The Apartments - Somerset Place
The Apartments Classic Contemporary An authentic Georgian Crescent in Bath, proud of its past, reborn and ready to inspire new dreams and desires. When one thinks of Bath, what usually comes to mind is a serene Georgian Crescent; a gently curved façade of composed, very English grandeur. Classical proportions, golden Bath stone, iron railings, and an air of palatial elegance. That place in your mind is Somerset Place. Just a short walk from the heart of Bath, Somerset Place is one of the city’s quintet of classic Georgian Crescents: a parade of majestic Grade I listed properties on its own quiet road, and part of the reason for Bath’s status as a UNESCO World Heritage Site. Somerset Place is different: behind its fully restored façade are new maisonettes and lateral apartments, and complete townhouses. We present a Georgian façade faithfully and expertly restored, and within it, 17 doors: nine opening to complete five-storey townhouses; eight to houses containing a total of 20 contemporary maisonettes and lateral apartments. 4& 5 4b upper maisonette with roof terrace 163 sq m / 1,756 sq ft 4c upper maisonette with roof terrace 219 sq m / 2,355 sq ft 4a lateral apartment spanning both buildings 223 sq m / 2,399 sq ft 4 garden maisonette 165 sq m / 1,778 sq ft 5 garden maisonette with private entrance 195 sq m / 2,096sq ft Floor areas are measured on a Gross Internal basis Whichever property you decide upon represents a piece of history. The first houses to be built were the central pair, which were crowned with an imposing pediment. The Crescent then grew out with buildings staggered to accommodate the curve of the Crescent and to ensure that the gardens were parallel to the houses. 6 &7 6b upper maisonette with roof terrace 181 sq m / 1,944 sq ft 9 6c upper maisonette with roof terrace 189 sq m / 2,037 sq ft 6a lateral apartment spanning both buildings 255 sq m / 2,745 sq ft 6 garden maisonette 171 sq m / 1,842 sq ft 8 7 garden maisonette with private entrance 178 sq m / 1,917 sq ft 10&11 11b upper maisonette with roof terrace 173 sq m / 1,858 sq ft Phase 1 Five-Storey Townhouses SOLD 11c upper maisonette with roof terrace 163 sq m / 1,756 sq ft 11a lateral apartment spanning both buildings 239 sq m / 2,567 sq ft 10 garden maisonette with private entrance 164 sq m / 1,765 sq ft 11 garden maisonette 159 sq m / 1,706 sq ft The Somerset Place façade was designed by John Eveleigh, one of Bath’s most distinguished Georgian architects. Eveleigh’s client, local entrepreneur and property developer, Thomas Paine, had his residents’ comfort in mind in capturing water from a nearby spring in a reservoir beneath the Communal Gardens, even including a pair of icehouses to keep residents supplied with ice. Built in phases between 1790 and 1820, Somerset Place is situated near the western end of the sinuous Lansdown Crescent, a location which offers unrivalled views of the city from the south-facing slope of Lansdown Hill. It was the fourth of Bath’s five great Crescents to be completed. Make your choice and delight in living in your own piece of history. 12&13 13b upper maisonette with roof terrace 184 sq m / 1,983 sq ft 14 15 16 17 18 19 13c upper maisonette with roof terrace 169 sq m / 1,818 sq ft 13a lateral apartment spanning both buildings 244 sq m / 2,622 sq ft 12 garden maisonette with private entrance 171 sq m / 1,841 sq ft The first phase of the restoration of Somerset Place involved reinstating the vertical integrity of the original Georgian townhouses, through which the previous owners, Bath Spa University, had created lateral links. The external fabric of the houses was then restored and the individual houses sold to owner occupiers to complete their own personalised fit outs. 13 garden maisonette 159 sq m / 1,707 sq ft Phase 1 Five-Storey Townhouses SOLD 20 Choose a piece of history and start a story of your own. Apartments. Behind the elegant and inviting façade of one of Bath’s five landmark Crescents, the apartments of Somerset Place offer a perfect combination of Georgian sophistication and contemporary comforts. Twenty apartments blend period inspired features and beautifully proportioned living spaces with modern services and luxurious finishes. Every apartment at Somerset Place has been individually designed, with a distinctive character all of its own. They are united by a shared emphasis upon luxury living and design approach that makes the most of the south facing views over Bath, as well as the sense of scale, proportion and light that you would expect from such a prestigious address. Apartments The luxury of choice. The apartments range in size and layout, from 1,706 to 2,745 square feet. Choose from ground floor maisonettes that open onto beautiful gardens, upper floor maisonettes with their own roof terraces, and vast lateral apartments, each spanning the first floor of two buildings and incorporating a mezzanine floor. Lateral apartments and upper maisonettes also enjoy the benefit of being serviced by dedicated lifts. Computer generated image Reception rooms Relaxation in elegant surroundings. The main reception rooms of the apartments take their inspiration from the rich scale and proportion of the original Georgian townhouses. Drawing rooms are south facing, looking out over the