Current Events:
• Irving-based development firm NewcrestImage landed
$35.65 million in financing to redevelop 22 story, 180,000
square-foot Mercantile Commerce Building. The plans to the
now vacant office building include a new dual-branded AC
Hotel and Residence Inn.
• Fort Worth-based real estate developer and investor John
Goff is buying five historic buildings in the district. He plans
to market the century-old commercial buildings to startup
companies and creative firms that want unique office space.
• HOK has been hired by the owners of the 50 story Trammell
Crow Center on Ross Avenue to design the redo of the 30 year-old building. Plans call for a revamp of the lobby
areas and reworking the entrances to the office tower.
• San Francisco-based Spear Street Capital has put the
Landmark Center in Dallas’ historic West End neighborhood
under contract. The six-story, 133,716 square-foot red brick
building was said to have sold at $200 per square foot, or
$26.7 million.
• Dallas investor Jonas Woods has closed on his latest deal
in downtown Dallas, the office real estate portion of One
Dallas Center. The mixed-use building at 350 N. St. Paul
St. is home to Dallas-based architecture firm HKS Inc. and
Dallas-based Greyhound Lines Inc.
• Demolition has started on the more than century old 4 story Brewery Building at Continental and Houston
streets. Provident is planning an apartment project on the
site.

Current Events:
• Mark Masinter, managing member of Dallas-based Open
Realty Advisors bought Knox Park Village with CIM Group, a
Los Angeles investor group. The plan is to make the parking
garage more noticeable, improve landscaping, and upgrade
the office space common areas.
• A CBRE Global Investors-sponsored fund has acquired
Mockingbird Station, a mixed-use, transit-oriented
development at the northeast corner of Mockingbird lane
and North Central Expressway in Dallas. The 10 story,
148,878 square foot office tower is 94 percent occupied
and the 197,367 square feet of retail space is 92 percent
occupied.
• Tenants in the 60 year-old Meadows Building on Greenville
Avenue say the new owners intend to demolish a massive
portion of the landmark to make room for a driveway. The
plan is to raze the two-story strip to make way for this
driveway connecting the Davaco/Energy Square tower that
sits on the North Central Expressway service road. The
demolition would also potentially destroy the courtyard that
sits in front of the building.

Current Events:
• California property investor Buchanan Street Partners officially
bought the Tollway Plaza office buildings. The 370,000 squarefoot buildings are almost fully leased to tenants including Travis
Wolff LLP, Axxess Technology Solutions, HQ Global and Stewart
Title. The buildings were expected to fetch almost $230 per
square foot.
• Coral Gables, Florida-based America’s Capital Partners has
acquired Signature Exchange, a two-tower, 460,000 squarefoot office complex. The building is 92 percent occupied with
key tenants that include EMC Corporation, Regus, Equifax and
Yardi Systems.
• JP Morgan Chase plans to build a complex of five office
buildings to house its 6,000 workers in Plano. The details of the
almost 1 million square-foot campus at State Highway 121 and
the Dallas North Tollway are still being worked out by the firm.
• Mycon General Contractors Inc. bought a 46,000 square-foot
office building at 17311 Dallas Parkway in Dallas where they
plan to remodel and use for its new headquarters.
• Yacht Harbor Capital Advisors bought Fairways I, a 35,000
square-foot office building. The building is located on Knoll
Trail Drive, north of the intersection of Keller Springs Road and
the Dallas North Tollway, on the fifth hole of Bent Tree Country
Club.
• Fannie Mae plans to occupy a single, 300,000 square-foot
regional office in the Granite Park multi-tenant office park in
Plano at the southeast Dallas North Tollway and Sam Rayburn
Tollway. Fannie Mae will not be able to consolidate its current
three locations until 2018.

Current Events
• Sundance Square has announced several new retailers and
restaurants coming to downtown Fort Worth in the coming
months. IT’SUGAR will be opening a new location at 502
Main Street in between Mi Cocina and Barse Jewelry in
April 2016. Yolk, a breakfast and brunch restaurant, will
be opening in March 2016 at 305 Main Street. The former
location of Cowtown Diner should provide the restaurant
excellent access to clientele working in City Center. Other
notable announcements include the controversial addition
of a Hooter’s to the City Place office development owned by
Spire Realty.
• Pre-construction began late December 2015 on the recently
announced Frost Tower. The project already has leases
signed for Anthracite Realty, Jetta Operating, and Frost
Bank. Set do deliver December 2017, this building will be in
a class of its own and looks to push the high rent watermark
in the CBD.
• XTO plans to build an eight story parking garage on the lot
it owns that is bounded by Houston, Throckmorton, Sixth
and Seventh streets. The eight story structure will contain
roughly 800 car parks to serve XTO’s 2,000 downtown
employees.

