Boating
Every year Foster Lake beckons thousands of boaters and water skiers who travel hundreds of
miles to enjoy the same lake that is right outside your front door. When the proposed dock is
completed, you'll have full access to boating this scenic lake. After days of relaxing, water skiing
and parasailing, if you think you've had enough of Foster Lake just east is Green Peter Lake
which is also a popular spot for boating, water skiing, fishing and camping.
Camping/Hiking
Lining Foster and Green Peter Lakes are plenty of campsites and trails to keep you busy all
summer long. On the opposite side of Foster Lake you can enjoy Sunnyside Park, which has 162
campsites with water and electric hook ups. But if you like to explore, the area east of Foster
Lake contains hundreds of campgrounds as well. Cascadia State Park, Longbow, Trout Creek,
Yukwah, Fernview and House Rock Campgrounds are all local favorites.
There are enough hiking trails scattered near the many campsites in the Foster Lake area to keep
any hiker preoccupied season after season. The Willamette National Forest to the east is home to
about 1,700 miles of trail. Many of these trail run through beautiful wilderness areas, while
others are easy-access trails open all year. And for those looking to hike one of the most famous
and longest trails in the country, access to the Pacific Crest Trail is only an hour and a half away.

Golfing
North of Sweet Home and just far enough off the beaten path is Mallard Creek Golf Course. The

Mallard Creek is an 18 hole Championship Golf Course that winds through
rolling hills, around and across Hamilton Creek, and alongside several lakes
as it makes a nearly 7000 yard journey around the foothills of the Cascade
Mountains in the Santiam River drainage basin of the Eastern Willamette
Valley.
Challenging and beautiful the course opened in 2000 and has rapidly become
a favorite for experienced and beginning golfers from the Willamette Valley
and all over the world. The bent grass greens and fairways are skillfully
maintained and provide a fair and enjoyable test for all golfers.

Fishing is abundant in the South Santiam River, which runs right through Sweet Home. Some of
the favorite local fishing opportunities include the Summer Steelhead, Spring Chinook Salmon
and Trout right in Foster Lake.
The Hatchery Summer Steelhead were introduced into the South Santiam River because of their
long run timing and hardiness. You'll find them available in good numbers between Foster Dam
downstream 18 river miles to Waterloo Park from April through October every year,with May
through July being the top producing months. Up to a thousand fish per month enter the river
during this time.
The Santiam River will continue to crank out healthy numbers of Spring Chinook Salmon
through June. They usually make their appearance about a month after the first Summer
Steelhead arrive. A couple of hot spots are the Lebanon Dam hole usually around the first of
May and at Waterloo Park just below the big rapids a couple weeks later.
If river fishing is not quite what you had in mind, Foster Lake is stocked with Trout from April
through September. Step out of your front door right into your boat and spend an afternoon
drifting the lake and watching the Osprey.
Mountain Biking
If your idea of fun is hopping on your bike and hitting the great outdoors, the Foster Lake area is
close to some of the best mountain biking in the country. With trails around the Santiam River
and paralleling the McKenzie River, you're offered a wide varieties of terrain. Snow seldomly
closes these trails and by April, dogwood trees fill the understory with their white crosses, and
trilliums dot the forest floor. In late May, delicate pink deer-head orchids and great yellow
bunches of Oregon grape blooms arrive. And in fall, chanterelle mushrooms sprout in the forest
while vine maple turns the river banks scarlet. These trails provides challenging and scenic
riding opportunities in the heart of the Oregon Cascades.
Sight Seeing
There are many wonderful sight-seeing adventures waiting for you in the Foster Lake area. From
one of the many historic covered bridges, to prehistoric carvings and the natural beauty of the
Cascade's trails and rivers, there is something for everyone.
Covered Bridges - At one time Oregon had more than 400 covered bridges. Today only a little
more than 50 remain, which is still more then any other state west of the Mississippi. Most of
these bridges are located around the Foster Lake area. Covered bridges in the area include
Crawfordsville, Dahlenburg, Short, Weddle and Whittemore
Cascadia Cave - A short hike from the Sweet Home Ranger District leads you to Cascadia Cave.
This cave features a number of ancient drawings carved into the wall dating back 8,000 years.
The markings come from early Cascade mountain inhabitants and match the style of markings
left by central and eastern Oregon cultures. This cave can be hard to find, but maps and tours are
available.
State Parks - With a number of State and County parks in the area, you can appreciate all the
beauty the Cascades offer. Enjoy an intimate weekend of camping and boating at John Neal
Memorial County Park or check out the trails, waterfalls and wildlife Cascadia State Park
provides.
Scenic Drives - If you're just looking to get away and find your own adventure, there are plenty
of scenic roads and highways to check out. Highway 20 east of Sweet Home, Pleasant Valley
Road, Quartsville Road east of Foster Lake and Highway 228 southwest of Sweet Home are
some of the local favorites.

