GEOGRAPHIC POSITION
On the hills of San Casciano Val di Pesa, in the heart of Chianti, one of the most beautiful corners of Tuscany,
prestigious estate with noble villa dating back to 1500 and adjoining wine and oil estate, well maintained and
looked after for centuries by the family owner.
The property is easily reachable from the most fascinating towns of Tuscany, like Florence, which is only 40
minutes away, Siena and Pisa, both one hour away, Lucca, Montalcino, Pienza and Montepulciano are
approximately one hour and 30 minutes away.
The estate has a total surface of 145 hectares and enjoys great privacy, although being close to a small town with
services.
There are two entrances to the property. The main access is through a private, gated secular cypress-line
avenue, which, however, needs to be reactivated. The other one, currently in use, passes through the olive grove.
The strong point of this property are the panoramic view on the surrounding landscape, the historical/cultural
importance of the main villa and the presence of vineyards and olive groves producing excellent quality wine,
vinsanto and olive oil.
DESCRIPTION OF THE BUILDINGS
The property includes a main building, the Villa, with a surface of 3270 square metres, which could be divided
into four separate quarters.
The manor house has a total surface of 520 square metres and is completely restored.
It has access both from the front garden and the back courtyard.
-In the left wing of the villa, on the mezzanine floor, is set an apartment of 1130 square metres currently being
restored.
The noble floor, which has access from the internal staircase, has a total surface of 460 square metres and gives
access to the terrace and the 100 square-metre tower.
-The back wing has a total surface of 622 square metres. It includes a covered loggia with arches and is disposed

The residential quarter is connected to the manor part through a courtyard with arches, with independent access.

On the lower ground floor is set the garage, the warehouse, the cellar with tinaia and 1000 square metres. Part of
it has been restored and is in excellent condition. It includes glass-lined concrete tanks for fermentation and
ageing of wines. The unrestored area is now used for guided tours, but could be used to expand the production
area.
The villa includes the vinsantaia (407 square metres) equipped with all the necessary tools for Vinsanto
production, as well as a room used for bottling. The warehouse is accessed from the main building.
At the end of the garden with pool is set the lemon house (120 square metres).
The property is completed by four annexes located next to the main villa.
The former horse-stable has a total surface of 812 square metres and is disposed on three levels, composed as
follows.
Lower ground floor: tinaia
Ground floor: two apartments and two garages
First floor: appassitoio.

STATE AND FINISHES

There are 35 hectares of vineyard producing 1500 hectolitres of wine a year: 100.000 bottles of Chianti Colli
Fiorentini DOCG, 5.000 bottles of Rosso Toscana IGT (80% Sangiovese, 20% Canaiolo, Trebbiano, Colorino e
Merlot) and 5000 bottles of excellent quality Vin Santo di Toscana DOC.
Inside the property there are 22 hectares of olive grove with 5000 plants, producing between 20 and 60 quintal of
oil Chianti Colli Fiorentini.
There are also 60 hectares of woodland, 12 hectares of agricultural land, 4 hectares of uncultivated land and
garden with ornamental plants and pool 5 x 5 metres.
