This does not shorten the time it takes to complete the individual tasks of creating drawings, acquiring building permits or actually constructing the project. Instead a quality design-build firm will bring together design and construction professionals in a collaborative environment to complete these tasks at the same time. By using the DesignBuild mechanism, owners can benefit from a strategy that places a premium on delivering the project sooner with less of a focus on delivering the project at a lower construction cost. Typically the hallmark of a Design-Build project is that one organization is responsible for both design and construction of the project. This process is known as Contractorled DesignBuild and the owner relies a great deal on the integrity, insight and competence of the designbuilder. Accountability — Rather than a partial level of responsibility of the classic design-bid-build, Design-Build provides an integrated solution for the owner or client. This allows the owner to look to one entity with questions or concerns. Single Source — Instead of engaging several contractors and consultants, an owner has a single contact for the project. Design revisions, project feedback, budgeting, permitting, construction issues, change orders, and billing can all be routed through the Design-Build firm. Value-based project feedback — In a design-build context, the owner, the owner’s other consultant’s, and the DesignBuilder can work together to determine what methods and materials will maximize the owner’s value. In closing, timesavings are only one important aspect of the design-build delivery system. Other benefits include having a single source project delivery, accountability by the design builder, and a value based project feedback system. Typical Process 1. Client has a need for a new building or renovations to an existing building. 2. Client (or client’s agent / advisor) prepares a list of requirements for the new space. 3. Client engages a design-build firm to develop a concept and perhaps a guaranteed max price and delivers the requirements to the firm. 4. The D/B firm prepares design, time, and cost proposals, and submits these proposals to the client. 5. Proposals are accepted, and a contract is agreed upon and signed by the client and the design-build firm. 6. Contractor designs, carries out and completes work employing resources (in-house staff or sub-contractors) for all aspects. Overview of process — The outline below describes the Construction Management process and procedures to help owners understand why this is the most economical method to use for a construction project. When an owner decides to engage us while in the early stages of design or after drawings are completed, we can share our expertise in a more in-depth way. During the Pre-Construction phase the Construction Manager (Navalis Construction Services, Inc) reviews the project plans and assist in meeting the owner’s budget and schedule based upon the design criteria provided. Construction Management Preliminary project schedule will be prepared to show the complete process involved, from the town planning board process through the completion of the construction process and obtaining the certificate of occupancy. Preliminary cost estimate will be prepared on a spread sheet, showing all the line items involved including supervision time, material, labor, subcontractor quotes, equipment and a Construction Management fee based on a percentage of the total costs of the project. This is an “open book” process that will show all the detailed costs necessary to complete your project. We will also prepare a Guaranteed Maximum Price Proposal for the owner’s approval supporting the preliminary estimate described above. At this time in the process, we are suggesting that the preliminary cost estimate will be the maximum cost of the project, and will not be any higher provided the architect has met the local codes on the drawings, and the owner has not made any changes to the project. If the project costs are higher than our estimate, I will pay the difference. If the project costs are lower than our estimate, then the owner keeps the savings. The costs will be tracked during the construction process on a spreadsheet and available to the owner at any time for review. After the owner reviews and approves the Guaranteed Maximum Price Proposal and preliminary estimates, and decides to proceed into the construction phase we will prepare and provide the following: • • • • • • • • Obtain bid from subcontractors and suppliers. Analyze subcontractors and supplier quotes and make recommendations to the owner on the selection process. Schedule and conduct regular meetings between the owner and the architect. Contractor’s construction schedule for the work. Obtain a schedule of submittals for all the finishes related to the project. Perform the work according to approved construction schedule. Provide monthly written reports on the progress of the entire project. Provide a system of cost control for the work between the estimated and actual costs. Navalis Construction Managment Service -9 ABVI - Goodwill This is a Design Build project Approximately 24,000 sqft including 15,000 sqft , retail store area, and 8,000 sqft warehouse area Complete interior and exterior renovation of an existing Rite Aid store located in Syracuse, NY. New interior offices, restrooms, storage