THE SHOPPES AT PRAIRIE LAKES
Nestled between the boundaries of Madison
and Sun Prairie, Dane County’s fastest growing
community, The Shoppes at Prairie Lakes is a
brand new regional shopping experience. This
sprawling 110 acre center has been designed to
combine many daily shopping needs into one
convenient destination making it truly a thirdplace that can fit in all times and needs of a
shopper’s day.
At the heart of Prairie Lakes are four premier bigbox anchor sites that currently offer three high
volume traffic generating stores: Target, Costco,
and Woodman’s Market. There are two big-box
sites currently available for purchase.

Prairie Lakes’ anchor stores are expected to
generate close to $6MM in weekly sales and
$300MM in annual revenue.

This 145,000 square foot Target Supercenter
opened in March of 2009. Designed in a new
Prairie Style, it has been toughted as the best
looking Target and has produced more traffic
than it’s Madison East Counterpart.

Our parent company, Prairie Development,
conducted extensive research to understand the
specific needs of the region prior to accepting
deals with our primary anchors. These big-box
anchor stores will provide a retail experience
currently unavailable in one convenient location
anywhere in the region. Our extensive research
found that customers were looking for Big,
Quick and Easy shopping destinations located
closer to home.
Conveniently located across the street from
Prairie Lakes is Woodman’s Grocery, a 200,000 sq.
ft. mega grocery store. This regional employee
owned grocery store offers exceptional prices.
This location provides an excellent opportunity
to capitalize on cross traffic between the grocery
center, Target, and Costco.
This strategy has proven to be effective for
the chosen retail mix. Our site has opened
with great fanfair being featured in many
publications including the Wisconsin State
Journal and InBusiness Magazine.
The region’s second Costco store opened
November of 2012. Our collaboration with Costco
helped them to discover that over 20% of their
current traffic was being generated from the Sun
Prairie / Madison East community. Within the first
weekend that Costco opened it’s 156,000 square
foot facility, it generated the largest revenue of
the stores opening in that same time-period.

Built using Cabela’s next-generation layout this
86,000 sq. foot store will be “designed to surround
customers in an outdoor-like experience with
museum-quality wildlife displays.” The store will
include a large mountain replica, gun library,
bargain cave, indoor archery range, deli and
fudge shop.

The new Marcus Cinema planned for Sun Prairie
will be a true entertainment destination.
Marcus Theatres is introducing a strikingly new
innovative theatre design. Dramatic modern
lines, a towering glass atrium and a sweeping
entrance canopy, combined with stunning stone,
tile and metal finishes, will create a gorgeous
environment.
The Marcus Cinema in Sun Prairie will have
all reserved DreamLounger(SM) recliner
seating in every auditorium, two UltraScreen
DLX(TM) auditoriums, four Big Screen Bistro(R)
auditoriums, a Zaffiro’s Express and a Take
Five Lounge. With 12 screens to choose from,
including two UltraScreen DLX auditoriums, plus
a wide and tempting variety of in-theatre food
and beverage options and the relaxing Take Five
Lounge, guests can enjoy a complete night out
all in one convenient location.
