OVERVIEW:
18.5%
The Prince George’s County office market totals 26,703,669 square feet
in 1,135 buildings.
OFFICE LEASING TIPS 101: When speaking to tenants, we find that
the primary motivation to relocate is often related to their heating and air
conditioning. They report that it is always either too hot or too cold in their
offices. One reason is because the ducting to tenant spaces has been
reconfigured many times over the years. The good news is that some
newer buildings are Energy Star Certified Buildings (the green building
rating). Look for details in our upcoming newsletter and check back with
us next time when we will explain how building maintenance costs impact
tenants. We’ll also discuss rebates and incentives for lighting and HVAC
improvements.
TRENDS: VACANCY: The office vacancy rate in Prince George’s

Vacancy
County increased slightly to 18.3% at the end of the
Q1 2013. This compares to a vacancy rate of 9.8% in
Washington’s central business district and 15.6% for all of
Suburban Maryland and Northern Virginia.

was $19.98 per square foot per year at the end of the Q1
2013.
ABSORPTION: Net absorption for the overall Prince
George’s County market was negative 127,182 square
feet in the Q1. That compares to 53,229 square feet in the
Q4 2012 and 85,841 square feet in the Q3 2012.

NOTEABLE LEASE TRANSACTIONS:
CHELSEA SCHOOL, a 35 year old private school currently located in
Silver Spring, Maryland has leased approximately 20,070 square feet of
office space at Metropolitan Shops, 2970 Belcrest Center Drive, Hyattsville
and plans to occupy in September. Metropolitan Shops is a 160,000
square foot four story retail/office building located adjacent to the Prince
George's Plaza Metro station opposite The Mall at Prince George's. According to an article published in the Gazette.Net Prince George's
County Community News, "the school has been searching for new location
because the current property is proposed to be purchased by a private
development company for redevelopment. Since many of its students are
from Prince George’s County, it has naturally been focusing upon areas
within this County."