RENTAL AGREEMENT
Parties: _____________________________________________ (Tenant) and Edgewater RV Resort and
Marina, LLC.
All parties agree to the following:
1.
Edgewater RV Resort & Marina, LLC (Marina) operates and maintains an anchorage (Marina) on
Foster Lake at 1400 60th Ave, Sweet Home, Or. 97386 for the rental of space to boat operators and owners
and for its own use and benefit in the operations of its various departments and services, but is not engaged in
the business of public wharfing.
2.
Tenant agrees to pay Marina $____________per [ ] Day [ ] Week [ ] Month [ ]Season [ ]

4.
Except as otherwise provided herein, this agreement may be terminated by either party on 10 days
written notice to the other, providing rent to and including date fixed for termination is paid before giving of
such notice by Tenant. This agreement is non transferable and the leased space can not be sublet. Marina
reserves the right to assign the boat to another slip in the marina at any time.
5.
Tenant agrees to use boat for personal use only and not for any commercial purpose and agrees to
vacate the premises upon written notice whenever said boat is used for other than pleasure.
6.
Tenant agrees not to store anything on the docks or fingers.
7.
Dogs, by law must be on a leash at all times. Dog nuisances will be a violation and grounds for
cancellation of this agreement, Tenant agrees to immediately clean up after their pets.
8.
No major repairs or overhauls will be performed on Tenants boat in the Marina. Tenant agrees to
inform Marina prior to any repairs or maintenance. Marina in its sole discretion will decide if the minor
repairs will be allowed. No electric power tools are allowed on the docks at any time. Tenants agree to report
any and all spills of any toxic chemical or product immediately to Marina. Tenants boat will be kept in a neat
and orderly manner at all times.
9.
No For Sale signs are allowed on Tenants boat in the Marina. Marina reserves the right to remove any
non approved signs from the boat.
10.
When Tenants boat enters the Marina, it immediately comes under the jurisdiction of the Marina and
shall be berthed where ordered, maneuvered as directed and moored in a safe manner. All connections to
Marina electric will be grounded.
11.
Tenant shall not throw, discharge or deposit from any boat or float any refuse matter, oil, spirits,
inflammable liquid, or oily bilges into the water or upon the premises of Marina. NO CARRY ON
GASSOLINE ON THE DOCKS.
12.
There shall be no laundering or drying of wearing apparel on the deck or rigging in the Marina.
13.
Tenant agrees not to engage the boat in gear while secured to the dock. Unnecessary operation of
engines while in berth is not allowed.
14.
Marina reserves the right to inspect Tenants boat to ensure it is properly identified and equipped for
safe operation in accordance with the Coast Guard Regulations and other applicable regulations.
15.
The speed limit within the Marina will be 5 mph or NO WAKE, which ever is the slowest.
16.
There is no Swimming in the Marina or from any docks or fingers.
17.
No Cleaning of fish on the docks or fingers at any time.
18.
Children under 12 must be accompanied by Parents or a responsible adult at all times and must wear
an approved personal flotation device at all times.
19.
Tenant agrees to pay for any damage by Tenant or any of his/her guests, children, agents and
employees. The safe conduct of such persons is the sole responsibility of the Tenant.
20.
Tenant shall promptly notify the Marina of any unsafe or hazardous situation that comes to their
attention.
21.
Tenant agrees to notify the Marina if the boat is going to be away from the Marina for a period longer
than four (4) days.
22.
No overnight stays are permitted by law at the Marina or on Foster Lake.
23.
Tenant agrees to comply, and to cause his agents, employees, children and guests to comply with all
posted rules and regulations of Marina as fully as though they were set forth herein, and should any such
person breach any provision of this agreement or violate any posted rule or regulation, Marina may terminate
this agreement immediately, remove the boat from her mooring space at Tenants risk and expense and retake
possession of the mooring space.
24.
Should Marina employ an attorney to enforce payment of any sum due hereunder or to enforce any
obligation of the Tenant there under, Tenant agrees to pay costs of such action, together with reasonable
attorney’s fees, regardless of whether suit is filed, at trial and upon appeal.
25.
Tenant agrees to hold Marina free and harmless and indemnify Marina against all claims, loss or
liability from and on account of any damage or injury to third persons of the property of third persons on
account of any act or omission on the part of Tenant or his agents, employees or guests, or in the use of the
moorings or mooring space for the boat.
26.
By this Agreement, Marina merely grants Tenant the license to use and occupy moorage space for
Tenants boat and assumes no responsibility beyond that of a mere licensor. Neither Marina nor its officers,
agents or employees shall have any liability for any loss or damage of any kind to the Tenants boat, her gear,
equipment or personnel, for any cause, including theft, fire, collision, chaffing and sinking. Further, neither
Marina nor its officers, agents or employees shall have any liability to Tenant for any loss of, nor damage of
any kind, to any kind of other personal property, including motor vehicles, left in or on the buildings, parking
lots or other premises of Marina for any cause whatsoever, including those mentioned above.
27.
Either party may give the other party any written notice provided herein by personal delivery or by
deposit in the United States Mail directed to the appropriate address shown above. Notice by mail shall be
deemed to have been given on the day following the date of deposit.
28.
This Agreement may be modified only in writing signed by the party against, whom enforcement is
sought. No waiver or any breach of any of the provisions of this agreement shall be construed as a waiver of
any succeeding breach of the same or of any other provision.
29.
Boat pumping is the responsibility of the tenant. All boats requiring pumping by Marina will be billed
$_____________ for each pumping.
30.
Tenant agrees to provide insurance for his/her boat and list Edgewater RV Resort and Marina, LLC as
additional insured.
PLEASE READ THIS AGREEMENT CAREFULLY AS IT CREATES LIABILITY ON YOUR PART
AND SERVES TO RELEASE EDGEWATER RV RESORT & MARINA, LLC FROM LIABILITY.
