With the “Lease Now, Buy Later” option, preapproved, potential homebuyers sign a condominium lease and, at the end of a one-year term, are
offered the home at a price guaranteed at the time
the lease is signed. Pinnacle then gives them
approximately 25 percent of their lease payments
back toward the down payment.

of the state, Bergen County boasts
close access to various parts of New
York City. Boroughs such as Fort Lee and
Englewood Cliffs are only minutes from the
George Washington Bridge, while the towns
of Rutherford and Lyndhurst have closer
access to Manhattan via the Lincoln Tunnel.
Bergen County features a mix of townships and boroughs, as well as a few cities,
such as Garfield, Englewood and Hackensack,
which is the county seat. The county includes
several higher education institutions, including
Fairleigh Dickinson University, Ramapo and
Felician colleges and Bergen County College,
as well as five major hospitals.
Public transportation around the county —
but especially into New York City — is readily
available by bus or train. Major arteries such
as routes 4, 17 and 46; interstates 80, 95 and
287; and the Garden State Parkway and the
New Jersey Turnpike cut through the county
at various points, making commuting easy.
During the fall, residents can enjoy music
festivals or street fairs held in parks and
downtown areas. And for traditional fall fun,
residents can pick their own apples and
pumpkins at Demarest Farms in Hillsdale,
which also offers hay rides and features a
corn maze. Various towns throughout Bergen
also keep their farmers markets open
through October.

in size and affordability. Towns
also vary in their ambiance, with
some offering more of a city-feel
with high-rise condos and larger populations,
and others maintaining more of a small-town
atmosphere with a makeup of mostly singlefamily homes and a quaint downtown.
“Bergen County often is described as the
‘Suburbs of New York,’” said Eileen O’Driscoll,
president of the Eastern Bergen County Board
of Realtors (EBCBOR). “Many folks, while working in New York, like to raise their families in
an independent dwelling with a back yard and
a short enough commute that doesn’t keep
them on the road all day. Others, who like the
city life ... choose condo- and apartment-style
living in those towns closest to the city.”

Meadowlands Board of Realtors.
North Arlington has a median sales price
of $245,000 while Lyndhurst is at $315,000.
Hyde said both North Arlington
and Lyndhurst feature a variety of housing
options, such as apartments and condominiums, along with large residential areas that
appeal to families.
“This area is experiencing growing
neighborhoods, with the overflow coming
from Hoboken and Jersey City,” she
explained. “People are moving out of those
areas to places that are close to transportation but affordable. We’re very centrally
located with access to a lot of things, yet
we’re not in the middle of the hustle and bustle of the busy city.”
Residents in southern Bergen County
are close to the Meadowlands sports
complex and Meadowlands conservation
area. Newark Liberty International Airport
also is within a half-hour drive of the towns
in this area.
“There are a lot of young people who
love the hustle and bustle of the city. They
like the convenience of walking out their door
and to a restaurant,” Hyde said. “However,
once they start to settle in for a family,
they’re looking for the suburbs; they want to
be close to city life, yet they want the possibilities that this area offers for families.”

Diversity reigns in Passaic County

assaic County is as diverse in its
population as it is in its housing options.
Despite certain towns being closer
to New York City than others, prices vary
throughout the county because each town
features a different type of lifestyle.
Towns in the southern part of the county
are in close proximity to the Garden State
Parkway, routes 17 and 46, and Interstate 80,
as well as public-transportation options.
The farther north residents are located,
the farther they are from major highways but
the closer they are to New York State. Route
23 and Interstate 287 are major roadways that
access the center and northwestern half of the
county, close to the towns of Pompton Lakes,
Bloomingdale, Wanaque and West Milford.
CITY LIFE OR COUNTRY LIFE
“Passaic County is shaped a little bit like
the state of New Jersey, and you have
the northern
part of the
county and
the southern
part of the
county,” said
Orly Steinberg, broker of Coldwell Banker
Residential Brokerage in Ringwood. “Being
that southern Passaic County is closer to
New York City, it does get more urban and
cosmopolitan. As you drive north, it gets
more suburban and rural feeling.”
Buyers looking for more of an urban lifestyle will like the towns of Paterson (the county seat) and Passaic, which are located in the
southern portion of the county. The median
sales price for homes in these communities is
$169,000 and $200,000, respectively.
Buyers looking for more of a rural setting
and even lakefront living should look to the
northern part of the county in towns such as
Wanaque, Ringwood and West Milford.
Homes in these towns have a median sales
price of $350,000, $410,000 and $319,000,
respectively.
Compared to Bergen County, buyers for
the most part will be able to get more house
for their money along with lower taxes, said
Carol Van Savage, president of the Passaic
County Board of Realtors.
“People like Passaic County because we
have trains, buses and access to so many
highways,” she said. “The part of the county
down at the bottom is only about 10 miles to
the Lincoln Tunnel, so residents there have
access to the tunnel easily. The highways will
take them to the George Washington Bridge
or down to the Holland Tunnel, so they can
get over to the city easily.”
AT HOME IN
RICH IN HISTORY, THINGS TO DO
There are a host of great attractions located
in the county, such as state and county parks
and national historic sites like Long Pond
Ironworks in West Milford and the Great Falls
and Lambert Castle in Paterson.
“We have shopping centers galore here,
including Willowbrook Mall (in Wayne),” Van
Savage stated. “Most of the towns have strip
malls, and along Route 3 there are so many
stores and food places — more than you could
ever ask for.”
During the fall, residents farther north can
visit Warwick, N.Y., where there’s an annual
Applefest (this year it’s on Oct. 14), as well as
a drive-in movie theater. Residents in West
Milford are only two miles from this location.
Van Savage said there are a few farms in
Passaic County, including Farms View in
Wayne and Richfield Farms in Clifton, which
features a year-round petting zoo and a complete garden shop that also sells produce.

