The Board of Directors and staff of
the Greater Cincinnati Northern Kentucky
Apartment Association is ecstatic about the
Prestige Awards 2015 rapidly approaching on
Friday, November 6 at the Hyatt Regency in
downtown Cincinnati.
This event has been 10 years in the making.
The Prestige Committee has raised more than $72,000 from sponsorships alone! That is a record high for this event. Thank you to BRG
Apartments for stepping forward as the $10,000 Diamond Sponsor and
to Fath Properties for following with their $7,500 Platinum Sponsorship.
Mere words cannot describe how impressive it is for any association to
have this many wonderful members step forward to honor the best in
the local multifamily housing industry.
Good luck and congratulations to all the finalists and winners of
the Prestige Awards 2015. We had more than 180 people nominated for
15 categories with 124 candidates proceeding through the personal interviews. We also exceeded our expectations with 250 category entries
for the member and associate awards. Because of all your hard work all
year round, everyone will go home a winner!
The judging this year was as intense as ever. Six different individuals from within our industry but outside our market were brought in for
two days on two separate weeks. Several categories were decided by
the optional bonus points and often times all the entries within a single
category were within 5 points.

BOB HERZOG TO HOST PRESTIGE AWARDS
Bob Herzog joined the Local 12 team at the end of 2005 and
since then has worn many hats at the station. He currently anchors
Good Morning Cincinnati. The notorious tradition known as Dance
Party Friday, for better or worse, was Bob’s creation, and the off-beat
segment, The Cooler, also gets the “Bob Treatment” each day.
Bob is a Cincinnati guy. More specifically, he’s a proud West
Side guy. As a hometown boy, he takes special pride in getting involved in community events. From the Rusty Ball and the Delhi Skirt
Game, to the Freestore Foodbank’s Hunger Walk and JDRF Walk
to Cure Diabetes, Bob is always inspired to see neighbors helping
neighbors.
He graduated from Oak Hills High School, and Xavier
University where he majored in Communications: Electronic Media
and minored in Natural Sciences. Bob also obtained a law degree
from Chase College of Law at Northern Kentucky University.
Bob loves all kinds of music and movies and has a passion for
basketball, but his number one hobby is spending time with his wife
and four children.

Mania! Held this year at Dave & Buster’s in the Springdale
area, this is the first stage on the way to earning a spot in the national
competition to be held in San Francisco in June 2016.
More than 25 competitors are currently registered to compete in
the eight timed skill-based games, however, if you know someone who
still is interested in competing, please contact Michele at the Apartment Association office.
Admission is $35 per person and includes food, two drink tickets and a $5 game card.
Children under 16 are free to attend, however, will not receive a game card. Game cards will

A MESSAGE FROM THE PRESIDENT

The biggest event of the year for the
Greater Cincinnati Northern Kentucky
Apartment Association is quickly approaching: the Prestige Awards on the
evening of Friday November 6! This very
special event to recognize professionalism
and achievement in the local multi-family housing industry has been a two-year
project in the making. Becky Alejandrino

