Welcome to the Jackson House!
In 1991 Scott and Traci met while working as river
guides in the Grand Canyon. At the time, Scott’s parents owned The Jackson House
and operated it as a Bed & Breakfast. Scott and Traci had their wedding reception in
the front room! Little did they know that 15 years later they would purchase The
Jackson House. For over five years they completely renovated and remodeled. It has
been a labor of love.
A wonderful job opportunity took the family to Juneau, Alaska. Because of this they
have the opportunity to share their home with you. They love the area and this home
and someday hope to return. You can view the Heaton's renovation by checking out
their black scrapbook at the side of the book case.

We have put together some information to help make your visit more enjoyable.
Please take a moment to read the House Information
and then review the other sections if they apply.
House Information
House Keeping: The Jackson House has been cleaned for your visit. Please take a moment to
notice the condition of the home. We ask that you care for the home like it was your own and
leave it in good condition for the next guest. Your help is greatly appreciated so we can prepare
the house for the next renter. If you have time, you can help us prepare for the next guest by
completing the Check-out list that will be left for you.
Time Change: Utah and Arizona are different times during the summer. Arizona does not
implement daylight savings so when the time changes in the spring we are one hour behind
Utah. This can be confusing because cell phones operate off the Utah towers and will show the
Utah time. The house clocks are set to Arizona time but remember your phone will show Utah
time. Check-out is 10:00 Arizona time. A later check-out time can be requested with advance
notice.
Office: Nine years ago we started a business called Accountable Kids. We co-authored a
parenting book and created a chore chart system that helps parents teach accountability and
responsibility in the home. Accountable Kids offers jobs for people in the community and
provides opportunities for parents looking to share
Accountable Kids with others. You can learn more about

Accountable Kids is now managed out of our home in
Juneau, Alaska but we still ship from The Jackson House
in Arizona. Brigot has been the Accountable Kids Office
Manager for five years. She works in the office which is
located off the garage and above the
entertainment room. If you have requested
access to the garage, entertainment room
and third bathroom, then you have also
agreed to let us access the office during your stay. Brigot typically comes in
Monday afternoon and Friday morning to ship orders but we can arrange her
schedule to accommodate you. Brigot does not go into the main house and we
have added locking doors to the main house for extra privacy.
Brigot also helps us with The Jackson House Vacation Rental. If she is in the office during your
stay, you are welcome to ask for assistance . She can also help you if you have any shipping
needs during your stay. Thank you for accommodating us so our customer's orders are not
delayed.
Supplies: We have taken care to make sure that guests have everything they need while
staying at our home. There are towels, linens, detergents, kitchen supplies, sewing kits, and
toiletries for use during your stay. Our cleaner is very good about refilling containers, but if you
run out of something please call Traci at 907-957-7954 so she can make sure you have what
you need. We always keep extra supplies in the house in the stocking room.
Beds: There are two trundle beds in the Jackson House. The twin bed pulls out and then
raises up to form one large bed. Please take care when sliding the bed in and out because
there are screws that catch and can tear the bedding. After the bed is pulled out, you can raise
the bed by pulling up on the bar and then lifting the bed. There are two metal safety tabs that
must be released to lift the bar. Once the bed is up, you adjust the safety tabs so it locks the
bed.
There is an airbed and in the entertainment room and three thick sleeping mats and sleeping
bags in the cubby rooms. There is a portable crib in one of the cubby rooms.
Kitchen: The water to the fridge is turned off so the ice maker is not in operation. There are
several ice trays in the freezer for your use. The tap water tastes great and does not need
filtration. The garbage disposal is turned on by flipping the surge protector switch under the
sink. The kitchen counters may look like granite, but they are Formica which will burn and
scratch. Cutting boards are available under the sink for protection.
To turn on the faucet in the kitchen pull the lever out. Once the lever is pulled out you can then
pull it forward for hot or push back for cold. The window ledge is close to the faucet so you can’t
make it hot or cold until the lever is pulled completely out.
Misc house info: There is a house key hanging on the key rack on the kitchen cabinet
however, most guests prefer to use the combination lock using the code that was provided.