Gables Residential’s Water Street project kicked off construction. The long awaited mixed-use development fronting Lake Carolyn will
complete its first phase with more than 300 apartments and 60,000 SF
of retail on O’Connor Road near State Highway 114.
•
Human resources firm OneSource Virtual Inc. is in talks with developer
Billingsley Co. and the city of Dallas to relocate its corporate
headquarters to the new Cypress Waters development. The company
would bring 900 workers to a 4 story, 215,000 square-foot office
project that is set to open next year.
•
California-based Motorsport Aftermarket Group and MAG Retail
merged and are now shopping for a new home.
•
Hartman Corporate Park Place, an affiliate to Hartman Short Term
Income Properties XX, purchased Corporate Park Place. The 113,000
square foot office building was 80 percent leased and home to a
diverse mix of tenants including Baker Hughes, Reliant Energy, and
Homeowners of America Inc.

Current Events:
• Occidental Petroleum Corp is relocating up to 100
employees from Dallas to its Houston headquarters in an
effort to consolidate Dallas operations. This will result in
several floors becoming vacant in Occidental Tower, a 540
thousand square foot office tower at 5005 LBJ Freeway.
Occidental will continue to occupy roughly 20% of the
building.
• Triwest Plaza at 3030 Lyndon B Johnson Freeway was
purchased by Greenfield Partners. The 369,025 square
feet Class A office building is 77.3% leased and the largest
tenant, ClubCorp, renewed their lease on a long term basis.
• After having a successful Initial Public Offering in 2015,

Current Events
• Nashville-based Ryman Hospitality Properties Inc., owner
of the Gaylord Texan, announced that the property will get
a $120 million expansion. The expansion will add 300 more
guest rooms as well as 86,000 square feet of meeting space. Once completed, the Gaylord Texan will be the second
largest non-gaming convention center hotel in the United
States.
• The Arlington City Council has agreed to partner with the
Texas Rangers on a 100,000 square foot entertainment
complex and upscale hotel across the street from the
ballpark. The development will be built in Rangers Lot A at
the southwest corner of Nolan Ryan Expressway and East
Randol Mill Road.
• Granite Properties, Inc. broke ground on their new 160,000
SF Class A office building in Southlake. Set to be delivered
December 2016, the building will be six stories with
structured parking.
• Solana business park, recently purchased by the
Blackstone Group, has received roughly $60 million worth of
improvements. Among the improvements are an updated
color scheme, new way-finding signs, and a new parking
structure that will give Solana one of the largest parking
ratios in Dallas-Fort Worth.

Miller Parkway. The developer will receive an estimated
$8.1 million in sales tax reimbursements. The current plan
for the location calls for a 52,000 square foot travel center,

retail. • Champion’s Circle, a development by Fine Line Diversified
Development, occupies the rest of the SWQ of Highway 114
and Interstate 35W. The development has landed Tanger

• Saint Michael and All Angels Episcopal Church are

• Stanton Road Capital, through its affiliate SRC Waterview

• North Texas’s biggest new business campus is up for grabs.
State Farm Insurance plans to sell the 4-building regional
office campus in Richardson. They have sold and leased

Current Events:
• Scott Rohrman, a real estate developer whom has bought
over 40 properties in Deep Ellum, recently acquired an
orange-yellow three-story office and retail building located
at 2626 W Mockingbird Lane. Rohrman’s preference would
be to preserve the building but he has not confirmed that
proposition is economically practical.
• Dunhill Partners plans to develop a 22 story office building
that will be called the Design District Tower. This is part of
a legacy project that will also include a 22 story Virgin Hotel
with 45 condos on top as well as a 123 room Joi de Vivre
Hotel with 225 illume apartments on top.

Current Events:
• According to Jones Lang LaSalle’s annual “America’s Most
Expensive Streets” report, office space on McKinney Avenue
at $43.81 per square foot is almost twice as expensive as the
overall North Texas average.
• The landmark Crescent in Uptown Dallas is in the midst of a
renovations to modernize the property according to Austin
Arnold, Crescent Real Estate project manager. The iconic
gates will be removed to enable a more open, modern concept
that includes large glass windows for retail spaces that allow
patrons to see what is happening inside.
• Developer Lincoln Property Co., less than six months after
buying the high-profile corner of Woodall Rodgers Freeway
and Pearl Street in the Dallas Arts District, is breaking ground
on a 22 story office high-rise. This project, called the Union, is
expected to open in about 18 months.
• The law firm Vinson & Elkins will be leaving Downtown Dallas
for Uptown, where they will take the top three floors at the
Union.
• The Perot family recently purchased three acres in Turtle Creek
near their family offices. Ross Perot Jr. considers this to be the
“last great undeveloped site” in Turtle Creek.
• Construction began on High Street Residential’s M-Line Tower
subsequent to the October demolition of the Café Express
restaurant in Uptown Dallas. The restaurant will reopen in 2017
when the 20 story, 262 unit residential and retail luxury tower is
completed at 3200 McKinney Avenue.
• PricewaterhouseCoopers will be taking 200,000 square feet
in the Uptown Dallas development Park District. The office
and multifamily Trammel Crow Co and Metlife Inc. project is
expected to begin in January 2016 and be completed in late
2017.
