This is to replace the broken bench on court 2. This will be a non-budgeted item. Motion carried unanimously. THE NEW VENTURE OUT BIG BAND [email protected] Jim Taylor 425-453-0871 The New Venture Out Big Band is seeking “players who have experience reading and playing big band swing music” and who will commit to being at rehearsals on Thursdays beginning in January through March. At this time we have the nucleus of a rhythm section but need some additional section players. The first band rehearsal will be in the Music Room from 12:00 pm - 4:00 pm on Thursday, January 6. HIKING CLUB John Durst 480-396-5090 Hike: Black Cross Butte “A-C rated” 3-5 miles. Rated C, 5 miles long as quite a bit of it is on a side hill. There is an alternate 3-mile hike down the road to the Horse Mesa Dam that is rated A, and has a nice place for lunch near the bridge over Fish Creek. Because they can sit or stand while bowling, players with disabilities or arthritis are also able to play. Wii emphasis is on gentle motions, balance, coordination, while increasing verbal communication skills. Wii bowlers can get all the enjoyment of real bowling without having to worry about lifting or throwing a heavy ball. Heithoff 832-3063 John Kirk gave a very interesting talk and pictures of his latest trip to Mongolia to teach veterinary medicine to the locals. He volunteers a couple weeks of his time every year for this purpose. Tomorrow we will have a talk and display on r/c for model aeroplanes. Following that program we will have a fox transmitter set up in the parking lot for anyone who wants to practice using your fox hunting equipment. By Jeri Robbins Annie is the heart-tugging story of an orphan and a billionaire set during the Depression. There are several clever songs about the past and the current administration that hit a little too close to home, considering our current economic conditions. I was a tad disappointed with this production. The actors are good but no one was really outstanding and while the part of Annie was well acted, her singing is a bit grating in the higher register. Several numbers could have been cut, particularly in the last act as it tended to drag at the end. The Board approved the Audit Committee Report and, after much discussion about the Proposition: Bocce Tennis Additional Assessment, we voted unanimously to return this issue to the Residents. We all feel that it is an important project and we want the people to decide. If you tell us NO in the ballot we will not do it…if you tell us YES then we will do it. This project lays the groundwork for any future changes or additions to the North East corner. What this project includes: 2 post tensioned concrete, cushioned lit tennis courts replacing 7&8 Eight bocce courts, (four additional) 12 additional parking spaces on the south end. A paved social patio and Extensive landscaping which will tie in with the front entry and RV overnights. Part of the reason that we re-bid this project was: The City added requirements that added $160,000.00 to the cost of our project. Water Retentions Tanks (the city requirement were increased by the city while we were in the permit process) Drywells in both areas Extensive landscaping outside the perimeter on the NE corner and inside on the NE corner Tennis fencing that beyond the original scope to handle wind load capacity. Last year, Proposition #1 for the Bocce/Tennis project was authorized by the Lot Owners at a cost not to exceed of $573,672 Following the permit review by the City of Mesa, and receipts of bids, the actual costs for the Special Project will exceed this amount. The Condominium Board is authorized to make a onetime assessment of $244,860 dollars or $140.00 per Lot to provide additional funds to finance the Special Project. The total cost of the project would be and not to exceed $818,532. Any funds remaining following completion of all proposition work will be returned to the lot owners by credit to their maintenance fees in the year following completion of all work. This assessment is contingent upon the receipt of all required permits. This assessment is authorized pursuant to Article X, Sections E and G of the Declaration of Condominium and Land Use Restrictions. EXPLANATION: Last year, Lot Owners authorized the Condominium Board to undertake the Bocce Tennis Special Project, and also authorized a one-time assessment of $328 per Lot to finance the Special Project. At that time, the Board had anticipated that the cost of the Special Project would not exceed $573,672, but had stated that the project still required plan review and approval by the City of Mesa. After the plan review, the City of Mesa, added several additional requirements to the project, which increased the cost. The Board has since determined that the total cost of the Special Project will exceed that budgeted amount. The total budgeted additional amount to complete the Special Project is now $244,860.00. This additional special assessment is being brought to the Lot Owners for a vote. If additional funding is provided by this vote and permits are received from the City of Mesa, the Special Project will be completed in the summer of 2011. This plan has been approved by the Planning Committee, the Social Board and Condo Board. They agree this project is an integral component of the Venture Out Long Range Plan. This vote requires a 50% plus one of quorum approval to pass. I will see stockings with holes in the toes Hanging on the back of a chair, Waiting for Santa to find them there, Fill them with apples, oranges too, Wishing for a dress that is new. I will hear bells ring on the old sleigh As it rumbles down the road of yesterday. I will savor the taste of ham, sweet potatoes, pumpkin