and your committee for their many hours
in putting this special night together! I know I am excited for this
event as it has been 10 years since we last held the Prestige Awards
as the economic challenges we were all facing in 2008 and 2009
forced the Board of Directors to make the decision to not have
the event in 2010. The time and cost of putting this huge event
together were not something any of us could prioritize at that time.
I also want to thank the numerous member companies for their
sponsorship of this costly celebration! I hope you have made your
reservations to attend this very special night of recognition and
celebration!
I want to say a special thank you to the more than 180 industry professionals nominated for one of the People Awards! Being
nominated by your company to represent them for one of these
awards speaks volumes for your contributions to each company’s
performance. The finalists and winners should be very proud of
their recognition as the competition made the selection process
extremely difficult for the judges brought in from Michigan. As
the winners get announced Friday evening let’s all make them feel
the honor of their award with our applause! This will be a great
opportunity for us to show our appreciation for how they represent
our industry.
Our October elections resulted in the re-elections to the board
of directors of Don Brunner from BRG Apartments and Stacy
Walton from Capital Investment Group. Newly elected to the
Board of Directors were JD Carey with North Street Properties and
Kim Hurd from Milhaus Management. Each of these GCNKAA
Board of Directors will serve three-year terms.
The Associate members elected the following individuals to serve two-year terms on the Associate Council: Elizabeth
Hardman from Apartments.com, Rick Holste with HD Supply,
Abbie Huffman with LCS/Rent Manager, Dennis Merkle from
Scotts Lawn Service, Jim Mischell with Cincinnati Coin Laundry,
Ashleigh Ridnour with Cort Furniture and Travis Smith with VIP
Waste.
I would like to congratulate all of the individuals elected and
thank them for their service to the Greater Cincinnati Northern
Kentucky Apartment Association. It is the dedication and commitment of these individuals and the companies they represent that
has helped make our Association so special, and what will keep it
engaged and healthy well into the future.
We have scheduled some great events to close out the year
that you will not want to miss. On November 19th is GCNKAA’s
Maintenance Mania which will be held from 5:00pm to 7:00pm
at Dave & Buster’s in Springdale. This is a great opportunity for
all members to show their support and appreciation for our maintenance technicians for their professionalism in taking care of our
properties and our residents. If you think you are the fastest maintenance tech, contact Michele at the Apartment Association to see
how you can compete. And don’t forget to come cheer on our all
maintenance techs as they take their first step toward the national
competition. Also, on December 10 at the Kenwood Country Club
join us for the 18th Annual Holiday Cheers Party and Outreach
Benefit. All the fun gets started at 5:00 pm. This is a great event to
kick off your celebration of the holiday season with your friends
in the multi-family industry and a great way to purchase some
wonderful gifts for friends or family and support Outreach at the
same time.

FALL EDUCATIONAL PROGRAMS WINDING DOWN; PLANS
COMPLETE FOR SPRING 2016

October was an extremely
busy month for education. We
had 12 students complete all
coursework for the National
Apartment Leasing Professional
(NALP) program. For the
two Certificate for Apartment
Maintenance
Technicians
(CAMT) modules, we had more
than 30 students in each. The
final two modules for CAMT
Vicki Burke
will be in November. Those
Education Coordinator
classes are at capacity at this
time. For the EPA 608 training and exam, we had 24 enrolled. Supplier Success had 10 enrolled – this course is
a prerequisite for the Certified Apartment Supplier program which begins in January. The Lease Up Strategies
seminar had 11 enrolled. Thanks to all the instructors for
these programs. Also thanks to Heyman Law who sponsored the Lease Up Strategies seminar.
Relationship Building for Community Managers
has been rescheduled for Wednesday, November 18 from
1:00 pm to 4:00 pm. There is still time to enroll in this
seminar as well as the Lunch and Learn on Wednesday,
November 11 entitled Substance Abuse Prevention –
Building Healthy Communities. For more information
on these programs, go to www.gcnkaa.org/education.
The Spring schedule will be full with the Certified
Apartment Manager (CAM), Certified Apartment
Supplier (CAS), and Certificate for Apartment
Maintenance Technicians (CAMT) programs offered.

Outreach scholarships are available for each the CAM and CAMT programs with the deadline for application being Tuesday, December 8, 2015.

The Spring schedule will also see again seminars in Disaster
Preparedness, EPA 608 Training and Exam, Apartments 101, Supplier
Success, and our traditional spring Pool School. Our Trade Show will include Keep Calm and Lease More with national speaker Patty MorganSeager; Ensuring Accessibility and Fair Housing for People with Disabilities
with Deb Jetter from Housing Opportunities Made Equal and a panel of
experts; and Understanding Bed Bugs from Both Sides – Maintenance and
Pest Management with Dale Lunsford from Panorama Apartments and
Matt/John Snowball from Snowball Pest Control. New seminars included
in the spring schedule are Your Reputation Matters and a lunch and learn on
Mental Disabilities including Hoarding.