This code is unique to your stay. To use the combination lock, enter the four digit code, wait
two seconds and then turn the deadbolt. To lock the door, push the top button, wait two
seconds and then turn the deadbolt.
The front door doesn’t always shut tight and you may find it is best to use the dead bolt when
closing this door. The dryness in winter (from the wood burning stove) and moistness in
summer (from the evaporative cooler) keeps the windows and doors ever expanding and
contracting.
If you are walking in the upstairs hallway and you here a beep from a smoke detector, you must
have good energy. My husband has never made it go off, but for some reason when I walk out
of the blue bedroom the static electricity makes the detector below give a small beep. It doesn’t
happen very often but if it does beep, don’t worry.
Heat and Air
Air conditioning: The air controller is in the upstairs hallway. The
controller in the downstairs hallway is ONLY for the heater (although it
shows a setting for cooler). The Jackson House is cooled with an
evaporative cooler (also swamp cooler, desert cooler, and wet air cooler)
which is a device that cools air through the evaporation of water. This
system works great and can keep the home very cool.
An evaporative cooler works best when you open a window to draw the air through the home.
The window that is open tends to draw the air into the room and cool that area best. So if you
want to cool the downstairs bedroom, open the window a few inches to draw the cool air in. If
you want to cool the downstairs, just open the kitchen window and it will draw the cool air down.
There are only a few days of summer when it is very hot or very humid and the evaporative
cooler is not as effective. The great thing about this area is the nighttime air temperature drops
and just opening the doors and windows can cool things off quickly.
The evaporative cooler switch is upstairs in the hall. To turn the air on, flip the top switch to
“Pump on” and the bottom switch to “on”.
The Pump switch must be on if the air is on.
The left side of the controller has a dial temperature gauge so you can keep the temperature
constant. We like to keep it at 75-80 degrees during the day and then turn it down at night when
we are ready for bed. If you leave the home and it is not a hot day, you can help us save
energy costs by turning the pump and cooler off. Sometimes you may see a small drip down
the roof of the home, this is normal.
Basement air conditioner: The basement entertainment room stays relatively cool but if you
decide you want it extra cool, there is a portable air-conditioning unit in the corner behind the
couch. This unit is vented to the outside so please do not move the main unit. To turn on, push
the on button on the front or there use the remote hooked on the back of the unit. To get a
quick cool, turn on and then click “mega cool”. Please turn off when not in the room.
Upstairs bedroom fan: In the evening the quickest way to cool the upstairs is to put a fan in the
window and draw the cool air in. The blue bedroom has a fan under the bed that goes in the
window.
Windows: Most of the windows are original spun glass windows from the early 1900’s. If you
look closely you can see the unevenness and small bubbles in the glass. To open the windows
just unlatch the window and then gently push up. They are old and sometimes stick so just use
gentle pressure. Inside the window frames are large metal ballasts that keep the window up
when you let go.
The single pane windows do not offer great insulation from heat and cold. We have added
storm windows to the outside of the home. To open these look for the two tabs on the bottom
and push them both together. Then push the window up.
Heat: The main heat for the home is the gas furnace. The controller for the heater is in the
downstairs hall. Please note that this controller is NOT for the for the air-conditioning.
Although this controller has an indicator for "cool", it is only for heat. The Air
conditioning controller is in the upstairs hallway.
To turn on, open the cover and flip the “system” switch to “heat”. Then push
the “warmer” button until the desired temperature is shown on the screen.
When it is warm enough, turn the “system” switch to “off” or push the “cooler” button to a much
lower temperature and it will turn off. The temperature display will revert to current temperature
of the hous.
Portable Heaters: The furnace for the home only heats the main floor so we have three
portable heaters for your use. These heaters provide an even heat and are
very effective. The portable heaters can be set on high/low or Auto. Please
turn the portable heaters off when you leave the home. The fan may
continue to blow after the unit has been turned off until the heater cools
down.
Wood Stove: Our insurance will not cover damage from renters using the
wood stove. Please do not use the wood stove during your stay.
Outside
Outside lighting: There are numerous lights for the outside. There is a diagram below to
show you where the lights and switches are located.
