Osage's expensive surgery slowed down the carriage house
remodel somewhat. Plus, we spent the greater part of spring break decluttering the main house in preparation for the downstairs bedroom
renovation. I may try to post some photos next month - or we may just
surprise everyone at the 4th of July party!

Tulsa Mayoral Election: June 11, 2013
The non-partisan primary is slated for June 11.
If one candidate receives 50 percent of the vote plus one, that person
will be declared the winner and no general election will be needed.
Voters approved a City Charter amendment in 2011 to have nonpartisan
races. The item was placed on the ballot through an initiative petition
process by the local nonprofit group Save Our Tulsa.
Here's how it works: If more than two candidates file but one candidate gets
more than 50 percent of the votes at the primary election, that candidate is
elected.
If more than two candidates file and no one gets more than 50 percent in the
primary but two together total more than 50 percent, then those two top
vote-getters advance to the general election.
If more than two candidates file but no two total more than 50 percent, then

the top candidates whose votes total more than 50 percent go to a runoff
election. The top two vote-getters in the runoff advance to the general
election.
Mark your calendars to get out to vote on June 11th. I'll be reminding you
again in May and June!

Cooking with and for family and friends can bring the best
enjoyment - to your heart and tummy. Enjoy the recipes this month!
New Potato Salad
This low-carb potato salad recipe, ideal
for potlucks, has just 3 grams of fat per
serving. Serve it for diabetic meal plans
along with burgers, chicken, and other
grilled favorites. MAKES: 16 half-cup
servings
Ingredients:
2 pounds tiny new potatoes
1 cup low-fat mayonnaise dressing or
light salad dressing
2 stalks celery, chopped
1 large onion, chopped
1/3 cup chopped sweet or dill pickles
1/2 teaspoon salt
1/4 teaspoon coarsely ground black pepper
2 hard-cooked eggs, chopped
1 - 2 tablespoons fat-free milk
Coarsely ground black pepper (optional)
1. In a large saucepan, combine potatoes and enough water to
cover potatoes. Bring to boiling; reduce heat. Cover and
simmer for 15 to 20 minutes or just until tender. Drain well;
cool potatoes. Cut potatoes into quarters.
2. In a large bowl, combine mayonnaise dressing, celery, onion,
pickles, the 1/2 teaspoon salt, and the 1/4 teaspoon pepper.
Add the potatoes and egg, gently tossing to coat. Cover and
chill for 6 to 24 hours.
3. To serve, stir enough of the milk into salad to reach desired
consistency. Season to taste with additional pepper. Makes 16
servings.

Chicken Salad
Ingredients:





3 cups chicken broth or water
2 whole boneless chicken breasts with skin (about 1-1/2
pounds), halved
1/2 cup light mayonnaise
1/3 cup minced shallot
2 teaspoons minced fresh tarragon leaves
In a deep 12-inch skillet bring broth or water to a boil and add
chicken breasts in one layer. Reduce heat and poach chicken at a
bare simmer, turning once, 7 minutes. Remove skillet from heat and
cool chicken in cooking liquid 20 minutes. Discard skin and shred
chicken fine.
In a bowl stir together chicken, mayonnaise, shallot, tarragon, and
salt and pepper to taste.

Lori's note: Try to use FRESH tarragon, and I use more than the
recipe requests. Tastes better after refrigerated for a day! Oh, and
I never cook chicken breasts with the skin on - using this poaching
method of cooking the chicken breasts IS worth the extra time!
Avocado Egg Salad
Ingredients:





4 hard-boiled eggs
1 large avocado, cubed
2 tablespoons mayonnaise or Vegenaise (can substitute
yogurt)
1 teaspoon curry powder
Pinch of salt and pepper
Combine all the ingredients in a large bowl and mash together with

Ingredients:

1 tablespoon light cream cheese

In a small bowl, combine cream cheese and orange peel. Spread one
side of each graham cracker with cream cheese mixture. Arrange
strawberry slices on cream cheese side of one cracker; top with the
other cracker, cream cheese side down. Makes 1 serving, 19 grams
carbs.
Tip To Tote: Prepare sandwich as directed. Wrap in plastic wrap.
Transport in an insulated lunch box with ice packs and hold for up to
5 hours.
Sugar-Free Skinny Monkey Cookies

