Masthope Mountain Community is a private, four season, family-oriented, recreational community. We
are dedicated to maintaining our current wide range of high quality amenities, and responsible planning
for those future amenities which will enhance our property values and overall quality of life on the
mountain. We are committed to protecting the natural beauty of our mountain and pledge to carefully
manage its finances and operations so we may deliver the highest level of services to our Members and
their Families. We embrace the diversity and contributions of all our Members and will treat the safety

News from the P.O.C. office
As leaves change, so has the face of the Masthope P.O.C. Office. The office has undergone many changes
over the past year: a new office manager, redistribution of job assignments, and the completion of our new
bookkeeping office. Our bookkeeping department is finally enjoying a room with a view. We have shifted
around office duties to better fit everyone’s needs, both inside and outside of the office. After being in the
bookkeeping department for the past four years, I started as the office manager in the spring. As your
friendly office staff, we hope to serve the community with a smile. Our goal is to help property owners with
any administrative needs they may have. During our mud season, when the office is closed on Tuesdays and
Wednesdays, we will be answering the phones to address any questions or concerns you may have. We hope
this is an added convenience for our property owners. As this year flies by, we hope to keep moving in a
positive direction. If you have any suggestions, please let me know. You can email me:

A Message from The President of the Board
First, I want to inform the community at large that this past May 2015 Steven Stern passed away.
Steve had been an active member of Masthope Community POC Board of Directors for more than 22
years. At his passing, Steve was the Chairman of the Board of Directors and had been the Chairman for
many years. Steve also acted as Chairman of the Whole at the Community General Membership
Meetings. He selflessly gave of himself to the betterment of this community. He was a friend and a man
of integrity. He believed in and loved this community and will be greatly missed.
Secondly, I would like to provide a few words excerpted from the CAI magazine “Common Ground”:
“A successful community association depends on many things, including strong leadership, detailed
records, fiscal responsibility, customer service, long-term planning and keeping up with the competition,
which means it’s no stretch to say that running a successful association is much like running a successful
business.
Board members and managers should use certain business-like approaches to efficiently operate the
association, but the association is not a business.
One legal measurement for whether a board is serving the community’s best interest is the business
judgement rule- a standard that requires board members to act in good faith, with due care and without
conflict of interest. In short, board members must ensure that whatever they do, they’re doing it for the
good of the community.
Ultimately, the board’s role is to protect and increase property values and to preserve or improve the
community’s quality of life.”
Overall, the Rules and Regulations created for this community are to protect the investment the
community members have made in Masthope. It is important to consider the safety, health and welfare of
all community members.
A Message from Recreation Management
The changing and transitioning from one season to another is one of the distinctive aspects of this
region and one that most people enjoy (icing roads, perhaps aside). With fall approaching, the Masthope
staff is in the mode of finishing up our summer activities and preparing for the fall season. The fall and
spring time at Masthope are traditionally the relatively “quiet” times when the activity is less hectic and
the pace of community life slows a bit. However, for many of us, these seasons are the best times to
appreciate what Masthope and Mother Nature have to offer. The natural beauty of the land and the
animals, large and small, that it supports can give us a sense of contentment that is difficult to find
elsewhere or at other times.
The stables and fitness center will have a regular, albeit cut-back off-season, schedule, and, of course,
the bar and restaurant and Market Place will remain open - also on a reduced schedule. It is always our
intention to maintain basic services, no matter what season of the year, for both full-time and part-time
property owners.
Of course, before you know it, the mountain will be covered with snow and skiing will be in full
swing. For so many of our property owners, skiing is why they purchased in Masthope. The reality is that
skiing creates a second busy season for our community, which helps support our food and beverage
operation, and which, in turn, allows us to maintain a high standard of service for all our members.
So, whether you’re a skier, or a sun worshipper, or just someone who wants to be surrounded by
nature, Masthope has it all. That’s why we have become one of the premier communities in Northeastern
Pennsylvania.

A Message from the E.C.C. Dept.
Dear Community Members,
We had a great and successful season. I had the pleasure of making contact with so many
residents over the course of the last year, and was pleased to have helped so many folks through the
process of obtaining permits to accomplish the work they desired to make their properties more valuable
and enjoyable.
The ECC committee has worked to simplify some of the permit applications to help make compliance
a much easier undertaking. All of our applications and sample plot plans can be found at
www.masthope.org. The permitting process helps to ensure that all contractors working within the
community are properly insured for everyone’s protection, as well as to ensure that the integrity of the
community’s many natural features and harmony remain intact.

A Message from the Stables
Thank you for another wonderful summer season! Our Kid’s program was a big hit again this year!
We hope all of you enjoyed watching and feeding Delilah, our cow.
Trail rides will continue throughout the fall; come and enjoy the beautiful foliage.
Our indoor arena is open year round for adults and children. Activities include pony rides, self-rides,
private lessons and games. The grooming and tacking private lesson for adults and children ages 4 and up
will also continue all year. Those of you not riding can enjoy watching from our heated viewing room.
A big thank you to all the great volunteers we have had this year! The petting zoo will remain open
daily; remember they love carrots. For more information or to make a reservation please call 685-4427.