pie. I will hear voices of family and friends as they come by. I will remember a sense of wonder and awe. Christmas, the best holiday of all. Yes, I’ll be home for Christmas, if only in my dreams. Lou Cornelius Christmas in Hollywood Among Venture Out residents, we are blessed to have had Betty Allan with us for 30 years. For many of those years, Betty accompanied the choir at our Sunday morning worship services. In August this year, Betty reached 100 years old. I asked if she could share a Christmas story. Her first response concerned her family. Betty, John, and their two sons and daughter lived in Hollywood. Her sister lived on a farm in the Imperial Valley. Betty’s children loved going to the farm at Christmas where they could pick grapefruit and shoot doves during the hunting season. The next year her sister brought her family to Hollywood where they loved going to the Grauman’s Chinese Theater and having fudge sundaes next door at Browns. When I asked about her career in Hollywood, she told me about singing with a quartet known as the Girl Friends. They included Norma Zimmer, the Champagne Lady with Lawrence Welk, who sang soprano. They sang together for 20 years as backup singers for Frank Sinatra, Dean Martin, and others of that era. The most famous was singing the background music for Bing Crosby’s rendition of “I’m Dreaming of a White Christmas.” This song sold more than any recording in history. Special? Indeed! HC Our Beautiful Christmas Tree Jessie Goddard, her mother, father and sister, who lived in Nome, Alaska, planned to spend Christmas, 1931, with the Kansas grandparents as they did each year. Her father, who was a warrant officer with the U.S. Coast Guard, had his leave cancelled due to an emergency. Since they did not want to leave their father alone, the trip was cancelled. What were they to do about a Christmas tree? Northern Alaska is a treeless region, and the trees at the general store (shipped from Seattle) had all been sold. “So,” Jessie says,” we made our own tree out of wire coat hangers. We bent two triangles, points up, fastened at right angles to each other. We made a circular base and fastened it to the tree. From some of the many Christmas cards we received, we cut out Santas, elves, sleighs, bells, snow scenes, and from metallic paper we cut icicles for a fringe effect. A red scarf was draped around the base, with a cut-out manger scene placed in front – and voila, a finished work of art – our beautiful Christmas tree.” Jesse came to Venture Out in November, 1997. On December 19th she will celebrate her 97th birthday. JG Page 2 of 2 VO Voices Youngest of Twelve Talking with Willie Walenta is always fun and informative. The youngest child in a family of twelve, she is the only one left. No wonder, as she turned 96 on December 14. With a twinkle in her eye, Willie commented that she was five when she met her oldest sister for the first time. By then, the sister had two children older than Willie. Christmas time for Willie’s South Dakota family meant a lot of work, as they ran a restaurant. Willie said, “My mother was a good cook, but everyone had a job.” She also spoke fondly of Grandma Schnell, her mother–in-law, who lived with them. She said, “She was a sweet person and a good cook.” For Willie, “Presents aren’t important, people are.” The one exception was the presents her two boys, Bill and John, gave her when they were little. Those presents were always about sports, in keeping with a sportsminded family. Flowing from her philosophy about people, she sends out hundreds of Christmas cards each year. She lost John in 1999. Bill, who lives next door to her, has become her chef. Willie came to the park in 1979. She served on the first park condo board as secretary. FB The Red Wagon A conversation with Lloyd Orlob about Christmases past stirred wonderful memories. The Orlob family traded Christmas Day visits with Lloyd's Aunt Mary, Uncle Henry and family. While adults talked around the huge dining room table, the children played underneath it. Lloyd said, “They tried to get me to eat brussels sprouts. I still don’t eat them.” One year Lloyd’s gift, a used red wagon outfitted by his dad with a bicycle hookup, allowed him to give rides to his dog Scooter and participate in a Seattle parade. A treasured gift of a Kodak camera recorded the family’s visit to the World’s Fair in San Francisco in 1940. Lloyd said, “My dad’s best gift was to encourage me to join the Boy Scouts. That kept me off the streets, and at 15 I became a camp counselor.” He also said his dad instilled in him confidence, caring, work ethics, humility and thriftiness. His dad died suddenly when Lloyd was only 11. These lessons surely helped Lloyd in his successful career as a father and as a civil engineer. He and his wife, Marilyn, of 56 years have two beautiful daughters, two wonderful sons-in-law, and five special grandchildren. FB A True Norwegian Carl Bakkum has shared friends at Venture Out for 39 years. He and his lovely wife, Dorothy, live at 701 Navajo Venture Out. One Christmas Eve (traditional Norwegian gift-giving night) while living in Durango, Colorado, his two sons were each presented with new bicycles. They were told they could not ride them until the next morning. Wouldn’t you know, Durango had a two-foot snowfall overnight! Although disappointed about not being able to try the new bicycles, the boys did have skis and were just ten minutes away from ski slopes with lighted night skiing. Carl and Dorothy were RVers for several seasons and then bought a lot at Pinetop and put a 5th wheel on it. Finally, they settled here in Venture Out. Their two sons visit often from California and New Mexico, and they have bragging rights to two