Ross Brown and Jim and Steve Nicksic represented Aunt
Millie’s in purchasing a 137,000 SF industrial building in
Lowell, Indiana, for $1,700,000. The property at 790 W.
Commercial Ave. will become Aunt Millie’s seventh bakery
and will employ 117 people, making Aunt Millie’s the
second largest employer in Lowell. At capacity, the bakery
will produce 10,000 loaves of bread per hour.
Todd Dickard represented NiSource who
sold their vacant land at Coffee Creek in
Chesterton, Indiana, for $918,836. This is
one of many transactions Todd has been
part of with NiSource.

for the asking price of $1,635,000
and intend to use the space for

Street that was one year in the making closed at the end of
December, 2015. Matt Wetzel, who secured the listing by
cold calling the corridor, represented the seller and Dan
Skodras represented the buyer. The site is planned for
development of a new auto dealership.
As construction on GrandView Flats & Townhomes
continues, we’re seeing tremendous interest from people
considering making GrandView their home. We’ve already
had 130 prospects express an interest in living there.

Office and Industrial
Al Stovall, Jr. represented the tenant,
St. Joe Hospital, in leasing 4,875 SF of
office space downtown at 402 E. Main
Street.
Northeast Indiana had good activity in the fourth quarter,
with a particularly busy November in the retail sector on
the north side of Fort Wayne.

Bridges Dialysis LLC, in leasing 6,834
SF of retail space located at 415-421 E.
Dupont Road in the Dupont Village
West shopping center.

Skyline Tower
Great Lakes Capital won the development agreement
with the City of Fort Wayne to develop the $40 million
Skyline Tower. Bradley Company will provide brokerage
services, on-site property management, and maintenance
for this exciting new development.
Michigan
Jodi Milks placed AT&T in two locations. She represented the landlords for AT&T stores in Battle
Creek and Marshall. Both stores were taken in “As-Is” condition. One was a former Great Clips and
the other, a former Radio Shack.
Representing Fifth Third Bank, Jodi Milks sold two of their locations. One sale was of a store-front
location in downtown Lawton, the other, a free standing with a drive-through in Jackson. Both
locations sold relatively quickly and created real value for the bank.

Glenlord Road near Red Arrow in Stevensville, Michigan, for $1,100,000

Project
The $1.3 million
renovation
project for the
K & K Insurance
Building has been
completed. The

project was under
the supervision of the Fort Wayne Team which included
Dan Lucas & Kevin Ellis, who together oversaw the
replacement of the roof and HVAC system for the 89,588
SF office building. Planning began in the summer of
2014 and the work completed in January 2016. Bradley
Company, earned approximately $100,000 in construction
coordination fees over the course of the 18 month period.
Pep Boys Retail Center
Bradley Company recently was
awarded the full-service management
contract for the Pep Boys Retail Center.
Located on the east side of Kokomo,
Indiana, the 35,472 SF retail strip is
home to several long-term tenants.

the management agreement in late November with a start
date of December 1, 2015.

Creek is a 49-lot community located on the northwest side
of Fort Wayne, just minutes from the Bradley Fort Wayne
Office. Tom Deitche, Director of Property Management,
and Steve Chen, Senior Broker for Bradley Company,
negotiated the agreement which took effect on January 1.

Bradley Company was recently
awarded the full-service management
contract for the Slade Barkley Retail
Center. Located on the north side of
Marion, Indiana, the 10,600 SF property
is a mixed-use retail and office strip.

was instrumental in working with
the Property Owner to close the deal
which took effect January 1.
2590 Morthland, Valparaiso
Property Manager Kristine Carra was
instrumental in renewing the fullservice management agreement for
2590 Morthland Road in Valparaiso for
one more year. The 47,000 SF mixed
use building is owned by Grace Pointe
Church.

Horizon Bank
Bradley Company recently signed a multi-year agreement with Horizon Bank to
perform all their HVAC preventative maintenance service at their 15 office locations.
Dan Lucas, Director of Operations for Fort Wayne, and Brian Miller, Director of
Operations in South Bend, were instrumental in putting together the bid which took
effect on December 15, 2015.
Bradley Company continues to grow the Horizon Bank facility management portfolio
by adding two additional branch locations, Middlebury and Portage, bringing

the number of bank office locations to 17. Horizon says the decision is due to the
superior service they have been receiving. A big thank you to the excellent maintenance technicians who service the
Horizon Bank branches. A special thanks to Terry Reinking, Jim Rose, John Sharp, Mike Stanley and Kim Tracy for all their
hard work and dedication.

Based on a long-lasting relationship with Jim
Logan, our asset services team took over the
account that includes a Class A corporate
headquarters and 13 central Indiana branches.
We also transitioned our new maintenance team
of four technicians.
Guaranty Office Building
Another major account that Jim Logan successfully procured is a 1924 vintage,
99,000 SF office building that is home to Sales Force. With a prestigious location
on Monument Circle in the heart of Indianapolis, it is also the home to the local
South Bend Chocolate Company.
Castle Creek I & II
With significant support from Brad Toothaker, we assumed management
of these twin buildings in early December after less than two weeks’ notice.
The 130,000 SF office complex is 89% leased with 47 tenants. Located next to
Castleton Mall and Interstate-465, the location of these properties are wellpositioned to increase occupancy.
Commercial Asset Services
Bradley Company’s Commercial Asset Services (CAS) Team finished up
the 2015 year with beating their W.I.G. goal of having less than 3.0% of accounts in receivable delinquency. The CAS Team
started the year off with an average delinquency of 3.9% and continued to lower this amount throughout the year. At the
close of 2015, the CAS Team had lowered the average delinquency to 2.0%, significantly beating their W.I.G. goal and
cutting the average delinquency ratio from the start of 2015 by almost half!
The addition of Jim Logan as our Central Indiana Market Director has made a major impact on our
total number of square feet managed, bringing an addition of 500,000 SF. Alex Cohn, junior broker in
Indianapolis, has been a true team player in assisting with the transition of these properties in less than
one month’s time. Tremendous work by both this team, Stacy Graf (Property Administrator), Kyle
Chamberlain (Legal), Nick Emmons, Nate Reinhold and the entire property accounting team.
