration is
about 165 sqm. 
French doors leads from the Spa-Room out to
the patio facing southwest or west. 
In addition, a garage or a car port. storage shed
and/or a guest cabin may also be added as per
customer desires.
The Ground Floor has a sauna with a shower
and WC, and a bed room. 
The sauna has its own door leading to the
outside.

SPECIFICATION
KITCHEN EQUIPMENT AND STORAGE
Kitchen units has a top hight of 2090 mm (”continental”). Fronts are painted white. Bench top in
laminated wood with edges in oak. Sink in stainless
steel. Glass ceramic stove top and built-in oven in
a tall kitchen unit. Separate freezer and refrigerator
units. Standard dish washer size. All equipment with
documented energy efficiency.
FOUNDATION AND TIER OF LOGS
Concrete slab on ground, isolated underneath with
300 styrofoam. 
Tier of logs: 45x195/220 beams with a 70mm
mineral wool sound insulation. Ceilings of painted
gypsom sheets In the case the first floor is left as an
unfinished attic space, the flooring will be particle
floorboards. The roof will be insulated with 230
mineral wool. Roof is covered with red roof tiles. 
Storage spaces includes walk-in closets with closet
rods, closets and cleaning closets. 
OUTER WALLS
ADD-ON STRUCTURES (EXTRA SELECTION)
Car-port and storage shed with same roof top material as main building. The storage shed is built with
white painted wood panel, un-insulated. Concrete
slab floor in storage shed. 
Lightweight concrete blocks, alternatively blocks of
light expanded clay aggregate
INNER WALLS
Inner walls are made in lightweight concrete or
equivalent with thickness 100
PLUMBING AND HEATING
All equipment on drawings are fully installed and
connected. White workbench over washer and dryer. 
Showers and bath tubs with thermostat mixers and
all other taps with single lever control. Exterior water
top. All sanitary ware in white porcelain. Radiant
floor heating on ground floor and radiators on first
floor heated by an Exhaust Air Heat Pump for maximum energy efficiency. 
DOORS AND WINDOWS
The windows or high insulation triple glass windows.
Some windows are non-operable. 
French doors with double [espanjolett] 
Window sills in grey natural stone or Carrara marble.
Front door of type “Bordörren Kvadrat”, window
with side lights, painted white. Door to laundry, sauna and storage area: “Bordörren Kuben” w/o window.

Pine, clear coat. In the case of an unfinished attic
is delivered, the fittings for the staircase will be
prepared.
