Independence Title WEST LAKE HILLS The city of West Lake Hills was founded and incorporated as a village on September 9, 1953. Until the early 80’s, it was a sparsely populated community primarily made up of UT professors and ranchers. Today, the city is comprised of 2,560 acres (four square miles) with approximately 40 miles of public streets. According to the 2010 Census the population is 3,063, with approximately 1,203 households and 735 businesses. Located in west Travis County, West Lake Hills is an upscale suburban community and home to a population of just over 3,000 residents. Situated on the southwest side of Austin, on the edge of the Balcones Fault and the start of the Texas Hill Country, the suburban town began its rapid development in the late 1970s and 80s. Development was spurred into the hill country by the construction of the south section of Loop 360 from US 290 to RM 2244, which opened on February 11, 1970. Once the highway opened, communities surrounding Barton Creek, including Lost Creek developed by Dick Rathgabler,expanded rapidly. It was not until the last section of roadway for Loop 360, between RM 2244 and FM 2222, opened in the early 80s that we began to see development tracts starting with Davenport Ranch and the new home for the Austin Country Club and Golf Course. At that time, many luxury homes were built in the hills on the south side of the Colorado River. Austin, the West Lake Hills real estate market is booming due to location and the widely acclaimed school district. The median home price has increased 46% over the last five years, from $525,000 to $767,000. West Lake Hills homes are gracefully designed, upscale and modern, with the majority recently built. The quiet, tree-lined neighborhood streets are lush with native landscaping. The Westlake Community Performing Arts Center is a rental house as well as a place for students of Westlake High School to perform. Quality of Life As one of the wealthiest locales in the state of Texas, West Lake Hills serves as a residential area for many Austin executives. The median income for a family household is over $141,818, with the average at $223,046. Although the city boasts its own city government and school district, West Lake Hills currently receives mail through the City of Austin, an arrangement typical of smaller towns within the metropolitan area. The City of Austin also provides utilities to the residents. West Lake Hills preserves the natural environment with a one-home-per-acre policy, maintaining low density and the natural beauty of the area. The center, housed in the Old Rock School House, is nestled in the middle of the Eanes Elementary School campus and has enjoyed a long and cooperative relationship within the Eanes Independent School District as a learning center, museum and research library. Every year more than 1200 students and residents of the community visit the center and participate in the Center's programs and use its library. Eanes School, operating on the same site since 1874, is one of the oldest continuously run schools in the state of Texas. It was not until the early 70’s that Eanes ISD added middle and upper school classes to meet the needs of the rapidly growing population. West Lake Hills students are served by the highly recognized Eanes Independent School District, which presently enrolls around 7,100 students, distributed among nine schools. The most prestigious school in the district is Westlake High School, a US Blue Ribbon School, and winner of the Texas Successful Schools Award for Outstanding Performance.
