SAN GABRIEL: 2013 Real Estate Update Steven A. Preston, City Manager City of San Gabriel November, 2013 HING WA LEE JEWELRY STORE 1635 S. Del Mar Ave. Description: This 11,000 sq. ft. building will be the flagship store. Hing Wa Lee Jewelers is celebrating 20 years in San Gabriel and is consistently one of the City’s top sales tax producers. Developer: David Lee Architect: Simon Lee Application Status: Store had its Grand Opening on October 25th ! Mark Gallatin is the case manager CROWNE PLAZA 221-309 E. Valley Blvd. Description: The Crowne Plaza project is a 316 room hotel with banquet facilities, and restaurants, including Smitty’s Grill. Developer: Pacific Lion LLC, David Kuo Architect: Kollin Altomare Architects Application Status: The project was approved by the Planning Commission and the Design Review Commission in July, 2013. Construction will begin in 2014, with the hotel opening in summer 2015. LIVE-WORK UNITS 416 E. Las Tunas Dr. Description: The Las Tunas Regency project will be a mixed use project of 18 live-work units, 15 residential, a 6,200 square foot restaurant, and a 3,100 square feet of retail. Developer: Dr Richard Sun, Las Tunas Regency. LLC Architect: McKently Malak Architects Application Status: The project was approved in July, 2013. The applicant anticipates a plan check submittal by the end of Fall 2013. Larissa De La Cruz is the case manager. SITE C 201-217 S. San Gabriel Blvd. Description: The proposed project is for an extensive renovation to the old bowling alley site. The renovation includes a subdivision of space into 20 commercial units, a façade change, and new landscaping. Developer: Sunny Chen Architect: Eric Chen, Creative Design Associates Application Status: An application was submitted in December 2012. The application is on hold at this time. Larissa De La Cruz and Fang-zhou Zhou are the case managers. SKYCOURTS (MIXED-USE) 402-404 S. San Gabriel Blvd. Description: The city’s first project with affordable units (2), this mixed use project will have a combination of affordable and market-rate condos among its 31 units and 9,000 square feet of retail and restaurant space. Developer: CETT Investment Architect: TAG Design Works Application Status: Under construction. Mark Gallatin is the case manager. Completion is anticipated in Spring 2014 The Landmark Project 101 – 111 W. Valley Description: Commercial complex consisting of ground floor retail, 3 levels of subterranean parking, and two 6-story hotels above the podium. Developer: Sunny Chen Architect: Eric Chen, Creative Design Associates Application Status: Application submitted on November 21, 2012. Applicant is revising plans. Entitlements are anticipated to be completed by January, 2014. Larissa De La Cruz and Mark Gallatin are the case managers. Public Works Facility 917 E. Grand Ave. Description: New City Public Works Facility Developer: City of San Gabriel Architect: Gillis and Panichapan Architects Application Status: First round plan check is complete. Del Mar Ave. Description: New Police Facility Developer: City of San Gabriel Architect: WMM Associates Application Status: Project is in building plan check. Mark Gallatin is the case manager. 1320 E. Las Tunas Drive Description: This is a new two-story office building of 8,669 square feet with surface parking at the rear. Developer: Sherri Chen Lin Architect: Richard Chiou Application Status: Approved by the DRC in 2011. Project now in building plan check. Mark Gallatin is the case manager. 825 E. Broadway Description: This is a new three-story mixed-use development with 15 residential units and 3,096 square feet of commercial space with parking on the ground floor behind the commercial space. Developer: Gerard Yang Architect: Howard Chen Application Status: Pre-Application plans submitted in July, 2013. Staff awaits formal application. Fang-zhou Zhou is the case manager. 400 W. Valley Blvd. Description: New four-story mixed-use development with 29 residential units and 17,220 square feet of commercial space with subterranean parking. Developer: Shawn Yeh, KKYS Investments Architect: Frank Yeh Application Status: Project re-submitted in August, 2013 under new architect. Awaiting revised plans. Fangzhou Zhou is the case manager. 101 E. Valley Blvd. Description: New four-story mixed-use development with 56 residential units and 26,005 square feet of commercial space with subterranean parking. Developer: Stephen Chan Architect: Vincent Tsoi, SLS Design Application Status: Project is in the preliminary design stage and has been reviewed at initial consultation meetings. Fang-zhou Zhou is the case manager. 704-712 W. Las Tunas Dr. Description: Renovation of existing commercial shopping center and new mixed-use development with 37 residential units and 17,768 square feet of commercial space with subterranean parking. Developer: LSG Las Tunas LP Architect: Lim Chang Rohling & Asssociates Application Status: An application was submitted on September 17, 2013 and is under review by the Planning Division. Larissa De La Cruz is the case manager. Arroyo Village- 235 Arroyo Dr. Description: Arroyo Village is a 46‐unit condominium complex on an acre-plus site west of the Alhambra Wash. The project would include construction of a vehicular and pedestrian bridge over the wash to connect the site to Arroyo Drive. The units proposed are 1-, 2– and 3-bedrooms, ranging in size from 881 to 1,364 square feet. Developer: Frank Lac Architect: Design Inspiration Group Application Status: The developer hosted a community meeting in September. Plans are being revised based on feedback from the meeting. Application submittal expected after the first of the year. Mark Gallatin is the case manager. OLSON COMPANY RESIDENTIAL COMMUNITY - 835 El Monte St. Description: The Olson Company is proposing to develop an 88‐unit residential community and 77,000 square foot industrial building on a 9.18‐acre site currently owned and operated by Huy Fong Foods, Inc. This site is located in the central area of the City of San Gabriel with 2.42 acres of the site located in the very northern area of the City of Rosemead. Developer: The Olson Company Architect: TBD Application Status: Application submittal expected November 2013. Mark Gallatin is the case manager. Alhambra Wash Bridge Replacement Del Mar Avenue south of Valley Boulevard Description: Replacement of 78-year-old bridge Developer: City of San Gabriel Engineer: Los Angeles County Department of Public Works Status: Final design and environmental review underway. Algis Marciuska is the Project Manager. Bus Shelter Installation Citywide Description: Project will allow for the installation of 25 new bus shelters citywide. The innovative design will add a spark to our city streets. Developer: City of San Gabriel Designer: Katherine Spitz & Associates Status: Final design underway. Installation expected in 2014. Angela Cheng is the Project Manager. Las Tunas Drive Pavement Rehabilitation San Gabriel Boulevard to Muscatel Avenue Description: Project will reconstruct 0.8 miles of the city’s widest and most heavily traveled arterial. In addition to new pavement, the project will rebuild curb ramps to provide disabled access, reduce crossing distances for pedestrians and to infiltrate stormwater. Developer: City of San Gabriel Designer: RKA Engineers Status: Final design underway. Construction will begin early 2014 and will be completed in about one year. I-10 Gateway Monument Sign westbound off-ramp northbound San Gabriel Boulevard off the I-10 Description: The new Gateway Monument Sign off the freeway right-of-way welcomes the motoring public, establishes a sense of place and provides a fresh first impression of San Gabriel. Solar panels provide energy for illumination. Designer: Hunt Design, Inc. Sign Fabrication and Installation: Bravo Sign & Design, Inc. Status: Sign installation is complete!