IRO UPDATE
Our next IRO meeting will be Tuesday, November 17 from 5:30 to 7:30
pm. Jennifer Quick, Occupancy Specialist with Capital Investment Group,
will be addressing the topic of Best Practices for Handling Resident Issues
During Move In and Occupancy. Thanks to Energy Alliances for sponsoring
the food and drink for this meeting.

pm for Best Practice in Maintenance with Chad Bernhardt from PLK

NAA TO HIT 10 MILLION MEMBER UNITS BY END OF 2016
An Update From the National Apartment Association
The National Apartment Association has set a new goal of 10
million member units by the end of 2016. The campaign, 10 in 2:
Growing Stronger Together, was initiated by 2015 NAA Chairman
of the Board Tom Beaton, CPM.
“It has to be the top priority because it all revolves around
membership,” says Beaton, Senior Vice President, Management,
for Boston-based The Dolben Company. “Our members strengthen
our legislative voice and create additional NAA Education Institute
(NAAEI) educational opportunities.”
As part of the association’s continued growth, NAA recently welcomed a new affiliate, the California Rental Housing
Association (CalRHA), to its network. CalRHA is comprised
of eight local California affiliates that banded together to create a state association, strengthening their voice in California.
Collectively, CalRHA will represent 18,477 members and 419,777
units in California. The new charter will likely grow NAA’s membership significantly.
“We are pleased that NAA is now able to better serve the state
of California and its multifamily housing members,” said Doug
Culkin, CAE, President & CEO of NAA. “As our network of affiliates continues to expand nationwide, NAA remains the leading
advocate for quality rental housing.”
To support the NAA Network’s growth and strengthen its relationship with affiliates, NAA unveiled its second annual Affiliate
Membership Challenge. Last year’s inaugural 2014 Affiliate
Membership Challenge provided a fun and creative way for NAA
to energize its membership and staff. Affiliates actively recruited
non-member properties and companies in their local areas, growing their membership base and earning thousands of dollars’ worth
of prizes along the way.
The Greater Cincinnati Northern Kentucky Apartment
Association has also created a goal of 90,000 units by the end of
this year. We are currently at more than 88,000 units. GCNKAA is
also ranked as one of the top performing affiliates at the national
level, coming in at the gold level by increasing unit count between
2500 and 4999 units since the kick off of the national drive in
2015. We are currently awaiting the final results from NAA to see
if we are one of the winners of their growth giveaway.

GCNKAA 2016 TRADE SHOW BOOTHS NOW ON SALE
The Greater Cincinnati Northern Kentucky Apartment
Association’s 2016 Trade Show will be held on Thursday, March
10, at Receptions Banquet Facility in Fairfield, Ohio. Each year,
this trade show attracts over 1200 attendees in the multifamily
housing industry who are anxious to build on their already established business relationships as well as shop for new products or
services for their communities.
BOOTH SALES INFORMATION
• Booths go on sale beginning Tuesday, September 1.
• We have two different sizes for booths this year. Booths that
are 6’ x 8’ are $600 and booths that are 6’ x 10’ are $750.
Booth price includes table, 2 chairs, pipe and drapes, electric,
booth marker. Call GCNKAA with any special requests.
• Booths are sold on a first come first serve basis. We currently
have 94 booths available. We generally sell out by January so
be sure to call the office as soon as possible.
• Each booth is 6’ deep x 8’wide or 6’ deep by 10’ wide.
BOOTH SELECTION PROCESS
• Click here for the floorplan of the 2016 trade show booths as
well as the contract. Please note that – as changes happen on
a daily basis – this version of the floorplan may not be com-
pletely up-to-date.
• Look at the floorplan and decide which booth you would like,
then simply either:
◦ Call Michele at the GCNKAA office at 513 407-8612 with
your booth selection(s). She will advise you as to whether
the booth is still available. Please have a second option in
mind should your first pick already be taken.
◦ OR fill out the booth contract, complete with your first
three (3) booth choices and fax back to 513 407-7868.
BOOTH RESERVATIONS AND PAYMENTS
• After you have selected your booth with the Apartment
Association, you must either forward GCNKAA a signed contract or remit full payment to reserve that booth.
• You may pay for your booth with check or credit card or call
the office for an invoice.
• We cannot hold a booth longer than 14 days without enclosed
contract or payment. After those 14 days, if we do not receive
a contract or full payment, GCNKAA will contact you for
payment or contract. If no response, GCNKAA may release
the booth you selected.
• Full payment of all booths must be received by March 1,
2016.

