M
ountain living is
on the “bucket list”
for many people. They
dream of leaving the noise and congestion behind for a simpler life where
the pace is slower and the folks are
friendlier. A vacation or visit to the
North Georgia mountains usually
seals the deal. Just one look at our
stunning mountains and lakes, and
they’re ready to move. Yet, it can be a
daunting decision to pull those dreams
out of the bucket — and into reality.
“Where will we live?” “What’ll we do for
entertainment?” “What if I need a
doctor?” It’s a big change, to be sure —
but one that many happy Towns
County residents have made before.
These mountain dreamers followed
their hearts and discovered the perfect
“not-too little” and “not-too-big” place
to call home. After all, what’s not to
like? The weather is fantastic (not
too hot, not too cold). There’s always
something to do (indoors or out).
And it’s just hard to beat the smalltown friendliness (warning, you will
see someone you know at the grocery
store!). With a thriving college
community at the heart of it all,
Towns County is also alive with
cultural opportunities. There are nice
restaurants and live music venues for
a great night out. But there are also
plenty of magical sunsets and starry
nights for enjoying at home (for the
record, a hot tub is required equipment
for any true mountain home). In the
pages that follow, we hope you will
find everything you need to follow

T
owns County — known
as “the top of Georgia”
— borders North Carolina
in the beautiful Northeast Georgia
mountains. Much of the county lies
in protected state and federal forestland. From waterfalls and rushing
creeks to the deep blue waters of
Lake Chatuge, water is everywhere!
In fact, one of the things that makes
Hiawassee so different from other
towns in the area is that Lake
Chatuge can be experienced from so
many places within the county. The
lake is in dazzling view as you travel
the county’s main roadway (Hwy. 76)
— and its many coves weave in and
out of the town of Hiawassee.
Towns County was created in 1856
and named for George Towns — the
governor of Georgia from 1847 to
1851; it was originally inhabited by
Cherokee Indians. The first white
settlers, attracted by the promise of
Rhododendrons near Lake Chatuge

free land, arrived after the Indian
cessions of 1818 and 1819. The
county seat, Hiawassee was incorporated in 1956, although it was
originally incorporated in 1870
as Hiwassee. The original name is
from the Cherokee for “meadow”
or “savanna.” Hiawassee is approximately 110 miles from Atlanta and
just a few miles south of North
Carolina, which shares a border with
Towns County. m

AT A GLANCE
POINTS OF INTEREST
Brasstown Bald, the highest
mountain in Georgia at 4,784 feet,
lies on the southwestern border with
Union County. On a clear day, you
can see several states.
Chattahoochee National Forest,
created in 1937 and now comprising
more than 57,000 acres, lies partially
within Towns County’s 166 square miles.
Lake Chatuge, a 7,050-acre manmade lake built in the early 1940s,
has 128 miles of shoreline with 189
square miles of watershed.
The Chatuge Dam is located on
the Hiwassee River at mile 121. The
river’s headwaters are on the northern side of Unicoi Gap.
The county’s second major river,
the Tallulah (Falls) River, enters
Georgia in the county’s northeast
corner.
Unicoi Turnpike was the first
public road constructed in the
county. It passes through Unicoi Gap
in Georgia’s Blue Ridge Mountains.
Fred Hamilton Rhododendron
Gardens, which is the largest rhododendron garden in the state, was
named for a local resident who developed the only domestic yellow azalea
in existence.
In 1950, local resident E. N.
Nicholson organized the first
Georgia Mountain Fair, which was
an agricultural exposition that also
showcased skills and crafts from the
region’s traditional mountain lifestyle.
The fair has since become one of the
largest annual events in North Georgia.
The famous Appalachian Trail
draws hikers and adventurers who
can access the trail along county’s
southern and eastern borders.

Home styles range from simple cabins to
soaring lake homes, but they all have one
thing in common — spectacular views!
O
ne of the joys of
mountain living is that
almost anywhere you look,
there’s a view waiting to be captured!
Towns County is unique in that it
offers water and mountain views
(and, if you play your cards right, an
incredible combination of the two!).
To bring all of that outside in, many
homeowners design their homes with
floor-to-ceiling windows, as well as
plenty of outdoor living space.
Towns County offers an incredible
variety of housing options — at a
variety of price points. Weekenders
and pre-retirees can easily find a
moderately priced vacation home,
while full-timers, families and seniors
have plenty of choices for year-round
living. Tax rates are also reasonable at
$4.14 per $1,000. The annual tax on
the typical Towns County residence
valued at $200,000 is just $996 with
homestead exemption. The property
tax would be $1,173 on a home of the
same value in the city of Hiawassee
or $1,191 in the city of Young Harris.
LIVE THE LAKE LIFE
Waterfront property is incredibly
desirable anywhere you look, but even
more so along the shores of Lake
Chatuge. The lake is nestled among
protected forestlands and much of its
shoreline is never to be developed.

boat slip. An older, remodeled 3/2
lake home on a private, wooded lot
could be had for $265,000, with a
luxury 3/3 in a lakefront community
priced at $599,999. Of course, prices
can soar from $799,999 up to $1.6
million or more for a more substantial
custom home with upwards of eight
bedrooms. Inventory along the lake
is generally tight, with only 40 to 50
homes and about as many lots listed
at any given time.