Please turn off all outside lighting at night.
Backyard Landscape Lights: The backyard landscape lights are on a timer. Sometimes we
have power surges and the surge switch gets tripped. The control box is labeled and can be
found on the back, corner of the house by the sprinkler box and running river box. If the lights
do not turn on try flipping the white switch on the top left. If they still don’t turn on, try pushing
the “on” button”. Please do not turn any other buttons or push any other buttons besides the
“on” button. This timer is hard to program if it gets changed.
BBQ: The automatic lighter for the BBQ grill doesn’t work but there is a lighter in the kitchen. If
you use the last of the propane tank please call us and we will have a new tank brought over.
Please turn the propane tank off when finished grilling.
Running River: The backyard has a running river that is set on a
timer. On the back of the house there are three timer boxes. One is
for the sprinklers, one for the landscape lights and one for the river.
Please do not adjust the timer dial for when the river comes on and
off, but you can override the timer by flipping the red switch to "on"
instead of "timer". If you do override the timer, you MUST flip the
switch back to timer of the fountain will never shut off and can
overheat.
The river is filled through a timer on the sprinklers. It will fill the river four times a day. If the
water gets too low, the pump overloads and the river will shut down for one minute and then
turn back on when it cools down. If the fountain turns off and back on again it is because the
pump is getting too hot and we need to make some adjustments so the pump does not burn up.
This is typically due to low water in the reservoir. Please turn the red switch to “off” and contact
Traci at 907-957-7954 so the problem can be fixed.
Please don’t let kids or pets play in or around the river. The river has a protective liner that can
be torn and cause significant damage. The local swimming pool and park are much more fun!
Watering: The yard is on automatic sprinklers. The front yard control box is mounted to the
house outside the dining room window. The backyard control box is mounted to the house
under the office window. If the lawn, plants or trees look dry please let us know so we can
adjust the sprinklers.

TV, Internet & Phone
Internet: The network is 90909H and the password is “eat and sleep”. It is all lower case and
is put in with the spaces. The signal may vary on the upstairs floor. The town library, which is
1/2 block north of The Jackson House, has free internet and computers you can use.
TV: Most of our guests enjoy the front porch over the tv, but if you find yourself in the
entertainment room there is flat screen television and numerous movies to watch. The Jackson
House offered satellite TV in the past, but due to the infrequent use the dish satellite receiver
wasn't reliable. After speaking with numerous guests we have decided to increase our video
library instead of offering this service which was only being use once or twice a year. Please let
us know if this is a service that you would have preferred so we accommodate the needs for
future guests.
There is a RedBox at Honey’s Grocery Store in Kanab if you are looking for new releases, or
you can check out movies from the Fredonia Library under Scott & Traci Heaton. The library is
just around the corner and the librarian is Lisa Findlay who is Scott's sister. If you check out a
video from the Library, please take care to return everything before you leave so we can keep
this option available for future guests.
If the movie does not play when you put it in, push the “input” button on the left side of the tv
until it goes to AV2. There is also a button on the VCR to switch it between VHS and DVDs.
Cell Phones: Some cell phones do not receive great service in this area. If you phone is not
getting good signal try going outside to increase the signal. Remember that the cell tower is in
Utah so your phone will display Utah time which is one hour ahead of Arizona.
It is not uncommon for text messages to take longer to send and receive in our area. If you are
needing to connect with someone you may not want to rely on text messages because they are
often delayed.

Restaurants: The Cowboy Butte Grill and Steak House is just across the street but if you want
other choices Kanab has several good options.
Movies: There are two movies in Kanab. Neither have websites so you have to call to get the
titles and show times.

Post Office: Located right across the street.
Grocery Store: The are two grocery stores in Kanab.
 Glazier's Market - 264 S. 100 E.
 Honey's Market - 260 E. 300 S.
Liquor Store: Fredonia has three convenient stores that sell beer and wine. The alcohol level
is lower in Utah so guests prefer to shop for drinks locally.
 The Border Store - 2939 N. Hwy 89 A. Fredonia. Located right on the highway between
Arizona and Utah. This is not a very clean store.