areas, access ramp, ceilings, lighting, and stained concrete floors and complete mechanical and electrical systems. Exterior work included new store exterior insulation finish system over existing walls, overhead doors, depressed dock doors, retaining walls and associated site work. Ameritech Plastics 50,000 square feet manufacturing facility and corporate offices. Steel frame structure with split rib block exterior. Land clearing and site work. Depressed loading docks. Two story interior offices. Cardinal Health Nuclear Pharmacy 5,000 - 8,000 sqft Interior build-outs, that included secured and unsecured rooms, such as clean pharmacy rooms, lab areas, packing areas, break room, restrooms, and administration offices. Our work included all construction finishes and mechanical systems. The project in Rochester and Albany were performed using the design build delivery method, while the project in the Bronx was contracted as the traditional bid build as GC. CBS Radio Studios 21,000 square feet build out and consolidation of four radio studios. Sound proof studios and engineering rooms. Custom lobby and client presentation room. Construction time table based on studio relocation dates with zero down time. Comella Orthodontics Interior build-out for a new Pediatric Orthodontics dental office located in Victor, New York. State-of-theart dental offices were constructed using high end finishes and specialty lighting, and featured glass wall details. City of Rochester (DES) Masonry office and restroom additions inside an existing building. Demolitions of existing rooms and construction of new block partitions for offices, restrooms, ready room, and other employee areas. Contract includes masonry, millwork, storage decks, doors & hardware, and all interior finishes. Corning Tropel Interior facilities upgrade, solarium addition, reconstruction of reception, conference room and corporate display areas. Entry addition with glazed block and signage. Library with all curved wall construction, wood laminates and custom carpentry. Conference room with built in projection and electro-polarizing privacy glass. Production area reconstruction including water, gas, air, vacuum and other piping. HVAC and exhaust duct work, partition and equipment relocation. Don Pablos Restaurant 8,000 sqft construction project Included complete site work package, underground utilities, and new parking lot. Other work included a complete interior package that consisted of new kitchen equipment with wall and floor finishes, seating areas, handicap restrooms, waiting areas, lobby with high open ceilings, and exposed ductwork system and lighting. The Gleason Works Removal of 20,000 square feet of existing wood flooring over concrete floors, and isolation pads in the manufacturing facility. Prepped sub-base and poured new 8” concrete floor. Other work included overhead door widening and mechanical work. CQC Prosthodontics PROJECT CHALLENGES & OBJECTIVES CQC needed to move their laboratory from the basement level to the first floor—street level. To ensure there was no downtime during the move, a very detailed plan of action had to be developed. The new space had to be much more efficient, ergonomic, and streamlined, and being on the first floor would make it easier to move equipment and product in and out. Instead of adding square footage, as do many companies that are looking to become more efficient, CQC reduced the amount of square footage (roughly 30% less than the original space). In doing so, their goal was to implement a lean manufacturing process by which efficiencies and cost savings could be quickly identified and taken advantage of. The original space was too large — they were paying for space they did not use or did not use well. They needed to find a partner who could implement a Design-Build project and who clearly understood the unique dynamics of their business and how their production process translated into the physical space and overall layout. SOLUTION Navalis outlined a detailed Design-Build strategy, they spent time observing the current work conditions and environment. They shadowed employees, talked with each department team, discussed the owner’s vision and objectives in length, and formulated the future plans based on feedback. The goal was to get a sense for how the production process worked and how employees did their tasks. All construction, design, moving, and testing of equipment had to happen in phases; typically, this happened outside of work hours. Navalis had to determine what needed to be moved and when without causing production disruptions. The building was constructed around the equipment to help with space efficiencies—making sure every square inch of space had a purpose. The type of structure was designed and constructed based on specific needs of the business. The moving phases took place over one weekend. By Monday, everything was up and running according to plan. Overall the project was on time and within budget. BENEFITS & RESULTS The workflow improved considerably because of the new floor plan. The strategically located work areas allowed the employees to utilize the space to its fullest potential and reduce production cycle time. As a result, orders were filled more rapidly, but quality and durability were not sacrificed. Employees also noted that waste was greatly reduced. “Navalis proved to me that they think beyond just building four walls. They really get in the trenches to learn what the business is and what the overall goals and vision are to ensure the final outcome is exactly what the client wants,” says Jim MacDonald, operating manager at CQC Laboratories. “The results were stellar. We couldn’t be more pleased!” Creek House Commons Plaza -Retail Space: 10,000-sq.