city of Bath, and benefit from a wealth of natural light pouring in through the sequence of large sash windows. Ceilings are high and the sense of proportion is welcoming, while elegant skirting boards and cornicing add to the “period meets contemporary” feel of the main living spaces. Statement marble fireplaces lend a focal point to the sitting room, while broad oak floorboards add warm textures and a timeless sense of sophistication. Lateral apartments span the width of two townhouses, creating an enticing double aspect to the main living areas of the home where interconnected living and kitchen dining rooms engage with views across the city. Contemporary lighting systems allow you to adjust and shape the atmosphere of the room, complementing the menu of modern services throughout the home. The main living areas at Somerset Place are distinguished by a timeless quality as well as flexibility, allowing you to shape the space with ease to your own tastes and way of living. Kitchens and Dining Spaces Entertaining by design. The kitchens and dining spaces at Somerset Place are generously proportioned, beautifully detailed and enriched by natural sunlight streaming in from the large windows. The more contemporary character of the apartments at Somerset Place is best expressed through the intelligent design of its combined kitchen-dining rooms, which recognise the preference for more informal and adaptable spaces for cooking, eating and entertaining. These spaces, full of light and warmth, form a key part of the living experience at the Crescent. A beautifully detailed kitchen is fully equipped with appliances, while units and composite stone worktops offer plenty of storage and preparation space. Oak floors contrast with the lacquered finish of the units themselves and the kitchen island, all defined by clean lines and modern symmetry. The scale of the room leaves ample space for dining and entertaining, from a casual counter top breakfast through to a party supper at your dining table. Garden maisonettes feature a direct link from the kitchen dining room to a private terraced garden, across a glass and steel bridge. Kitchens and Dining Spaces Open, airy kitchens with plenty of space for a dining area create a flexible space suited to both daily living and home entertaining. Elegantly detailed Italian made kitchen units and islands provide a practical and sophisticated workspace. Bedrooms and bathrooms Retreat to an oasis of calm. The master suites are alluring private retreats, full of warmth and character. The feeling of sophisticated luxury continues through into the private sanctuaries of the apartments – the beautifully appointed bedrooms and bathrooms. These are tempting spaces, designed with careful consideration to the quality of light and the practical needs of residents. A mezzanine level in the lateral apartments adds to an inviting sense of space, with rear aspect views over the Crescent. Master bedrooms have a generous provision of wardrobes and storage and an easy flow through to the ensuite bathroom. Master bathrooms include feature baths, while most also include walk-in showers. Finishes are crisp and elegant, while feature tiled walls add texture and interest. Plumbing and heating throughout is to the highest standard. While the apartments are within a Crescent community, the importance of privacy is preserved throughout the design approach, with careful consideration given to both sight lines between neighbours and sound insulation. Bedrooms and bathrooms Beautifully appointed bedrooms for all the family. Bedrooms and bathrooms Master bathrooms include feature baths, while most also include walk-in showers. Gardens, Parking and Concierge. The finishing touches to a perfect picture. At Somerset Place the only traffic coming and going is that of your neighbours. One understated feature of the Crescent is the wide pavement that spans the length of the Crescent, separating the houses from the road. The latter’s status as a no through road limits traffic activity to those accessing the Crescent, and helps create a unique sense of tranquillity and privacy. Private parking options are available and residents also have access to the Communal Gardens in front of the Crescent – the perfect spot for a picnic or play on a summer’s evening. These lie to the south of Somerset Place, and extend east/west along the length of the Crescent. During World War II the original railings around the perimeter were removed to make armaments. These, together with their stone bases have now been renewed in accordance with the original designs. Somerset Place will be served by a dedicated concierge who will provide a variety of services for residents. With the shops, restaurants and attractions of the city centre just a short walk away, you need wish for nothing more. Apartments. Savour the city with the longest memory. The city is awash with the creamy gold of Bath stone, which was extracted nearby and became Bath’s signature at the height of the Georgian period. Bath is the only English city to be inscribed as a World Heritage Site. The city is best known for its Roman Baths, for its streets of serene architecture and landmarks such as The Royal Crescent, The Circus and Pulteney Bridge. Step inside the museum at 1 Royal Crescent and you can