grandchildren and two great-grandchildren. Carl says his favorite Christmas is “Christmas 2010” as he has already defied the doctors’ predictions of “only three months to live” due to lung and liver cancer. This writer says she hopes to help him celebrate Christmas, 2011. Teresa Beally Activity Director [email protected] Manager’s Corner December 17, 2010 This week’s occupancy is 1175 or 67% vs. 1,181 last week and 1,168 the year prior. There are 183 renters currently in the park. We had a tremendous turnout at the Town Hall meeting last Tuesday night, with over 600 attending. It was probably one of the largest crowds I have ever seen in the ballroom for a meeting. First I want to say, that I greatly appreciated everyone coming in and speaking their thoughts in a fair and calm manner. We all have a tendency to listen much better when this happens. As Robert Hayes was holding the gavel during the question and answer period, he said that he wanted to make sure that we answered as many questions as possible. There were some things that I said at the meeting that I wanted to repeat here in this column to make sure that everyone did hear them or at least read them. First and foremost, when we in the Administration office are faced with a petition of this nature, we must do everything we can, to abide by the CC & R’s and above all Arizona law, which always trumps the CC & R’s. We have been very careful about how this is handled and on several occasions have relied on legal counsel to make sure we are doing the correct thing. Coreen as the Condo Board Secretary has had a great deal of this thrust on to her, and she and the rest of the office staff, are now working to get this ballot out. Volunteers are in the office stuffing envelopes. Many of you are leaving for the Holidays. You have expressed concern that your ballots will cross in the mail and you will not be able to vote. Come to the office Friday December 17th and see Coreen and she will issue you a replacement ballot or hand you your actual ballot if they have not yet been mailed. We will close out and mail the ballots at 3:30 on Friday. The ballots when they are returned to the office have a receipt that the lot owner must sign and date. Coreen cross references these slips with the voters list first, checks off the voters list, showing that the lot owner has voted for that specific lot and then she removes the perforated strip, leaving only a sealed unmarked envelope which is then passed to the election committee. Using this system, it is not possible to have owners vote twice, so you needn’t be concerned about coming to the office to get a replacement ballot. We are particularly concerned about Canadians getting their ballots in time, if they are leaving for the Holidays. In general it can take a two week turnaround in both directions. If there is any chance you are leaving and your ballot may not make it back by January 5th, please fill it out now or send it back priority mail. Because we are concerned about getting the ballots out this week, we will be mailing everything and will not be able to take the time to hand them out, except for this Friday at the Administration office. Also I want to repeat what was asked on Tuesday night. Under Arizona law.. A.R. S. 33-1258 (A) All lot owners have the right to examine and have copies of the petition. I did not give a copy of the petition to anyone until I first verified this in writing with legal counsel. I again want to state, that I interpreted our CC & R’s to prohibit any door to door solicitation without prior board approval, regarding this matter. Those that were going door to door, very nicely stopped when I asked them to. However, later in the day, I did ask the attorney if I was correct in my interpretation. She said it was a ‘reasonable decision’ but She then provided me the language in Arizona statute A.R.S. 33=1261which states that “An association shall not prohibit but may reasonably regulate the circulation of political petitions, including Candidate nominations petitions or petitions in support or opposition to an initiative, referendum, or recall or other political issue on property dedicated to the public within the Association” She then goes on to state “ The Rules could be read as a reasonable regulation of that contact. Since there is discretion in deciding how to address park residents door to door contact with petition signers (when those park residents did not have prior approval for such door to door activity) that discretion could have been exercised to allow or disallow that activity. “ We then discussed if petition gatherers went door to door to collect signatures, it would be a level playing field to allow those in opposition to also go door to door. As I stated in the Town Hall meeting, I have these legal opinions in the office, should anyone wish to have a copy. I want to also answer a question that was posed to me at Tuesday’s meeting. The maximum height of all park models in the community is 16 feet. This was increased a few years ago to allow loft units. All units in the park are in compliance with this height restriction. There is no designated color palate for homes. You are allowed anything a RV manufacturer will provide you . All homes in Venture Out comply with the maximum sq. footage. The large porches that so many lot owners are building now are not considered part of that maximum sq. footage. If you have ANY questions about what is allowed with your park model unit, please come in and visit with Rick Schwab in the Administration office. There is also an architectural committee made up of lot owners that frequently reviews requests and keeps an eye on construction in the park to insure that everyone is in compliance.
