Other entitlement work is regularly undertaken by Mr. Rose for other commercial and residential developers. In 2012-2014, Dade Rose represented R.C. Willey Home Furnishings in its acquisition and development of a large parcel of property fronting I-15 from IKEA in Draper, Utah. This transaction involved multiple sites and IRC Section ACTIVITIES 1031 exchange features. Willey in the sale of another of its shopping centers, Member, University of Utah Business Alumni Association Board (2006– 2010) Corporation. Chair, Business Section, Utah State Bar (2003–2004) negotiation and development of its Riverdale Family Center, including the negotiation of leasing activities, and the purchase and sale of property in Utah County with Woodbury Dade Rose has represented other master developers such as DDR Corp. in the complex purchase and sale agreements with Costco, Walmart and other users, drafting and recording governing instruments and ongoing negotiations with Riverdale City. Likewise, Mr. Rose represented Russell W. Grosse Development in its development of the Jordan Landing Shopping Center, the Kimpton Hotel in the development of the Hotel Monaco, and Asset Risk Management in its acquisition and development of oil and gas distribution facilities in New Mexico, Texas and Pennsylvania. Dade Rose represents national leading lending institutions such as KeyBank, Sebonic Financial, RoundPoint Mortgage and others in construction and mortgage lending in many parts of the country in connection with lending for shopping centers, commercial projects, office building, apartment buildings, home mortgage businesses, and RESPA and Title Z compliance for more than 10 years. Other representative clients of Dade Rose include Fred A. Moreton & Company, Spillman Technologies, HN Capital, Noorda Architectural Metals, Inc., Evans Grader and Paving, Inc. and Western States Development. Dade Rose is a member of the firm’s Board of Directors. He previously served as the Section Chair for the firm’s Real Estate section. His practice focuses on real estate and business transactions.