VIP WASTE OWNERS RECEIVE ALUMNA OF THE YEAR
AWARDS
The Cedarville University Alumni Association presented its
five highest awards to alumni during the Legacy Dinner on homecoming weekend. The awards include Alumna of the Year, Young
Alumnus of the Year, Honorary Alumnus of the Year, Distinguished
Service Award, and Distinguished Educator Award. The ceremony
was held in Doden Field House on Friday, October 2, 2015.
“Cedarville University is blessed with a wonderful network
of alumni, who are spread throughout the world living out their
calling strategically for the kingdom of God,” said Thomas White,
president of Cedarville University. “We are proud to honor these
alumni award winners and their lives of faithfulness ‘for the Word
of God and the Testimony of Jesus Christ.’”
Two graduates will share the Young Alumnus of the Year
honor. Jesse Lear and Travis Smith, both members of the class
of 2009, co-founded V.I.P. Waste Services in 2010. The company
provides doorstep trash and recycling pickup to more than 30,000
apartments each week. Awards include Young Entrepreneur of
the Year in 2014 by the U.S. Small Business Association and the
Empact100 award at the United Nations.
ABOUT JESSE LEAR
As a business student at Cedarville, Jesse Lear dreamed of
becoming an entrepreneur directly after graduation. Following
graduation, he moved back with his parents and began plans to
start a business. When his money ran out before his business took
off, he moved to Columbus and sold cable TV service door-todoor. During that time, he and his co-worker and roommate, Travis
Smith – also a Cedarville graduate, noticed a need for a trash service that would pick up trash from apartment renters. After investigating the possibilities, Jesse and Travis began V.I.P. Waste, which
gathers and disposes of waste and recycling in apartment communities. In 2014, V.I.P. Waste was named one of the Top 30 Startups
to Watch.
With the support of his parents and two sisters, Jesse has been
awarded the Young Entrepreneur of the Year 2014 by the U.S.
Small Business Association, as well as being given an Empact100
award by the United Nations as one of the top 100 companies in
the U.S. run by entrepreneurs younger than 35. He has also been
mentioned in Time, Success, Entrepreneur, and other publications.
ABOUT TRAVIS SMITH
When Young Alumnus of the Year Travis Smith recalls his
time at Cedarville University, he remembers the relationships that
God used to change him. He also remembers how during his senior year indoor track season he entered the national meet ranked
No. 1. A devastating blow for him during this track meet humbled
him and taught him three lessons that he continues to benefit from
today: 1. Visualize what you want. 2. Talent is never enough. 3.
Pride is your enemy. After that experience, he began sharing his
experience with his classmate Jesse Lear. Jesse told him about how
he placed goals for himself to work toward, keeping pictures of
the things he wanted. Travis began doing the same thing. He also
started taking his classes and training seriously.
Since graduating from Cedarville University, Travis started
V.I.P. Waste with Jesse Lear ’09 when they realized the hassle that
apartment renters experienced when taking trash to the dumpster
in Ohio winters. V.I.P. Waste now employs more than 30 people in
three states and four cities by providing doorstep trash and recycling pickup service in more than 30,000 apartments and households each week.
Travis is also a member of the Cedarville University School
of Business Advisory Board, Co-Chairman of the Columbus
Apartment Association, Member of the Greater CincinnatiNorthern Kentucky Apartment Association Associate Council,
Council Member of Fellowship of Christian Athletes (Central
Ohio Branch) Summer Camp Advisory Council, and a volunteer
in the children’s ministry at Rock City Church of Columbus, Ohio.
Travis references Philippians 3:13 and advises students that “many
times what you perceive as a great weakness is actually a great
strength. Only when you know your weaknesses can you mitigate
them, so be honest with yourself enough to know them and always
strive to find ways to use them to your advantage.”

