Greystar Green Awards - Overview
What are the Greystar Green Awards?
Twice a year (during April for Earth Day and during Greystar's “Sustainable September” event), each
Greystar-managed community updates a survey to record the green initiatives it completed throughout
the year.
The survey is broken out into seven categories, and communities earn points based on their responses
within each category. When a community reaches the designated point level in every category, they
receive the Greystar Green Award designation, a distinguished plaque for their office, and a logo to use
on their website. They are also listed in the Greystar Find an Apartment search as a Greystar Green
Community.

Greystar Green Awards - Overview
What are the award categories?
The seven categories are described below.
Community
• Community points are earned through promoting sustainability
within the property to residents, creating community events, and
providing resources.
Education
• Education points are earned by learning Greystar’s sustainability
policies, providing residents with conservation information,
following and promoting Greystar’s social media posts, and
incorporating sustainability topics in team meetings.
Energy Conservation
• Points are earned here by purchasing ENERGY STAR appliances
as replacements, installing energy saving devices in common
areas and apartment homes, and using high efficiency lighting.
Indoor Environmental
Quality
• IAQ points can be earned through green cleaning policies, making
non-smoking buildings available to residents, using low/no VOC
paints, and more.
Reduce/Reuse/Recycle
• RRR points are earned through reducing paper use, offering data
destruction to residents, using filtered water instead of bottled, and
promoting and improving recycling diversion for residents.

• The required category includes mandatory policy questions that
must be answered affirmatively to complete the category.
• Points are earned through the use of low-flow devices,
preventative maintenance, ensuring proper tracking of
consumption, and upgrading landscaping and irrigation systems to
reduce water consumption over time.
Greystar Green Awards – Community Accomplishments
What have Greystar communities done to save money and save the
planet?
Based on the 628 or 85% of our communities that fully completed the 2014 survey:
Community
Education
• 215 promoted and participated in Earth Hour or Earth Day,
and 85 handed out CFL bulbs for Earth Day 2014.
• 18 communities have a community garden or greenhouse.
• 25 offer premium parking for hybrid or electric cars.
• 15% of communities actively promote the use of ridesharing
and/or public transportation.
• 65% have convenient access to public transportation.
• 34% provide maps and information about bike riding, 40%
have bike racks, and 37% have easy access to bike paths.
• 8 communities are LEED, NGBS, or Austin Energy certified,
and 32 communities are in the LEED, NGBS, or other green
building certification process (see map attached).
• 70% of managers have read the Greystar Sustainability
Policies.
• 62% of community managers include green topics in each
monthly team meeting.
• 43% provide water and energy conservation tips to residents
at move-in, 17% include conservation topics in their resident
newsletters, and 29% include them on their website and
social media
• 61% of communities follow Greystar’s Redefining Green on
social media, and 27% forward posts to clients/residents as
appropriate.
• 50% of managers talk to at least two vendors each quarter
about ways to improve conservation and recycling.
Energy Conservation
• 49% of apartment homes carry ENERGY STAR dishwashers. 48% of refrigerators, 40% of clothes washers, and 40% of water heaters
are ENERGY STAR certified, as are 37% of HVAC units.
• 46% of units have digital programmable thermostats to help residents lower electric consumption and save money
• 46% of model units have energy saving devices.
• 46% have ceiling fans in more than 50% of living and bedrooms.
• 16 communities have on-site solar photovoltaic electricity or hot water generation.
• 25% of communities change out all unit incandescent bulbs to CFLs on turns, 71% use CFLs or LEDs in the leasing office, and 5%
distribute them in their move-in package to residents, and 35% provide free replacement CFL's.

flyers, replacing them with electronic
communications.
• 89% use tap water, filtered water, or a water
cooler as alternatives to single-use bottled water.
• 56% use a document/data destruction
(shredding) service that picks up paper for
recycling.
• 18% offer residents reused or reusable moving
boxes for packing.
• 99% of Greystar communities use
only FSC Certified recycled
paper, and recycle all paper in the
leasing office.
• 99% of Greystar communities
neither buy nor distribute single
use water bottles.
• 99% of Greystar communities
have designated at least one
team member to be responsible
for sustainability at the
community.
Water Conservation
• 66% of maintenance teams replace every toilet flapper on every turn for water conservation.
• 49% of units have low flow aerators; 51% have low-flow shower heads (<2.0 gpm), and 44% of units have low flow toilets (<1.6 gpf).
• 45% limit landscaping to drought-resistant, native planting, and 76% of irrigation systems are on timers.