3 bananas
2 cups old-fashioned oats
1/4 cup creamy peanut butter

Preheat oven to 350°F. Mash bananas in a large bowl, then stir in

 white fish (such as tilapia, basa or orange roughy)
 peppers (green, red, or yellow)
 yellow onion
 tomato soup
 white wine
 rice
Saute sliced peppers and sliced onions in olive oil and garlic. Place
fish in baking dish and top with tomato soup, peppers and onions.
Pour in a little white wine. Bake at 350-degrees for about 20
minutes and serve over cooked rice.
Roasted Brussels Sprouts

Ingredients




1-1/2 pounds Brussels sprouts
3 tablespoons good olive oil
3/4 teaspoon kosher salt
1/2 teaspoon freshly ground black pepper
Preheat oven to 400 degrees F.
Cut off the brown ends of the Brussels sprouts and pull off any
yellow outer leaves. Mix them in a bowl with the olive oil, salt and
pepper. Pour them on a sheet pan and roast for 35 to 40 minutes,
until crisp on the outside and tender on the inside. Shake the pan
from time to time to brown the sprouts evenly. Sprinkle with more
kosher salt ( I like these salty like French fries), and serve
immediately.

24th Annual Herbal Affair and Festival!
Spring is in the air, on the ground and in the hands of thousands of
visitors who descend on Sand Springs, April 20, 2013 for the 24th
Annual Herbal Affair & Festival, from 9 a.m. to 4 p.m. More than 100
vendors bring herbs, perennials, natives, and heirlooms plants, along
with herbal products, gardening supplies and folk art to the heart of
Sand Springs giving visitors a taste of spring fever. Also, included are
delicious food vendors served up Amish, Greek, Italian, Cajun, Indian,
along with plenty of American cuisine.
What began in 1989 as a small downtown street sale has grown to
attract some 30,000 people and spurred other communities to host
similar events. However, the Sand Springs Herbal Affair & Festival
remains the "queen" as the largest, and most respected, in the state.

Tulsa Drillers - Let's play ball!
Home Opener at ONEOK Field Scheduled for April 11
The Tulsa Drillers 2013 schedule has been finalized by the Texas League. The
Drillers home opener at ONEOK Field is set for Thursday, April 11 against the San
Antonio Missions. Tulsa will begin the regular season campaign one week earlier,
on April 4, in San Antonio.
Following a six-game road trip to open the season, the Drillers return to Tulsa for
another six-game set that will begin with the opener on April 11. The initial
homestand will run for six consecutive days through April 16 and will include three
games against the Missions and three more versus Corpus Christi.
The 2013 home slate is highlighted by 17 Fireworks Games at ONEOK Field. Every
Friday home game during the season will feature post-game fireworks, and shows
will also follow four selected Saturday games. In addition, two special fireworks
shows are scheduled on Wednesday, July 3 and Thursday, July 4 to celebrate the
Independence Day Holiday.
Overall, the Texas League will again play a 140-game split season, with the first
half concluding on June 19.
Tulsa will play a total of 70 home games with 41 of games occurring on either a
Thursday, Friday, Saturday or Sunday. The Drillers will play 14 home games during
the month of April, 15 in May, 11 in June, 17 in July and 13 in August.
The home schedule includes seven weekday, day games, including one on
Memorial Day, May 27. The complete list of non-weekend day games includes: April
15 (12:05PM), April 29 (11:05AM), May 8 (4:05PM), May 15 (11:05AM), May 27
(1:05PM), June 5 (12:05PM) and June 10 (12:05PM).
The normal starting time for evening games at ONEOK Field will remain at 7:05PM.
Sunday home games in April, May and June, with the excpetion of May 26, will
begin at 2:05PM, while Sunday games the remainder of the year will have the
standard start time of 7:05PM.

Two different home stands will be interrupted during the season. On Friday, May
10, the Drillers and Arkansas will take a night off during their series when the
Beldam Game between OU and OSU is played. In June, Tulsa and Northwest
Arkansas will play two games at ONEOK Field before moving to Springdale for a
single game on June 6. The two teams will return to Tulsa the following night to
conclude their four-game series.
Tulsa's final regular season home game is scheduled for Monday, August 26.
The Drillers will close out the regular season with a Labor Day Weekend Series in
Springfield. The final game is slated for Monday, September 2.