CATCH A VIEW
Just as in-demand are mountain-view
building lots. Of course, price is dictated by the location, topography and
view. Keys terms to watch for are
“seasonal” vs. “year-round” views.
Most desirable are “long-rage” and
“stacked” views. An 8+ acre building
site with 360-degree mountain views
recently listed at $174,900, and a
5.27 acre site with a fantastic view
of Brasstown Bald was offered at
$119,000. Yet, a smaller lot
with long range, year-round
mountain views just minutes
from downtown could be
had for as little as $32,000.

Small, older homes with one
to two bedrooms are available starting in the $69,000$89,000 range, yet many are
better suited for seasonal or
weekend living. Larger 3and 4-bedroom homes with
newer construction can be

acreage. Larger, year-round homes
can be found in the $179,000$249,000 range. These are typically

some common questions asked by
home buyers.
Q: We want to purchase a home in
the mountains now with the idea of
retiring in 5-10 years. Any advice for
“pre-retirees?”
A: Yes, many people are looking for
a getaway cabin until they can move

here full time. What I tell them is
to plan on being here more than you
think! What is attractive to you now
is only going to grow more attractive
with time. So, it’s important to think
through the size and style of your
home. Most folks think cabin. Typically that entails a smaller space with
multiple levels. When they retire in
10 years, they suddenly find that the
cabin is too small for full-time living
— or they get tired of climbing stairs
all the time. So, my advice is to buy
the home you ultimately envision
yourself being in. That may include
things like having the master bedroom and laundry room on the main
floor so that you’re not climbing
stairs all the time.
Q: Can we afford to live on the lake?
A: Lake living has gotten more
affordable in the last several years.
A lot of folks start their search over at
Lake Burton or Lake Rabun, which

are geographically very close, but are
world’s away in terms of price and
availability. Once they realize they
are not going to be able to get what
they want, they come explore Lake
Chatuge — and find that they can
live on a gorgeous, uncrowded mountain lake much more affordably.
Q: Is condominium living an option
in Towns County?
A: Yes! An option that is exclusive to
our region is lakeside condominiums.
There are several excellent condo
communities here where you can get
a very nice home on the lake with a
deeded boat slip in the $250,000 to
$325,000 range. That’s for a nicely
finished 3/2.5. You get the joys of
lake living without all the upkeep.
Q: Are there any deals to be had?
A: In my opinion, the real sleeper
property is lots and acreage. There
was too much inventory during the
market turn-down, so there’s an
abundance of quality vacant lots —
everything from subdivision lots to
raw land and large-acreage tracts.
That said, we repeatedly hear from
buyers that prices here are so much
more attractive than Highlands, NC,
and other nearby mountain and
resort communities.
Q: What about building a home
from scratch?
A: With so many great deals on
building lots, a lot of people are making the decision to build exactly what
they want. We have a great group of
quality builders here and bankers
who really know how to work with
folks who want to build a home. o

favor laid-back living.

ith all the amazing
views and unique
topography, builders
have some incredible opportunities
to create truly unique homes that
embrace all the magic of the mountains. Current trends in mountain
home design favor immensely livable
spaces brimming with style and
function. Here are just a few design
trends that I’ve shared with our
customers recently:
MIX-AND-MATCH MATERIALS
The days of all-wood or all-brick are
fading as builders experiment with
intriguing mixtures. At Brown Haven,
we utilize Hardie Board siding mixed
with stacked stone, wood shake and
metal roofing for a beautiful effect.
LOW-MAINTENANCE DESIGN
Durable fiber cement siding (aka
Hardie Board) is the ultimate low-­
maintenance material. Ditto for
vinyl windows and fiberglass doors.
Another eye-pleasing trend is the use
of metal pipes (rustic or finished) on
deck and porch railings in lieu of the
more traditional wooden pickets.
Mix in some 30-year architectural
grade shingles and seamless gutters,
and you can put home maintenance
duties on the shelf !