Over the past six years the Greater Cincinnati Northern Kentucky
Apartment Association (GCNKAA) has spent over $100,000 in legal fees defending members from further encroachment of the various government entities into their business affairs and pocketbooks.
Beginning in 2008 when the City of Cincinnati initiated the Chronic
Nuisance Ordinance to reduce 911 calls from multifamily dwellings
by making the managers of those communities criminally liable,
along with multiple onerous stipulations through the current situation
of Campbell County, Kentucky, raising fees to $45 per unit rather
than per property to balance their budget, the legislative budget has
taken heavy blows.
On the list found on page 18, you will find our members who
have made a generous investment toward this fund. We cannot thank
you enough. When it comes time to renew your dues, please consider
including the $50 contribution to the Industry Defense fund. It is
through the cooperation of all of our members who help with financing this fund that the GCNKAA can act on behalf of the membership.

5 STEPS TO PREPARE APARTMENT COMMUNITIES FOR WINTER

Put a preventive maintenance plan in place to
deal with colder temperatures, slippery ice
and mounds of snow.
Even areas that
are used to dealing
with winter weather,
such as Boston, were
surprised by the magnitude of what last
winter had to offer.
The Old Farmer’s
Almanac is predicting
an equally frigid winter this year, complete with temperatures below average and snow,
so apartment-community owners and managers definitely need
to plan ahead. Jim Dormandy, maintenance director for Dolben,
shared his winter maintenance best practices for preparing the
properties he manages.
1. SECURE VENDORS.
September and October are ideal times to touch base with
vendors about supplies and services. This includes products such
as salt for sidewalks, as well as services such as water remediation,
snow removal and plumbing.
“Make sure they’re up to speed and they have all of the property contact information, and they have everything up to date,
as far as who they would need to call and who would be calling
them,” Dormandy recommends.
Another tip apartment community owners and managers may
consider requesting is a priority agreement, in which their business
will take precedence (e.g., “We guarantee we’ll be there within
two hours” noted in the contract) over other properties during an
emergency.
2. TAKE INVENTORY OF EQUIPMENT AND UTILITIES.
There should be a record of what is available (e.g., shovels,
snow blower), and any equipment that may be used during the
season should be tested to make sure it works.
“The last thing you want to do on that first snowstorm is walk
into the shop and then forget that you had broken two of the shovels in the last storm and that the spreader spring had broken off,”

“A lot of times, you could turn one of those on and say, ‘Oh,
I hear it. That’s fantastic.’ That doesn’t necessarily mean that the
coils have energized and that it’s actually blowing out heat,” he
added.

