Spring Into
a Strong Real
Estate Market
in the Triangle
As we swing into the spring selling
season, it is refreshing and exciting
for all of us to see the numerous
positive articles and press releases
on the strength and activity of the
Triangle housing market. I was
reading a recent article from Forbes
which ranked Raleigh, NC #2 in
“The Next Biggest Boom Towns.”
The article references that Raleigh
is ranked as the #1 city for families
with young children. It also touts
that Raleigh has experienced the
second-highest overall population
increase and 3rd highest job growth
in the past two decades. What a
great time to live and work in such a
growing and successful area!
Interest rates are still at an all time
low and we have definitely seen
buyers taking advantage of those
rates. Inventory for resale and new
homes has decreased significantly.
According to TMLS the average
sales price is now at $244,000 and,
according to Stacey Anfindsen’s
TMLS update, new home sales were

up 21% during the first quarter of
2013.
It is definitely time to urge your
buyers to make their decision sooner
rather than later. It was reported
that in 2013, thus far, there has been
a decrease of only 13% of inventory
price reductions in new construction
as compared to 30% in 2012. Now
is a great time to take advantage of
the market and purchase a home
before both rates and prices rise
significantly. Do not forget that
Heritage has over 60 opportunities
of inventory homes, both finished
and under construction, starting
from the $150’s to over $600,000.