-ft. Strip Mall, Retail PROJECT CHALLENGES & OBJECTIVES North Greece Associates was looking to build, from the ground up, a new retail strip mall—Creek House Commons. They needed to find a capable partner who understood the specific dynamics of undertaking such a project and who could address project budgeting, land clearing, and planning and construction. The partner team would need to oversee every element of the build and manage it under tight budgets and deadlines. North Greece Associates had already brought on board an architect; however, the company wanted the partner to work closely with the architect to ensure all details were dealt with appropriately. SOLUTION North Greece Associates selected Navalis Construction Services because the two companies had an existing working relationship (Navalis has worked on several projects with Kravetz Realty Group) and because Navalis had vast knowledge of building retail structures. Navalis therefore quickly and accurately identified the steps it needed to take to ensure complete satisfaction and overall success. Navalis worked with North Greece Associates in a construction management capacity, handling planning, scheduling, budgeting, contractor selection and management, etc. In addition, Navalis knew what areas of risk would typically affect a retail project like Creek House Commons. That knowledge was a critical factor in keeping to schedules, budgets, and expectations. BENEFITS & RESULTS As the project moved forward, several areas of cost savings were identified. Overall, Navalis helped to save North Greece Associates $150,000 out of the roughly $2.2M project budget. North Greece Associates have continued to utilize Navalis’ expertise for Creek House Commons’ tenant space buildouts. Star Physical Therapy was one of the build-out projects that required Navalis’ Design-Build approach. Star Physical Therapy’s ownership was thrilled with the outcome. “Working with Navalis on build-outs for Creek House Commons’ tenants has worked out great. Due to their extensive knowledge about the structural aspects of the entire strip mall, it only makes economic and strategic sense for them to oversee the work for the build-outs,” said Brad Kuskin, managing director at Kravetz Realty Group. “Navalis has proven their expertise and beyond that, they have shown their commitment to us and every project they have done for our clients. I am pleased to call Navalis Construction Services a valued partner.” Creek House Commons strip mall won the Small Project Development Award from the National Association of Industrial and Office Properties (NAIOP) in 2006. Innovative Energy Systems Green/Utilities Space: 10,000-sq.-ft. 3-engine, 4-8-megawatt power plant Landfill-Gas-to-Energy Power Plant IES needed to find a reliable, experienced partner to help them construct a new power plant for their client, Casella Waste Systems. Casella Waste Systems typically handled their own power-plant construction projects from start to finish. However, for this project, the owner of Casella Waste Systems wanted to find a partner to help with the overall management of the power plant so that the team could have some free time to undertake other projects and initiatives. IES, needed a highly capable general-construction partner who could help them take Casella Waste Systems’ vision to fruition. They needed a strong partner who could see their vision and the bigger picture but who could break it down into all the minuscule details needed to successfully complete the project on time, within budget, and per expectations. This partner would also have to work closely with IES to ensure the client’s needs were met each step of the way. Casella Waste Systems would be keeping an eye on the activities from a high-level standpoint; however, IES and the selected partner would focus on the day-to-day management and general contracting needs. SOLUTION Navalis construction reviewed the architectural drawings and suggested several ways to enhance the plan specifics. In addition, Navalis identified several changes that would avoid potential build risks and budget increases. In the end, the collaboration between IES and Navalis paid off, ensuring the initial plans met the requirements and expectations of Casella Waste Systems executives. Very few change orders were made as well—as a result of the solid planning efforts. The building schedule had to be flexible enough to anticipate all types of weather patterns in the winter months. Specific plans were put in place to address weather conditions—to protect the building and materials. In addition, depending on the conditions, the schedule easily flexed to account for heavier and lighter work shifts. Additional workers were brought on board when needed to keep to timelines. Once construction was almost complete, Navalis began the system-testing process to ensure all systems (electric, plumbing, heating/cooling, etc.) were in working order. A specific test plan was created and implemented to ensure the right systems were tested at the right times and in