GENERAL REQUIREMENTS FOR THE COMFORTBUILT™ HOME (CBH) PROGRAM
•All thermal & acoustic insulation and air sealing materials shall be Owens Corning products where available.
•Comply with all climate zone specific performance specifications.
•Comply with specific requirements listed below.
SPECIFIC REQUIREMENTS
BUILDER’S RESPONSIBILITIES
Framing:
•Continuous air barrier enclosing conditioned space.
•All ext. sheathing must be rigid material capable of stopping air flow.
•Maintain capillary break between foundations & masonry to wood transitions.
•Use OVE techniques whenever possible.
Air Tightness:
•Continuous air barrier.
•All homes measured via whole-house pressurization (“blower door”) test, following approved protocol.
•Pre Drywall:
- Holes sealed with material capable of stopping air flow.
- All penetrations in the top and bottom plates sealed.
- All soffits, chases, drop ceilings, stairways on ext. walls, fireplaces, double walls and tub & shower surrounds capped
with rigid material capable of stopping air flow and air sealed.
- All vertical walls shall be a six-sided assembly.
- Insulation in knee walls shall be installed to maintain physical contact with the drywall / air barrier.
•Post Drywall
- Penetrations (including recessed lighting) through drywall shall be sealed with a material capable of stopping airflow.
Thermal Envelope:
•Insulation installed to RESNET Grade I quality.
•Insulation and air barrier installed in physical contact (alignment) with each other.
•When state and local code allows, crawl spaces shall be constructed as a tempered space.
•Separate from the outside and sub-soil atmospheres.
•Where vented crawls are required, the thermal, air and vapor control shall be in the floor between the crawl and conditioned area.
MECHANICALS
Heating & Cooling System Design & Performance:
•Mechanical systems sized according to ACCA Manual J.
•Furnaces, water heaters and boilers within the conditioned spaces shall be sealed combustion or power vented units.
All other combustion appliances shall be vented to the outside. Ventless fireplaces or space heaters are not allowed.
•Airflow to each room shall match designed airflow calculations from the ACCA Manual J to within 10% of either: (1) the average req’s.
for that room based on the avg. of four orientations of that specific home / floor plan, or (2) the req’s. for that specific home and orientation.
•Airflow across coil per mfgr’s. specs.
•Refrigerant charge per mfgr’s. specs.
•Indoor & outdoor HVAC system components shall be matched per the ARI Directory.
Ducts:
•All duct connections sealed with a UL-181 approved closure system (tape, mastic or other product).
•All supply and return boot-to-house connections sealed with EnergyComplete or a UL-listed, Class 1 pliable sealant such as mastic or caulk.
•Leakage to outside and total leakage [see values on “Basic Specs.” tab]
Ventilation:
•Outside air at min. 5.0 cfm per person plus 0.01 cfm per sqr. foot of conditioned floor area.
•Outside air provided via exhaust, supply-only or balanced ventilation systems.
•All kitchens have spot vent capable of 100 cfm to the outside.
•All bathrooms have vent system capable of 20 cfm continuous or 50 cfm intermittent to the outside.
•All filters have MERV of 8 or greater, or approved electronic air cleaner.
Pressure Balancing:
•All rooms within the cond. space, except baths and laundry, not to exceed +/- 3 Pa pressure difference w/respect to outside when interior doors are closed and the air handler is operating.
•Use additional returns, transfer grilles or jump ducts to balance each room.
CARBON MONOXIDE DETECTORS
•Hardwired and/or removable carbon monoxide (CO) detectors required in all houses having attached garages, fireplaces,
wood stoves and combustion appliances.
•Must be installed in accordance with manufacturer’s recommendations.
•A minimum of one detector per house level or story is required.
•Alarms shall be placed near or outside each sleeping area (one alarm can serve the typical three bedrooms at the end of a hall.
•Homes with two or more sleeping areas require one alarm for each area.
•Any bedroom having a fireplace shall have one alarm in the room in addition to the alarm outside that room.
MOISTURE MANAGEMENT
•Follow the water and vapor control principles in the OC Builder’s Guide.
•Moisture in bldg. assemblies allowed to dry either to the interior, exterior or both.