county include William Paterson University
in Wayne, Berkeley College in Woodland Park,

While buyers might think that the towns
closest to New York command higher prices,
the fact is that each town throughout the
county features a wide range of prices.
“In Clifton, you can find a one-bedroom
co-op or condo for $89,000 or a house for
$769,000,” Steinberg explained. “In a town

Passaic County now has places to offer, Van
Savage pointed out.
“Years ago, buyers interested in activeadult communities had to head down to
South Jersey,” she said. “So now, people can
still be near their doctors if they’re seniors
who have lived here for a long time, and they
can be near their grandkids.”
A couple 55-and-older places in the county
are Four Seasons at Great Notch Spa and
Club in Woodland Park and Wanaque Reserve
in Wanaque. Four Seasons features attached
homes and condos priced from the low
$400,000s to the high $600,000s, and
Wanaque Reserve has condos priced from
the low $300,000s to the high $400,000s.
“Passaic County is one of the best-kept
secrets in New Jersey,” Steinberg said.
“People usually think of Jersey as either
Newark or Elizabeth or the ‘Shore,’ but they
don’t think of this New York State topography that lends itself to a mountainous-lake
region.”

W
hen it came time to get a job at age
16, Claudia H. Sanchez didn’t have to
look far. Her dad, Ken Hansen, owned
and operated a Manhattan-based photographic equipment business. “I would watch
the way my dad interacted with the clientele
and colleagues. The store’s slogan was
‘Where photographic friends are made and
kept,’” said Sanchez, sales associate at Terrie
O’Connor Realtors in Allendale.
“Always on a friendly level, my dad
respected their privacy, was discreet and
comfortable to be around. These are qualities
that have stayed with me,” said Sanchez.
“Whether it’s one of my buyers or sellers, I
have a true interest in them and want to do the
very best job I can. You’ll often hear me ask,
‘Are you guys happy? Are you comfortable?’”
Claudia and her husband, Vico Sanchez,
moved to Bergen County in 1997 when they
purchased their first house in Teaneck. A
mother with two youngsters, Claudia began
teaching at Bogart Memorial School in Bogota.
One of the parents, Annie Longa was
affiliated with RE/MAX. At Longa’s urging,
Sanchez decided to “give it a shot.” After getting her real estate license, the two became
colleagues at the Teaneck RE/MAX office
in 2001. Longa proved to be a competent
mentor, and Sanchez was a quick learner.
When Sanchez and her family moved
to Allendale in 2003, it made logical sense
for her to transfer to the Allendale office
of RE/MAX. “Clients just naturally believe
that where you live, that’s your area of experience,” she said.
Armed with energy and enthusiasm,
Sanchez quickly embedded herself into the
community fiber, joining the Allendale
Woman’s Club, Allendale Foundation for
Educational Excellence and Allendale PTO,
while assisting the Allendale Chamber
of Commerce in various community projects.
Sanchez then made her third and final
move to Terrie O’Connor Realtors. “It was
really fun and I enjoyed forging a partnership
with fellow Realtor Carol Gates. We were
referred to as ‘the dream team’ and the concept really took off,” said Sanchez.
However, Sanchez was forced to market
herself after Gates relocated to Florida
in August 2011. She earned the Circle of
Excellence Sales Award at the Silver Level
for the past two years and is again on the fast
track to maintain her reputation as the topselling agent in Allendale.
Q&A
Q: What personal qualities do you bring
to your profession that best serve your
clients?
Sanchez: My clients have my attention, my
knowledge of the current market conditions,
and my discretion. I’ve been involved in the
service industry for over 25 years, the past 10
of which have been specifically devoted to
the real estate market. It is important as the

