Independent Living
There are 55 independent living units with the
choice of duplex style or waterfront accommodation
in one, two or three bedrooms. The duplex style
units, each with their own courtyard, are well
positioned providing residents with space and
complete privacy. The luxury waterfront units boast
generous balconies and high ceilings along with
sweeping water views and refreshing breezes.
Flexi Apartments
The Flexi apartment complex is located centrally
and offers one and two bedroom accommodation.
Each spacious apartment has a balcony or patio
area providing a tranquil aspect overlooking the
community’s lush gardens.
Flexi apartment residents can choose their level of
services including meal options, weekly cleaning
and a heavy laundry service – sometimes a little
assistance in the day to day tasks can make a world
of difference.
Flexi services are also available to independent living
residents.

Information
General
Service Fees
When a resident purchases a unit or apartment in
a community such as Cypress Gardens Retirement
Community, they gain much more than just
accommodation. Residents are investing in a quality
lifestyle, access to a wide range of facilities, activities
and services, as well as the security of living in a
community environment.
At Cypress Gardens Retirement Community, the
annual operational costs for providing these facilities
and services are resident funded. These costs are
calculated on a monthly basis and are called General
Service Fees. TriCare does not make any profit on
General Service Fees paid by the residents.
The General Service budget is determined yearly by
TriCare in consultation with residents, as necessary.
Annual increases in the General Service Fees
(excluding the contributions to the Maintenance
Reserve Fund) are limited to CPI increases and
external cost increases (e.g. council rates), unless
approved by the residents.
General Service Fees include:
Staffing costs (24 hours a day, 7 days a week)
24 hour emergency call service
Government rates and charges (including water)
General insurance on units, community buildings,
facilities, equipment and furnishings
Community electricity accounts
Repairs and maintenance to the exterior and
interior of residents' units, all community buildings,
facilities, equipment and common gardens
Contribution to the Maintenance Reserve Fund
Residents are responsible for:
Personal telephone and electricity accounts
Contents Insurance (Public Liability insurance is
also recommended)
All personal and health costs

Service Fees
All residents are able to access additional Flexi
Services on a ‘Fee for Service’ basis.
Services included:
Meal options
Weekly supply and launder of bed and bath linen
Weekly housekeeping
Please refer to the separate ‘Service Fees’ sheet for
current schedule of general and additional service
fee information.
Maintenance
Reserve Fund
The purpose of this fund is to maintain capital
assets of the community, ensuring they are kept
in good working order and attractive presentation.
Contributions to this fund are determined on an
annual basis by an independent Quantity Surveyor.
The monies are held in a separate trust account and
remain dedicated to the community.
Termination and
Exit Fees
An exit fee and other associated costs are payable
upon the termination of your occupancy at Cypress
Gardens Retirement Community.
Please refer to the separate ‘Your Investment’ sheet
for current exit fee information.
A copy of the Public Information Document,
which provides a detailed summary of how
the community operates, service fees, terms
of tenure and copies of all relevant legal
documentation, is available upon request.
