ICR Commercial Real Estate will facilitate three main areas of importance, as detailed
below.
FINANCIAL MANAGEMENT AND REPORTING
With the assistance of our in-house Accounting Team, ICR Commercial Real Estate
will ensure accurate and timely financial information. Our financial budgets and
analysis can be customized to be as brief or as detailed as required. We will provide
services that include, but are not limited to, the following:

• Collection of rental fees and consequent reduction of costly arrears;
• Attendance at Rentalsman hearings as required;
• Implementation of actions for the collection of delinquent fees and charges;
• Payment of expenses (i.e. mortgage, taxes, insurance, utilities, snow removal,
repairs, cleaning, etc.) out of proceeds;
• Disbursement of net proceeds with comprehensive reporting on a timely basis
with month and year-to-date statements;
• Banking services as required; and
• Determination of appropriate levels of rental rates and development and
recommendation of annual operating budgets.
PHYSICAL AND MAINTENANCE
An experienced ICR Property Manager will work with in-house and outside
contractors, as necessary, to analyze your properties’ physical maintenance
requirements and implement a plan that is both comprehensive and cost effective.
We will provide services that include, but are not limited to, the following:
• Coordination and supervision of maintenance and upgrading activities;
• Coordination of caretaking, grounds keeping, interior and exterior common
area cleaning and maintenance as well as snow and refuse removal;
• Development of ongoing repair/replacement programs for structural and
decorative items to ensure the common properties quality appearance;
• Monitoring of environmental risks and recommendation of restorative
alternatives;
• Implementation of energy audits to determine efficiencies where required;
• Recommendation of energy management technologies with the goal of
energy savings;
• Thorough inspections of properties on a regular basis; and
• Provision of 24-hour contact and/or emergency service.
ADMINISTRATIVE COORDINATION
ICR Commercial Real Estate is cognizant of the uniqueness of residential
management and administration. Our Property Managers of ICR Commercial
Real Estate will ensure that your residential investment is managed effectively
and in compliance with The Residential Tenancies Act, 2006 consistent with
good residential practices.
We will provide services that include, but are not limited to, the following:
• Recommending appropriate rental rates and recommending improvements
that will maximize return;
• Advertising for tenants (internet services, newspaper, ICR website, ICR rental network);
• Presentation of property to prospective tenants;
• Thorough screening of tenants with employment, rental and credit references;
• Preparation of applications and leases;
• Administering move-in and move-out inspections;
• Monitoring of insurance coverage and tendering for most competitive quotes;
• Assistance with any and all insurance claim/appraisal matters; and,
• Communication with the Rentalsman office necessary for the proper implementation
of The Residential Tenancies Act, 2006.