service provider to understand what specifically makes the industry you are servicing
tick at that moment.
There’s an emotional element to either
purchasing and/or selling a home. It is my job
to compassionately understand that element
and at the same time handle the transaction
as a professional business negotiator.
Q: What advice do you have for clients
shopping for a home in this difficult economy?
Sanchez: The current state of the economy
plays a huge role in determining the current
condition of the housing market. While it has
put a strain on many homeowners, it makes
for a very realistic market for homebuyers.
The low interest rates and the ‘realistic’ home
values create a perfect setting for qualified
buyers.
Q: What was your most interesting or
challenging home buying or selling experience?
Sanchez: I met with a couple who were
getting married. Each had children from previous marriages. The plan was to sell one
of their homes and purchase a larger one,
better suited to accommodate a large family.
A home in the neighborhood came on the
market at the same time they were preparing
their house for sale. My clients told me specifically, “We want that house. It will be our new
home.”
They got married. Seasons passed, and
after several unavoidable delays put their
house on the market. After a number of
showings, we finally had a buyer. Surprisingly,
their dream home was still available. At the
very last moment during negotiations, another buyer showed interest in their future home
and a bidding war ensued. In the end, we won
that war.
Q: What are buyers looking for today?
Sanchez: Homebuyers are looking for
a home with three or four bedrooms, two or
three bathrooms, on a well-sized property
on a residential street in a town with a strong
school system.
Q: When attending an Open House, what
key things should prospective homebuyers
look for or ask about?
Sanchez: The house has 10 seconds to
make a first impression as the buyer views
the home from the street, and another 10
seconds as they enter the front door. The
buyer should feel as if the house is a place
they can call home. The town’s offerings
and the house’s relation to schools, parks
and transportation should be key questions.
The buyers should also be aware of the
age of the house, the mechanicals, the roof,
and other updates, renovations and additions.
Q: What gives you the biggest kick
about your job?
Sanchez: The daily interaction with my
clients and my colleagues, the ups and downs
of the market, the various levels of intensity
during negotiations, and securing the purchase of my client’s dream home, or selling
a client’s family home to a thrilled buyer are
all part of “the biggest kick.”

he counties of Monmouth,
Ocean, Atlantic and Cape May
offer residents a different
lifestyle than what’s found in northern New Jersey, say real estate
professionals familiar with those
counties and their communities.
Residents aren’t far from
a relaxing walk on the beach, and
ocean views and breezes are a
daily reality for those with waterfront properties.
While residents in Monmouth
County have a quicker commute
to the northern part of the state
and to New York City via ferry
service, the other three counties
have access to the Garden State
Parkway, so trips to see friends
and loved ones up north aren’t
difficult.
Iconic destinations such
as Asbury Park and Atlantic City
are found along the shore, as are
popular public beaches and miles
of boardwalk. During summer
months when these counties
swell with visitors and seasonal
residents, there are countless
things to keep you occupied every
day of the week. But, when the
summer visitors go home, those
who stay behind still have plenty
of amenities and
activities
to enjoy.

organized by local municipalities.
From Sept. 29-30, Chowderfest

Shore towns that Poyner
said are worth noting include
Asbury Park (median sales price
$220,000), Belmar ($450,000),
Bradley Beach ($306,750) and
Spring Lake ($310,000).
Typically, the homes by the
shore tend to be priced higher,
Poyner said, but condos for less
than $150,000 can be found
in a town like Atlantic Highlands
(median home sales price
$250,000).
Towns more inland, such as
Marlboro, Manalapan, Colts Neck
and Freehold (which is the county seat), have median sales
prices of $481,500, $377,000,
$630,000 and $263,000,
respectively. Towns along the
northeastern tip of the county,
such as Highlands, Rumson and
Sea Bright, have median sales
prices of $169,750, $764,500
and $419,000, respectively.
“People from Bergen County
are most likely to move to
Monmouth County,” Poyner stated. “The town in which my office
is located, Rumson, everybody
refers to as Ridgewood with
water.”