the necessary order. BENEFITS & RESULTS The result was the creation of a state-of-the-art green facility that met all government regulations and client expectations. “We put our heart and soul into the project and saw the entire project through,” said Jim Rowley, project manager at Navalis Construction Services. “Our team collaboration helped to make this highly visible project a true success. Working with Navalis’ team enabled us to deliver on what we promised. The final outcome was very well received by Casella Waste Systems’ executives,” said Peter H. Zeliff, president and chief executive officer at Innovative Energy Systems, Inc. MF Electronics 35,750 square feet manufacturing facility and corporate offices. Two story steel frame structure with painted block exterior. Former landfill site work and remediation. Fully air conditioned facility. 4,760 square feet clean room production area. 6,250 square feet corporate offices. Michaels Arts & Crafts 20,000 sq ft interior renovation Complete exterior storefront and façade renovation, as well as including new walls, soffits, ceilings, floor and wall finishes, doors, frames and hardware, cabinets, counters, and trim. Rochester Institute Technology – Image Detection Laboratories Renovations to a clean room, new rubber flooring, painted walls, and building small, air-conditioning rooms around two cryogenic compressors including all associated electrical and mechanical systems. Riverside Towers Construction of new sales offices and tenant fitness center. Demolition of sales office. Replaced with new glass walls, cooling systems, interior finishes and storefront. Rochester Housing Authority Renovations were made to the main lobby and the first floor offices. These upgrade not only improve the building appearance, they also improve workflow for the office staff. Rutgers University Multiple ongoing contracts include interior and exterior laboratory stainless steel fume hood renovations. Air conditioning installations and retrofits. Hot water baseboard installations. Sump wells, pumps and discharge systems installation. Salon Capri 1600 sq ft full service salon was comprised of manicure, pedicure, hair stations, break room, and unisex restroom were all part of project buildout with-in Creek House Commons Plaza in Greece New York. New underground plumbing, concrete floors, drywall partitions, ceilings, lighting, and floor finishes were installed including complete mechanical and electrical systems. Social Security Buidling(Rochester NY) 15,000 s.f. office renovation. Replace all office finishes in multi-phase project to keep office active. Construct new employee restrooms. Install new HVAC equipment. Replace and upgrade all computer data wiring. Steuben Rural Electric Cooperative Navalis Construction proudly announces completion of a “Design-Build” project that consist of a 5.2 megawatt Landfill Gas-to-Energy (LFGTE) plant for Steuben Rural Electric Cooperative (SREC) and the Steuben County Department of Public Works at the Steuben County Landfill in Bath, NY. This technology reduces greenhouse gas emissions, establishes an independent power source, and is expected to earn around $60 million split between SREC and Steuben County over the next 10 years. This project also strengthens Upstate New York’s growing reputation as a leader in developing green technology and renewable energy. The LFGTE project was financed by a $1 million grant from the Rural Utilities Service and a $5.6 million, Clean and Renewable Energy Bond. Star Physical Therapy The Design-Build process was used for this single story addition adding more physical therapy space to this specialize facility. Interior and exterior finishes were installed to match the existing finishes keeping the design flowing consistently. New rubber flooring, walls, windows, doors and ceilings were installed along with new mechanical and electrical systems. WROC-8 Renovations for this master control room included masonry wall removals and structural supports were necessary to accommodate the unique layout required for this special control room. Windows and access panels were coordinated to bring in air conditioning systems with special wall mounting brackets with accurate positioning. Suspended ceilings with special lighting, flooring and wall finishes were also part of the renovations. Xtreme Fitness With this state-of-the-art facility on Fetzner Road that includes renovated men’s and woman’s locker rooms, showers and saunas, as well as a new weight training and cardio exercise areas. University of Rochester – Donor Relations Suite Donor Relations was an interior build-out to create a private patient support area which consisted of Reception area, two separate waiting areas, consultation room, toilet room, privet administration office, shared support staff work area, and kitchenette. All new finishes were used including ceiling, wall covering, ceramic tile, carpeting, window treatment, Granite counters, and Cherry finished mill work incorporating the Arts and Craft style. The design is centered on a feature wall which consists of three panels of art glass commissioned by Dr. Burk. Our work included all electrical, plumbing, fire protection, and Mechanical systems. Scope of Work: Interior build-out for new administrative offices consisting of very high end finishes, and specialty millwork. Our work included all mechanical and electrical systems.