A Message from Public Safety
I want to take this time to remind Property Owners and their Renters to be vigilant. If you see
something that doesn’t look right, call us. If you have a vehicle that is not normally around your area, call
us. Write a description of the vehicle and if possible the plate number, without putting yourself in harms
way. It is better to report something and be wrong than not to. We are here for the safety of both you and
your homes.

Once again this winter, it is our pleasure to bring you a fun-filled, memorable family experience at Ski Big
Bear. As owners in Masthope Mountain Community, you are able to enjoy skiing, snowboarding and
tubing in your own backyard. The lodge offers a snack bar, restaurant and bar. If you are new to the
community or new to skiing, be sure to sign up for a lesson so you can enjoy the ski amenity. Your
membership dues provide you with the opportunity to enjoy a great winter activity with your family.
As the new winter season approaches, people are asking questions about tuning skis and boards, validating passes, and
wondering when they can pick up season rentals. The biggest question of all is when we plan on opening. We hope to
answer many of your questions in this newsletter but if we miss something, don’t hesitate to call, email, visit skibigbear.com, become a fan on our Facebook page, follow us on Twitter and YouTube, or do the best old-fashioned thing
and come up for a visit. It is also fun to check out our web-cam on our website for a real time look at the mountain and
our progress as we blanket the mountain with snow. We are proud to work with the community and provide another fun
winter season. You own one of the best ski areas in Pennsylvania, and we will work hard to make sure to provide the
best winter recreation product possible.
Validation Sticker
As a reminder, any property owner in good standing may use the ski facility by stopping at the Skier Services desk and
obtaining an annual validation sticker. A new sticker is needed prior to skiing the first time each season. To be current
your sticker must read, “Expires 03/31/2016.” You will need to present your current Masthope ID card and sign a
Waiver of Liability. Individuals over the age of 18 years must sign for themselves. A parent/legal guardian will be
required to sign for those under 18 years of age. This waiver of liability can be downloaded and printed from our website
or picked up and filled out at the Skier Services desk. You can pick up your sticker in the Masthope office or ski office
during their specific business hours. We will also have validation stickers available for the November General
Membership Meeting. After your Masthope ID card is validated, it functions as your lift ticket/mountain pass and must
be displayed at all times while using the ski facility. Passes are non-transferrable and can only be used by the person
whose name and picture are on the pass.
Season Rentals – Please note deadline for discount is December 18, 2015
Season Rentals are available for pick-up starting on November 14th. The price for season rentals is discounted for anyone
that purchases their rentals by December 18th. Purchase of season rentals after December 18th will be at the regular rate
of $150. Season rentals not only save you money but also allow you to use the same equipment all season. If you have
growing children, we can accommodate their growing feet throughout the season with no additional charge. As your
skiing improves, you may want to increase the length of your skis, and that is not a problem with our season rental
program. All season rentals are on a first come, first serve basis, and there is limited inventory available for this program.
Discounts
Have friends or family that do not get a property owner’s pass? Encourage them to get their season pass by November 9 th
for $275 and save $50 off the regular price. After November 9th, the price goes up. A discount is available for guests
purchasing daily lift tickets. Property owner guest passes may be presented at any ticket window prior to purchase to
receive 25% off the regular daily lift ticket rate. There are no refunds for guest passes that are presented after the sale.
Snow Tubing
Tubing will be offered again this season at Ski Big Bear at a discounted rate to property owners and their guests. There is
a 42” height requirement and you must be able to go by yourself. It is not possible for small children to sit on a parent’s
lap. Property owners tubing with a valid sticker will receive 50% off the regular tubing rate. Guests with a guest pass
will receive 25% off the regular rate. The price is for a 2-hour session. Tubing hours: Saturdays 10:30am – 3:30pm and
Sundays 10:30am – 3:30pm (visit ski-bigbear.com for holiday hours). A waiver must be signed for each tubing visit.
Please visit our website to download, print and complete the form before coming to the ticket window to purchase tubing
tickets.
Snow Sports School
Ski Big Bear’s Snow Sports School is the perfect place to learn to ski or snowboard. Group and private lessons are
available. Ask about our Book of 5 Private Lessons. Instructors can be requested or we can match an appropriate
instructor to you. Call 570.685.1400 to schedule a lesson at least one week in advance. Ski Big Bear is open for skiing,
snowboarding and snow tubing mid-December until mid-March. Equipment can be dropped off for tuning beginning
November 14th. We will announce opening day as soon as we know what it will be through our newsletter, via Facebook,
Twitter and on our website. There are three live webcams available from our webpage to view key areas of the mountain

events, check out our live web cams, conditions, hours, forms/waivers and more.