$233,000, respectively.
Residents of Cape May County
are surrounded by Victorian inns
and homes and have access
to miles of white, sandy beaches.
From the tip moving north,
buyers can take a look at towns
such as Cape May, Avalon and
Woodbine. The median sales
prices for homes in these communities are $424,500, $999,000
and $108,000, respectively. The
city of Cape May is at the southern tip of the state, while Avalon
is along the eastern shore
and Woodbine is more inland.

in Avalon, said both counties are
great for purchasing investment
properties because of the attractiveness of living on the shore.
“We have a great tax structure,”
he said. “Avalon, for example, has
one of the lowest tax rates in New
Jersey ($6,455.55 in 2011).”

Signs of recovery can be found in both
middle-class town and luxury home market

small, middle-class town
known for its low-property
taxes, CARLSTADT is
expected to follow a busy spring
and summer for home sales with
a busier-than-usual fall.
That’s what Anthony Cavallo,
sales associate for Real Living
Gateway Realtors, Hasbrouck
Heights, sees ahead for this
community of just over 6,000
residents, which offers easy
access to public transportation
and affordable housing as well.
He explained that Carlstadt is
sharing in the signs of recovery
that have been evident throughout much of Bergen County with
a steady increase in home sales
overall. “At the present time,
home sold prices have dropped,
but I do see it rising once again in
the near future,” he said.
Carlstadt, in particular, is
seeing a definite rise in first-time
homebuyers, he said, with interest rates improving. The town’s

a high rate of college-educated
residents with a higher-thanaverage median household
income — “make for a nice fit in
raising a family,” he said.
One slight improvement
observed this year was in the
number of days it took to sell
the average home. Cavallo puts

compared to 117 days in 2011 and
118 days in 2008.
Cavallo said 18 single-family
homes sold in 2008 at an average
price of $362,328, while 19
single-family homes sold in 2011
at an average price of $308,586.
This is not much of a price decrease and homes sold at almost

What should be noted about
the average price range for
2011 is that while most homes
fell in price between $295,000
and $410,000, there were some
high-priced homes in the
$500,000-$600,000 range,
though “few and far between,”
Cavallo said.

Those looking to buy today in
Carlstadt are expected to find 20
single-family homes ranging in
price from $297,900 for a threebedroom Cape Cod to $624,900
for a five-bedroom colonial.
The inventory also includes 15
multi-family homes priced from
$299,000 for four bedrooms to
$625,000 for six bedrooms. One
condo rounds out the picture,
and with one bedroom, it’s priced
at $150,000.
In KINNELON, the luxury
home market is showing signs
of a rebound, which could mean
good news is in sight for the residential market at all price points
in this Morris County community.
“One of the key factors I look
at in order to gauge overall market health is the luxury market,”
said William Boswell, sales
consultant and luxury homes
specialist for Coldwell Banker
Residential Brokerage in Franklin
Lakes.
He explained that usually
several homes have to sell
at lower price points to allow for
the move-up buyer to purchase
in the $1 million-plus price range.
Over the past 12 months, the
average sale price for a Kinnelon
home closing for over $1 million
is $1.67 million, up from $1.33
million in the 12 months prior.
“That is a strong increase
year over year and a reflection
of overall recovery. Across the
board and in all price ranges,
we are seeing increased buyer
activity, and a more buyer/seller
balance resulting.”
In addition, this summer's
busy pace, he said, has exceeded
that of summers over the past
few years.
Boswell expects next spring
will continue to bring more
of a balance between buyers
and sellers to the marketplace;
and if interest rates stay low,
sustained home values and even
small increases should be on the
horizon for 2013.
Most homes today sell within
165 days on the market, Boswell
noted.
Sales for 2011 were lagging
below that seen in 2008 both in
average selling price and in number of homes sold, according
to Boswell.
In 2011, 97 single-family
homes sold for an average
of $583,000 while in 2008, 102
single-family homes sold for an
average of $682,600.
There’s just one townhome/
condo community — Kinnelon
Ridge (for those 55 and above),
and one of these units sold
in 2011, followed by two in 2012.
When it comes to piquing
buyers’ interests, said Boswell,
one of Kinnelon’s strongest
assets is its “phenomenal school
district,” which was just ranked
fifth in New Jersey.
On the active market today
are 121 single-family homes
priced from $249,900 for
a three-bedroom log house to
$3.9 million for a nine-bedroom
contemporary. Also available
are 15 condo/townhouses
at $200,000 to $259,000.