 Buckskin Tavern - 2321 N. Main St. Fredonia. Located at the top of the hill going
towards Kanab. This is a bar that also sells packaged liquor.
 Kanab Liquor - 120 E. 100 S. Kanab. In Utah you can only buy beer in a grocery store.
If you want wine or spirits you need to visit the Utah state liquor store.
Swimming pool: Fredonia has a small vintage pool that is fun to go to. The cost is only $2.50
or you can buy a 10 swim punch pass for only $20.00. If you buy a pass and don’t use it all, feel
free to leave it for the next guest. The pool is located only two blocks away at Brown and 2nd
East. Phone: (928)643-7352. There is a pool in Kanab, but it is closed for the season due to
problems with the liner.
Play ground: There is a play ground at the park which is on Hortt street two blocks east.
Library - 130 N. Main Fredonia. Just one door north from the Jackson House. Lisa is the
librarian and is Scott’s sister. If you go in, say hello for us. You are welcome to check out any
books or videos under Scott & Traci Heaton. Just take care to return any items when leaving.
Golf - There are two golf courses in the area. If you are looking for more options, St. George,
Utah is only an hour and a half away and has championship courses.

Kids
We hope your kids enjoy staying at the Jackson House. There is a container in the garage with
miscellaneous play items for your use.
The basketball stand is fun to use and can be moved if needed however, the backboard will
break if anyone hangs on the rim.
Our kids love to use the concrete path around the house. If you open up all the gates it makes
a fun track to roller-skate or play.
There is a portable crib upstairs in one of the cubby rooms. There are also kid blankets in the
upstairs hall cupboard.
There is a foldable booster chair in the pantry. The seat is designed to flip over to
accommodate different heights.
There are four cubby rooms that make great play and sleep areas for kids. There are also three
sleeping pads and sleeping bags available for use.
The cubby rooms have toys and games. Please have your kids clean up after they are done so
it is organized for the next guest.
Pets
Our dog is named Annie and she was a rescue dog. Annie is now an Alaskan dog and
exploring new country with our family. Our home was set up for Annie, and we hope your dog
enjoys the Jackson House too. The side of the house has a fenced dog run that can be opened
to the inside garage kennel.
The Jackson House is dog friendly however, we do ask that your pet not go upstairs in the
carpeted area . We do have some comforters that are easier to wash than others. If you pet is
going to sleep with you in the downstairs bedroom, please select a blanket that can be washed
easily and leave it in the laundry room when leaving.
The outside garage door looks like a working dog door, but it is sealed shut to keep your dog
safely inside the gated areas.
The front and back yard is fully fenced but some dogs can get out through small spaces or
climb the lower fence. For your pets safety, only leave your dog alone in a crate, in the side dog
run or in the garage kennel.
Please be considerate of the next guest by cleaning up after your pet.
There are two pet gates for you to use. Please use one gate for the stairway to keep your pet in
the downstairs area.
The running river in the backyard is treated with chlorine. It probably isn't great for your dog to
drink, but it shouldn't hurt your pet. Annie has taken sips out of the river without any problems,
but your pet may be more sensitive. We recommend not having your dog play in or drink the
water. Never leave your dog unattended in the backyard. The fountain has a liner that can be
torn and cause significant damage.

Darol and Georgia Heaton - Scott’s parents live across the street.
If you have an emergency and cannot reach the owners, please contact Darol or
Georgia. If you are in our driveway and look across the street, they have the home with
the red door. Darol and Georgia owned the Jackson House before us and ran it as a
bed & breakfast. They know a lot about the Jackson House and can provide assistance
if needed.

You can help us keep our home in great running order by letting us know of any
maintenance issues. There is a form in the front of the book that can be filled out if you
notice any problems or have any suggestions on how we can improve the home for
future guests.