A Message from Activities
What a crazy Summer this has been for me, taking on both Activities and Communications. This
summer we had 180 children registered in the Activities Building, which we now transform back to the
ski rental shop. Our room was filled with laughter, some crying (thank goodness some of the parents
stayed), and a whole lot of fun. Our teen nights were a hit, with bigger numbers than last year. Our 4-H
club took on the garden for the Summit. Hope you had a chance to taste some of the specials featuring
the vegetables grown. I’d like to thank the 4-H kids who planted, weeded, and delivered the vegetables
to the Summit. We all agreed that weeding stinks. I would like to thank Lisa Bell for her sewing class.
The kids are still wearing their pj’s. We are hoping to offer an adult class in the Fall/Winter months.
Thanks to Ginnie Coleman, our 4-H volunteer, who inspired the next generation of artists with their
beautiful pictures featured at the Beach House and the P.O.C. office. What do I have in store for the
Fall and Winter months? We are going to try doing clubs down at the Beach House: Chess club,
Pokémon club, Crafts, Mah Jongg and more. Any suggestions? Our Halloween Ball and Winterfest
will be back. My role is to provide you with an experience you will never forget, for young to not-soyoung. So I leave it up to you to inspire me. Let me know your vision and hopefully, with the help of
others, I can make it happen. Anyone who would be willing to help for one or more event should
contact me at [email protected]. I am but one person, and without the volunteers, I could not
provide the experience you deserve. Thanks to all the volunteers for all they do for Masthope.

A Message from the Fitness Center
The fitness center was quite busy this summer. We had fun classes for adults and kids. Please find our class
schedules and times in the weekly messages, as they change periodically. Let us know what classes you would
be interested in having. We are open to any suggestions in the fitness center. Tap Dancing will be returning in
the late fall. Look for kid’s yoga on Sundays. If you like bowling for fun and exercise, come out and join the
gang once a month for fit bowling at Wallenpaupack Bowling Alley.
We look forward to seeing more of you snowshoeing this winter. If you don’t have your own snowshoes, we
have a few to rent. We will continue our snowshoeing on Tuesday mornings on Big Bear. We will also be
snowshoeing New Year’s Eve once again this year as well as having the Moonlight Snow Shoe Event on
Saturday evening, March 5, 2016.
Our annual Fitness Christmas party will be on Thursday, December 10, 2015.

Hello Guests and Friends,
Summer’s over already? We were hopping these past few months with live entertainment,
cookouts, events in the Tiki Bar and The Summit Restaurant, as well as events planned with June and her
Activities staff and volunteers. We were thrilled to see so many of you take part and enjoy this relaxing time
of year. Thank you for making everything we planned so successful.
More spur-of-the-moment events, both indoors and out, are being planned for the future. Some of
the ideas we are thinking of are a fall foliage wine tasting event with an outdoor grill, an Apple Fest, and
Oktoberfest. Be sure to keep an eye on social media, as well as the weekly messages and web for
announcements, so you don’t miss out on the activities during this beautiful time of year.
This winter, we’ll be working with Ski Big Bear with their events as well as getting the Scramble ready
for your eating pleasure. You’ll find stations throughout the lodge this year during the peak busy times to
help out with the congestion areas, too. Our annual snowboard raffle will take place again this year at the
bar -- And don’t forget about the Shot Ski!
The Summit menu will, as usual, change to bring back favorites of the colder months and new dishes
appropriate for winter. Our new menu will be announced via social media this fall.
I’d like to once again remind all of you of our beautiful banquet room. We can host Birthday parties,
Weddings, Holy Communions, School Events, and so much more. We offer several pre-planned packages,
and are known for creating special menus for your group. Please give us a call or stop on by to speak with a
manager and plan your special event.

A Message from the Marketplace
Now that the fall season has arrived and winter is fast approaching we will be starting back up with our
soups and hot lunch specials. Fresh house-made deli salads are still available as well as our 3ft hoagies.
Eight O’Clock coffee is always hot and fresh to pair with our danishes and donuts from the bakery. We
have a large variety of souvenirs and apparel to choose from including sweatshirts, sweatpants and fleece

The Season of giving has begun.
Food Pantries are experiencing a significant
reduction in food supplies. Throughout the year
we have baskets located in the P.O.C office for
the local Food Pantries. Each week we
alternate between the Food Pantry located in
Greeley and Our Lady Queen of Peace in
Hawley. Please find it in your heart during the
season of giving to contribute what you can to
those in need. Drop any non-perishable item,
with a good expiration date, into the box. When
shopping if you would like to donate a box of
pasta, think of picking up
sauce too. Or cake mix
with the icing. For some,
those two items are the
only meal they have.
For some children this is a reality.
Please consider bringing in a new toy for a child in
need.

starting the 2015 and future Upset Sale. Masthope will
waive the past due amounts for the new owner, but reserves
the right to continue to collect against the prior delinquent
owner. The dues for the year of the sale will be pro-rated
from the date of the sale forward. The new owner will need
to remit the pro-rated portion of the dues (about 7.5
months) and the Capital Improvement Fee.
