When I started
my company in 2001, I had a dream. I wanted to build a company that
offered sellers choices based on their specific needs and financial situations. We are well on our way as sellers are becoming more educated
and demanding accountability from their Realtors.
As you decide on selling your home or property, we understand that
you will want to maximize your profits with the hope of selling at full
price right away. Sometimes this happens, but more often than not, it
doesn't. Whether your home or property sells fast is a function of price.
Our job as real estate professionals is to research the market, taking
into consideration many areas that could affect the price of your home
and the time frame in which it will sell. These areas are the overall employment rate and economic factors, mortgage rates, property location and condition, active competing
properties and actual closed sales. We do not have control over these factors with the exception of
two. . . price and condition.
Everyone knows that no one person can change the economy, mortgage rates or property location.
But two of the most important factors - price and condition - we can change. First, focus on condition.
The better condition your home or property is in, the higher the price and shorter the selling time will be.

T lbert S. Veltri began his real estate career in 1991 as a sales associate
with Riveredge Realty, Inc., Point Pleasant, New Jersey. In 1994, he received
his New Jersey Brokers license and was employed by Crossroads Realty,
Inc. Toms River, as branch office manager. There, he grew the office staff to
18 sales associates and increased the company's market share from 18% to 35% within a single year.
He soon after advanced to Regional Manager supervising 3 offices in Jackson, Toms River and Berkeley. Along with ownership, he founded the Jackson office, organized improvements and hired staff,
among other integral operational functions. He also relocated the West Dover office, which accommodated the in-house mortgage operation and marketing division of the company, then under Mr. Veltri-s
supervision. In 1999, he was hired as Executive Vice President of Diane Turton, Realtors, where he
was instrumental in doubling the size of the company from 6 to 12 offices by opening 4 new offices in
New Jersey, as well as opening 2 additional offices in Florida. During his tenure, Mr. Veltri greatly enhanced company revenues and profits through his hands-on approach to management.

The Offer and Contract
Receive and review all Offer to Purchase contracts submitted by buyers or buyers' agents.
Evaluate offer(s) and prepare a "net sheet" on each for the owner for comparison purposes
Counsel seller on offers. Explain merits and weakness of each component of each offer
Contact buyers' agents to review buyer's qualifications and discuss offer
Fax/deliver Seller's Disclosure to buyer's agent or buyer upon request and prior to offer if possible
Confirm buyer is pre-qualified by calling Loan Officer & Obtain pre-qualification letter on buyer
Negotiate all offers on seller's behalf, setting time limit for loan approval and closing date
Prepare and convey any counteroffers, acceptance or amendments to buyer's agent
When the Contract is accepted and signed by seller, deliver to buyer's agent
Fax copies of contract and all addendums to closing attorney or title company
Disseminate "Under-Contract Showing Restrictions" as seller requests
Deliver copies of fully signed Contract to seller
Fax/deliver copies of Contract to Selling Agent, Attorney’s or Title Company
Provide copies of signed Contract for office file
Advise seller in handling additional offers to purchase submitted between contract and closing
Change status in MLS to "Sale Pending" & Update transaction management program to show "Sale Pending"
Tracking the Loan Process

Add lender and other vendors to transaction management program so agents, buyer and seller can
track progress of sale
Relay final approval of buyer's loan application to seller
Home Inspection
Coordinate buyer's professional home inspection with seller
Review home inspector's report
Enter completion into transaction management tracking software program
Explain seller's responsibilities with respect to loan limits and interpret any clauses in the contract
Ensure seller's compliance with Home Inspection Clause requirements
Recommend or assist seller with identifying and negotiating with trustworthy contractors to perform
any required repairs
The Appraisal
Provide comparable sales used in market pricing to Appraiser (if requested)
Follow-Up On Appraisal
Enter completion into transaction management program
Assist seller in questioning appraisal report if it seems too low
Closing Preparations and Duties
Coordinate Fire Certification and Certificate of Occupancy (if required by township)
Coordinate closing process with buyer's agent and lender
Update closing forms & files
Ensure all parties have all forms and information needed to close the sale
Confirm closing date and time and notify all parties
Work with buyer's agent in scheduling and conducting buyer's Final Walk-Thru prior to closing
Confirm buyer and buyer's agent have received title insurance commitment
Provide "Home Owners Warranty" for availability at closing
Review all closing documents carefully for errors
Forward closing documents to absentee seller as requested
Review documents with closing agent (attorney)
Coordinate this closing with seller's next purchase and resolve any timing problems
Have a "no surprises" closing so that seller receives a net proceeds check at closing
Refer sellers to one of the best agents at their destination, if applicable
Change MLS status to Sold. Enter sale date, price, selling broker and agent's ID numbers, etc.
Close out listing in transaction management program
Follow Up After Closing
Answer questions about filing claims with Home Owner Warranty company if requested
Attempt to clarify and resolve any conflicts about repairs if buyer is not satisfied
Respond to any follow-on calls and provide any additional information required from office files.