immerse yourself in Georgian opulence, in rooms fully restored and furnished to match their Georgian grandeur. The full story of English city life is here; in Iron Age remains and the Roman Baths, the ancient almshouses of St John’s Hospital and the breathtaking Bath Abbey, and of course the remarkable Georgian terraces, squares and Crescents. Everyone who comes to Bath is touched by its inspiring beauty. When it comes to shopping, Bath is a city of two halves. The south is home to all your favourite high street stores, while the north buzzes with irresistible boutiques and independent shops, perfect for browsing. From Somerset Place, it’s all just a short walk away. For pure retail pleasure that’s off the beaten track, lose yourself in the independent and specialist shops along Walcot Street, with their eclectic mix from reclaimed antiques to books and bikes. The upper town, around Bartlett Street and Savile Row, is peppered with boutiques selling stunning womenswear, jewellery and accessories. The city boasts top fashion stores such as Hobbs, Karen Millen, LK Bennett, Anthropologie, Joules and Cutler and Gross, the luxury eyewear brand. SouthGate Bath is a recently opened shopping centre as only Bath could create, with wide open Georgian-style streets and more than 50 high street names. Fabulous finds, delicious discoveries and pure pleasure. As for refreshment on your travels, Bath is overflowing with cafés and tea rooms ready to dish up the necessary. Catch up over coffee and a cake, share a classic English afternoon tea at the Royal Crescent Hotel or stop by at Sally Lunn’s Refreshment House and tuck in to one of their eponymous buns. For lunch or dinner, the choice is as diverse and rewarding as any bon viveur could wish for. Bath’s reputation for hospitality has brought some of the UK’s finest chefs to the city and its surrounds, so you can experience awardwinning cooking, both classic and contemporary, at restaurants that include Bath Priory, Dower House and the Park Restaurant at Lucknam Park Hotel. Bath centre has a lavish serving of outstanding places to eat lining its streets. Go modern British, or French, Greek or Italian. Branch out and enjoy the taste of the Far East, Africa or Mexico. When the sun’s out, nothing beats dining alfresco on a terrace or even afloat on a canal barge. And don’t forget the city’s healthy helping of pubs and bars selling great homemade food and more upmarket cuisine. As the Romans found, Bath is ideally placed. It’s easy to reach too, so you’re never too far from home. Bath Spa Railway Station is in the heart of the city, and there are regular, direct trains to and from London. In 2017 the journey time from London to Bath will be significantly reduced once the electrification of the line from London to the West Country is complete. There are also regular trains to Bristol, Swindon and Cardiff, and a change at Bristol Temple Meads can connect you with services to Devon, Cornwall, Northern England or Scotland. By car, London and Heathrow Airport are connected by the M4; Somerset Place is just 10 minutes from Junction 18. The M4/M5 interchange will take you south to Devon and Cornwall, or north towards the Midlands. Bristol Airport, just 20 miles from Bath, serves more than 100 destinations worldwide. Bright sparks become incandescent. To be in Bath is to bathe in culture. It’s all around, in the streets, buildings and places that have raised and inspired artists and writers including Thomas Gainsborough and Jane Austen, and architects such as John Wood. There was a golden age for Bath, when it became the hub of English fashionable life, and it has never lost its reputation as a cultural and historic centre. In its theatres, there are productions regularly featuring world-famous companies and directors, and an annual season by Sir Peter Hall. The Bath International Music Festival in May and June kicks off the summer with performances and workshops in every genre. The city’s literature and film festivals have also become major dates in the city’s diary. As well as the Roman Baths, the city is home to approximately 30 museums including the newly refurbished Holburne Museum of Art, the Fashion Museum, Bath Postal Museum, the Jane Austen Centre and the Herschel Museum of Astronomy. Let yourself go, here, there, everywhere. Bath has a habit of raising brilliant minds. Bath is also close to various notable British public schools such as Sherborne, Downside, Millfield and Wellington College. Whether it’s primary, secondary or university level, Bath’s educational institutions will cover all of your needs. The University of Bath is recognised internationally for its excellence in the sciences, technology and architecture and in 2011 was named The Sunday Times’ University of the Year. Bath Spa University has also made its mark in the academic world, offering degrees in subjects which include the arts, design, education and English. This historic city has garnered a reputation as one of the UK’s leading seats of learning. There are many options at primary level. For secondary students, Kingswood School and the Royal High School are independent schools both a short walk from Somerset Place. A little further afield, across the river, are King Edward’s School, Monkton Combe School and Prior Park College.