Dogville Daycare and Boarding

After our pup Osage's very traumatic surgery, we boarded him at Tulsa's locallyowned Dogville Daycare and Boarding. Dogville Daycare is co-owned and
managed by Dr. Delana Taylor McNac, a graduate of the OSU College of
Veterinary Medicine, a licensed professional counselor and hospice chaplain.
Osage's surgery included opening his bowels and intestines, so strict confinement
after surgery was a must. Keeping him crated at home and taking him on a leash to
go to the bathroom would be impossible with Penny and Theo wanting to play with
him. Thankfully, Dogville Daycare is a 24-hour operation with Delana, her
husband Mickey, and several staff on site at all times.
They made sure Osage didn't disturb his stitches, watched to see that he recovered
as expected and gave him required medication. Demetrius and I were relieved that
SOMEONE was watching him at all times and that a vet was on the grounds.
After we dropped Osage off and he was made comfortable, Delana gave us a tour
of their 4,000 square foot facility. Dogville Daycare offers different boarding
packages tailored to meet your pup's needs. They have a large inside playroom
and a half-acre "mini dog park" in addition to individual boarding rooms.

You can drop your pup off for the day or while you are on vacation. They offer
dog day care, dog boarding with spacious suites, comfort care for special needs
dogs and senior dogs. Visit their web site to see the many options available. In
addition to several choices for your special needs pet, there are alternatives for
"cage free" boarding.
I promise this is a great dog boarding option that your pups will be happy with! It's
all play and no crates, unless necessary! We were able to visit Osage during his
stay - in the photo above, Deme is taking Osage out for a walk - still had to be
leashed because stitches wouldn't allow him to romp. He was not upset when it was
time for us to leave!!

Tulsa Hub is a syndicate of volunteers with a mission to change lives
through cycling. Founded by Ren Barger in 2008, Tulsa Hub is the belief in
human power, made visible. Tulsa Hub is the only non-profit in Oklahoma
providing certified bicycling-for-transportation education, refurbished
bicycles, safety gear, and follow-up support to the impoverished, mentally ill,
or otherwise disenfranchised of our community. After participants "pay it
forward" with 10 hours of volunteerism and training, bicycles and gear are
earned in the Adult Cycling Empowerment (ACE) program. We are also
working to change the habits of the next generation by conducting activetransportation programs with elementary school students.
Bikes are donated from Tulsa citizens, and refurbished by Tulsa Hub
volunteer mechanics. Since our inception in 2009, we have helped 230
adults earn a reliable transportation option, and given 400 bikes to 2nd-6th
graders in our programs. Over 60% of ACE alumni consistently volunteer

with us, and about half have used their bike to get jobs, go back to school,
or otherwise make moves toward self-sufficiency.

What I need to know when
buying a house ~ components

Bits & Bytes from the Bloggin' Realtor
You're ready to buy a house and are wondering what you need to know. You've
shopped and have picked out the perfect home and are ready to write an offer - how
exciting!
What you offer in terms of the sales price is going to depend on whether the home is
priced competitively and how long it's been on the market. Obviously, the longer a
home has been on the market, we assume that the Seller is going to be more
negotiable. But if the list price is now where it should have been to begin with, you
may not want to insult the Seller with too low an offer. Have your Realtor pull

comparable sales and guide you.
Earnest money. The amount of earnest money should be one percent of the sales
price. If you want to make your offer appear stronger, write a larger amount. It will
be cashed once all terms of the contract are agreed upon; however, it will be credited
towards your down-payment at closing.

Closing date. We typically set our closing dates thirty days out. This amount of time
is needed for the Lender to qualify you through Underwriting; and the Title company
needs this amount of time to bring the abstract up to date and ensure a clear title.
Asking for more than thirty days makes Sellers nervous, so keep it in line with the
norm if possible.
Repairs. We're going to ask the Seller to be responsible for an amount for repairs
before we've had an opportunity to inspect the property. Keep this amount close to
the amount of earnest money.
Closing costs. Many Buyers are asking Sellers to contribute to their closing costs
and with most financing, you can ask for up to six percent of the sales price.
However, if you want to keep your offer clean and attractive, try to come up with this
money on your own. You might ask your Lender to increase your already-low interest
rate slightly and cover your closing costs through that avenue.
Residential Service Agreement. It never hurts to ask for a home warranty,
particularly if you are a first-time home Buyer. Keep in mind that the residential
service agreement is another $500+ Seller expense, so consider purchasing this on
your own IF you need to write an attractive offer.
You are apt to negotiate a great deal if your offer does not look like a laundry list. If
you need to ask for the washer, dryer and refrigerator, consider what those items
would cost new and keep that in mind when determining your requests.