This should be done throughout fall, until leaves stop dropping. The important thing is to make sure there is nothing clogging
these drainage areas when snow hits.
“The last thing you want is 2 feet of snow all over the property and 50 percent of your storm-water management system is
clogged,” Dormandy explains, as it can create additional water issues and damage across the property.
Be sure to check drains again in the spring to prevent damage
during spring showers.
4. SPREAD RESOURCES ACROSS PROPERTIES.
For owners and managers with multiple properties, communication is key to avoid product shortages, especially when deliveries may be delayed because of high demand (like the need for salt
last winter).
“If one property is sitting on three or four pallets [of salt],
and another property is down to their last bag, we have our guys
communicating with each other and saying ‘OK, let’s supplement
this property until their delivery comes,’” Dormandy explained.
“And then, once that delivery would come, we would replenish
that property that did have the surplus.”
5. SHARE LEARNING EXPERIENCES WITH OTHERS.
Dormandy distinctly remembers an incident early in his career: He neglected to properly winterize his community’s irrigation system.
I learned the hard way in the spring, when I had to replace
all sorts of heads and lines and everything else underground,” he
recalled.
Now, he makes sure to use an air compressor to blow out all
of the water in the lines and inspects everything thoroughly before
winter weather hits. And he shares these cautionary tales regularly
to help younger technicians and others in the industry avoid the
same types of mistakes.
“You just hope that they retain it, and that they pass it on to
their technicians or other techs or supers in the industry, because
that’s the only way we’re all going to learn, is, unfortunately, by
our mistakes and making sure they don’t happen a second time,”
he noted.
Preventive maintenance programs may differ between properties as well, so customize schedules as needed. Dolben provides
weekly, monthly, semiannual and annual checklists to help its
maintenance teams catch any potential problems. Staff should also
attach receipts for services performed by outside vendors, to show
that a task has been completed.

E-COMMERCE CHALLENGES APARTMENT OPERATIONS WITH
EXCESS PACKAGES

Tracking a package requires roughly 10 minutes of employee
time. And after managing approximately a million packages in
2014 — with a 50 percent increase expected for 2015, thanks to
the popularity of online shopping — Camden Property Trust this
summer fully implemented its new policy of refusing to accept
packages at any of its 169 properties.
“Package-gate,” as Camden President Keith Oden referred to
the situation, would have cost the company an estimated $3.3 million in lost productivity, based on time required and average wages. Previously, residents would rush in to pick up packages right
as the office was closing or before it opened. Now they will have
to travel to a nearby post office or carrier center or have purchases
shipped elsewhere such as workplaces.
This process has some residents irate, as they view package
acceptance as an essential amenity. One resident equated cancellation of the service to refusing to perform maintenance, and another noted the burden now placed on residents to travel to another
location. Although it may cut costs for the company upfront, it
may lead to a greater revenue hit if enough residents decide not
to renew their leases and to look for new apartment homes with
friendlier package policies.
Other apartment communities are attempting to rectify the
package situation with less drastic measures. Examples include
providing residents with secured access to storage facilities or requesting permission for staff to drop off packages in their apartment homes. Some are also placing weight restrictions to limit
what types of parcels can be delivered to cut down on space required to store them.
Landlords have more power to impose restrictions these days,
with low vacancy rates giving tenants fewer options. But analysts
noted that with a surge in new apartment supply in the pipeline,
especially in higher-end markets, landlords who refuse packagedelivery services run the risk of alienating tenants as the market
slows.
Camden’s new policy is more extreme than any of the other
large apartment operators, said Dave Bragg, an analyst at investment-research firm Green Street Advisors. But, he said, “It’s
consistent with the sense of frustration that we’ve picked up from
apartment operators.”
Lisa Malin, a community manager at Camden Deerfield, a
292-unit garden apartment project in Alpharetta, Ga., owned by
Camden Property Trust, said the volume of packages the building
received last year “overwhelmed our lives.” Residents would rush
in to get packages just as the management office was closing or
came knocking on the glass early in the morning, before it opened,
she said.
But all apartment communities will be watching to see how
successful Camden’s policy is and if it could work for their own
operations.
Mr. Oden of Camden Property Trust said most of the uproar is
coming from a small percentage of residents who are heavy online
shoppers or run businesses out of their homes that require them to
receive packages daily. Still, “I’m not going to say that we didn’t
catch a few arrows in the back,” he said.