Jackson House History
The Jackson House has a history that dates back to the origination of the town. The home was
originally built by Mr. Jackson in the early 1900's, but he procrastinated this work and actually
built a new barn before the home. Apparently Mrs. Jackson didn't like that the animals had a
larger home, so when Mr. Jackson was away from home she moved the family from the small
one room shack into the new spacious barn. She refused to move out of the barn until she had
her new home. Mr. Jackson started building right
away and within a short time he had completed
the new home and Mrs. Jackson gave the barn
back to the animals. You can still see the original
one room shack behind the back fence, and the
barn has been renovated and turned into a
beautiful home at the end of the block.
History of Fredonia - Fredonia was originally
started as a business venture by five men who
invested time, money, and energy to build a dam
so they could create farmland under irrigation. Fredonia was officially established in 1885 and
families began to build up this pleasant, prospering, community. 1891 the town reached its goal
of expanding to 24 families. Virtually all of the early settlers who established the town of
Fredonia were seasoned pioneers. Many of them were in their forties and fifties by the time they
moved to the red sands of northern Arizona. They knew before they came to this area just how
hard it would be, but they also knew what the rewards could be. Many had been burned out,
driven out, and flooded out of their previous homes. When they came to Fredonia, it was the last
move many of them would make. Here they were and here they would stay.
The Name Fredonia - There has been some controversy over the years on how Fredonia
received it's name. In 1889 the Town Water Company Minutes refer to the name of the town as
Fredonia, and thus it has been ever since. It is interesting to note that fourteen other locations in
the United States are also called Fredonia. The name 'Fredonia' was originated by Dr. Samuel
Latham Mitchil (1764-1831), who served both as United States Senator and Representative
from the State of New York. He first coined the word shortly after 1800 from the English word
freedom with a Latin ending, with an idea of its meaning "place of freedom." Dr Mitchil proposed
it as a name for the nation, but it was never a serious contender.
The Earliest People- The Anasazi or Basket Makers were the first inhabitants in the area. Their
presence is marked by ancient ruins in the cliffs throughout Arizona. They farmed the plains
growing corn, beans, squash, tobacco and cotton. They also hunted deer and sheep. The
Anasazi reached the peak of their culture and then abandoned their homes and moved
southward about 1300 A.D. The cause is not clear, but it is believed that a severe drought or
invasion by the Navajos precipitated their move out of the area.
After the Anasazi left, the area was criss-crossed by nomadic tribes of Paiute, Navajo, Hopi, and
other Indian tribes. For centuries Indian people lived in the area of Pipe Spring, Moccasin, and
Big Canyon. They lived in small bands of extended family units and roamed the area, harvesting
seed which they used for grain. They were shy and non-aggressive people who lived in very
primitive conditions.
Jackson House Greeter
When you pull into the Jackson House there is a good chance that you will meet Darol Heaton,
who has become the Jackson House Greeter. Darol is Scott's father and my father-in-law.
Darol and his wife Georgia live right across the street. About twenty years ago they owned the
Jackson House and ran it as a bed & breakfast. Each day Darol and Georgia would check
guests in, cook breakfast and clean the home. Darol loved to meet people from all over the
world and was fascinated by family history. It was always a great joy if he could find a
commonality in the family tree.
Darol and Georgia have a strong love for family. They have 7 children 20 grandchildren and 9
great grandchildren. While we lived in Fredonia we were always busy working as a family
getting wood, tending the garden or doing a project. And if we couldn't find our kids, they were
typically across the street getting a treat from Georgia or watching a western with Darol.
When we were remodeling the Jackson House Darol was there to lend a helping hand, and he
provided great insight to how our old house worked. During the renovation Darol was the one
who hung the tree swing in our front yard so the kids would have a safe place to play. He
added three more swings to his front yard so they could each have their own when they came to
visit.
Darol and Geogia also help us with the laser engraving for our business, Accountable Kids.
Their engraver is busy six days a week and they are great asset to our business. You may
happen to see Darol picking up supplies from our side shed or dropping off a delivery of
engraved boards to the garage or Accountable Kids office. He helps us with repairs and
maintenance while we are away and keeps things running smoothly.
So if you happen to meet Darol, don't be surprised if he asks about your family tree, offers you
some vegetables fresh from the garden, or tells you about the history of the area. If you need
anything at all, Darol is always happy to help . Chances are, you will love our Jackson House
Greeter as much as we do!