ENERGY-EFFICIENT
CONSTRUCTION
With 2x6 exterior framing, you
can take your R-value up a notch —
whether via sprayed-in insulation or
traditional fiberglass batts. An added
benefit of sprayed-in insulation is that
it settles in to fill all the voids, adding
an amazing level of sound deadening.
OUTDOOR FIREPLACES
If there is one trend that has taken
the mountains by storm, it’s the outdoor fireplace. Typically located in
a cozy corner of a covered deck or
porch, a gas log or traditional fireplace has become the focal point of
laid-back outdoor living.
HARDSCAPES
Expanding outdoor living spaces
with “hardscapes” is another current
megatrend. Craftsmen use natural
flagstone and fieldstone as well as
engineered stone (a mix of powdered
rock, resin and pigment) to create
elegant outdoor patios, porches and
walkways that tie together the indoors and outdoors for the ultimate
in mountain living. m

One of the most exciting new seniors
communities in the area is taking
shape at Hiawassee Park, where 34
rental cottages have been completed.
Construction is slated for independent living apartments and assisted
living units in a “lodge” setting, complete with dining room, library, crafts
and activities room, chapel and a
beauty/barber shop. The community
is a project of Baptist Retirement
Communities of Georgia, Inc., and is
designed for residents age 50 and up.
The 1,700-square-foot rental cottages

(over half the county) sits within
the Chattahoochee National Forest,
while another 7,000 acres around
Lake Chatuge is owned by the
Tennessee Valley Authority (TVA).

excitement on the nearby Nantahala
River, which offers plenty of adventure, but does NOT require previous
paddling experience. The rapids are
relatively gentle (mostly Class I & II)
on the scenic 8½-mile trip through
the towering Nantahala Gorge. Across
the line into Tennessee, the famous
Ocoee River offers a truly classic
whitewater experience — Class I-IV
rapids on three sections for roughly
5 miles of nonstop thrills.

woods, streams, valleys and meadows.
There is something very powerful
about experiencing the beauty of the
mountains from the back of a welltrained horse.

accommodating all experience levels,
from beginner to advanced. Saddle
up, then follow the guide as you meander through open fields, hardwood
forests and crystal-clear trout streams.

COOL DOWN IN THE FALLS
For a true mountain cool-down, head
for one of our many area waterfalls.
We are blessed to have so many easily
accessible falls concentrated in the
area. Although only a
few are visible from
the road or parking
lot, most are easily
reached via a short
walk or hike.
A pair of impressive falls, High
Shoals Falls and
Blue Hole Falls, can
be accessed via a 2.7mile round-trip hike.
The trail, located south of Hiawassee
off GA 75 and FS 283, travels to the
smaller cascades of Blue Hole and the
larger High Shoals, which features a
rushing succession of five waterfalls
with a total vertical drop of about 300
feet. You can get in the water down by
the falls via the observation platforms.
Other area falls include Anna
Ruby Falls, which is made up of two
creeks falling in twin waterfalls down
Tray Mountain. The .4-mile trail is
relatively steep, but it’s paved and has
benches along the way, and ends at an
observation deck at the base offering
a beautiful view. Another short,
.4-mile hike to Horse Trough Falls
results in a cool spray of scenic falling
water. And Dukes Creek Falls can be
reached via a .8-mile trail that deadends at the falls. The scenic area even
provides excellent opportunities for
gold panning!

Helton Creek Falls. Take
the .3-mile trail to access
both the top and bottom
of the falls, where you
can take a dip in the cold
mountain water. And inside nearby Vogel State
Park lies Wolf Creek Falls, which
spills into Lake Trahlyta and is easily
accessible via a 1-mile loop.
TAKE A HIKE (OR BIKE RIDE)
The views are always breathtaking
from atop nearby Brasstown Bald
(off GA Spur 180). At 4,784 feet
above sea level, it’s Georgia’s highest
mountain. On clear days, the spectacular 360-degree view from the summit allows you to see four states —
Georgia, Tennessee, North Carolina
and South Carolina — and even the
Atlanta skyline. It’s a great place to
catch the first glimpses of fall foliage
and, in the summertime, enjoy the
crisp and cool mountain air. You can
tackle the foot trail to the top or take
the shuttle. The extensive visitors
center, gift shop and forestry museum
are run by the Cradle of Forestry in
America Interpretive Association.

For the mountain bike enthusiast,
Jackrabbit Mountain Recreation
Area is just across the line in North
Carolina, five minutes or so from
downtown Hiawassee. It boasts eight
hiking and biking trails situated next
to beautiful Lake Chatuge.
Of course, no hiking trail matches
the famous Appalachian Trail, 76
miles of which pass through Georgia.
Easy access to the trail and a picnic
area can be found about 10 miles east
of Hiawassee where the trail crosses
Hwy. 76 at Dick’s Creek Gap. Southbounders can exit 16 miles later at
Unicoi Gap off GA 17/75. For more

There’s golf … and then there’s
mountain golf. The Denis Griffiths-­
designed Brasstown Valley Resort
Golf Course has been ranked by
both Golf Digest and Leading Golf
Courses of America as one of the top
courses to play in Georgia. Winding
through wildlife preserves, ponds and
streams, the scenic course offers five
sets of tees for all skill levels.

Shores Golf Course in nearby
Hayesville, NC, offers one of the
best golfing experiences in the area.
Measuring at 6,498 yards from the
back tees, the course offers a challenge for a variety of players. Also in

is carved out of the rolling mountains
for a view that’ll have you reaching
for your camera — as well as your
driver! The par-72 Willard Byrd
championship course offers plenty
of varied terrain, elevation changes
and water features; yet the links play
relatively flat.
