renovated the building, which
also houses Achenbach’s
Jewelers. The Bullpen
remodeled the ground floor restaurant/bar and finished the
second floor as a private banquet area with full bar.

Friends Lake Inn was
recently purchased by
new owners with the help
of Warren County LDC
financing. The project,
which includes interior
updates and reservation
system improvements, will
retain 25 jobs.
Working together with Warren
County Local Development
Corporation (LDC) and Glens
Falls LDC, EDC helped raise the
total loans awarded in 2014 to
$900,000 from zero in 2013. As
a result, 106 jobs were retained
and 41 new jobs created.

GROWTH
Business GROWTH
EDC supports growth throughout Warren County, working to attract new
businesses and assist with the expansion of existing organizations.
In September 2014, Hacker Boat
Company finalized its purchase of
property in Queensbury Business
Park from EDC Warren County
and its affiliate, Hudson River
Local Development Corporation.
The luxury boat builder will begin
constructing a new manufacturing,
boat restoration, and office facility in
2015. Construction of the $3 million,
90,000 square-foot building will take place
on three adjacent parcels totaling 17 acres.
The company projects future employment of 80
people in the new facility.

JUST Beverages, a California-based start-up
company, will be locating a water packaging
plant in the former St. Alphonsus Church in
Glens Falls, where it will draw water from
an underground well. EDC partnered with
the City of Glens Falls and JUST officials on
this economic
development
project.
Sheet Labels, Inc. has a
new 30,000 square-foot
location in Pruyn’s
Island Business Park
in Glens Falls for its
25 employees, with
room for planned staff
growth. EDC worked
with Sheet Labels on
site location options and
helped with financing.
An educated and skilled
workforce is critical to Warren
County’s ability to attract
and retain employers. EDC
teams up with numerous
organizations to promote
job training, workforce
development, and education.
United States Senator
Kirsten Gillibrand visited
SUNY Adirondack in
April to meet with
community leaders and
major employers for
a discussion of many
issues, including skills
training for healthcare
workers, agricultural
marketing, and infrastructure
development.
Working with the United States
Environmental Protection Agency,
the City of Glens Falls, and the New
York State Department of Labor, EDC
helped organize an EPA Brownfields
Environmental Job Training Program.
The training program will continue in
2015 at the new $5.5 million Local 773
Plumbers and Steamfitters Regional Job
Training Center in Queensbury’s Tech
Meadows business park.
EDC is working with SUNY Adirondack to support its programs in
Business Entrepreneurship, the Start-Up NY program, workforce
development, and sustainable agriculture.

From transportation networks to energy supply to telecommunications,
EDC frequently champions infrastructure developments that improve
Warren County as a place to do business.
Saratoga & North
Creek railway
In addition to offering scenic rail for
passengers, Saratoga & North Creek
Railway can move freight from North
Creek to Saratoga Springs where it
connects to Canadian Pacific Railway.
EDC is assisting SNCR, as well as current
industrial rail users in the area, in seeking
new ways to build better connections
to primary rail arteries, providing more
reliable and inexpensive transit options.
Infrastructure Forum
In October 2013, EDC officials gathered
with other Capital Region leaders at Tech
Valley and Beyond: Growing Sustainable
Infrastructure at the Speed of Life, a forum to
brainstorm solutions and begin comprehensive
planning efforts at a regional level. EDC was
an event sponsor and shared a detailed report
documenting the infrastructure needs in the
greater Warren County area.

Center. Experts addressed
topics such as the Jefferson
Project research program, APA
regulations, and SEQRA.

As part of the Queensbury South Vision Plan, centered
around the former 60-acre Ciba-Geigy industrial site, EDC
assisted the Town of Queensbury in obtaining a grant to
fund planning for site re-use and potential options for
redevelopment. The Chazen Companies worked with
EDC and the Town of Queensbury on planning, and set
up queensburysouth.com as an information resource for
project partners and the community.
EDC worked with the City of Glens
Falls and Solar City to obtain a NY-Sun
program subsidy from the New York
State Energy Research & Development
Authority for a 15-acre, 2.5 KW solar
farm, to be located on 49 acres of cityowned land in Queensbury. This public/
private project uses a 20-year land lease
and allows solar energy credits to offset
other municipal facility utility bills,
saving the City an estimated $125,000
to $200,000 per year. EDC expects to
use this collaborative model in other
projects in the county.

In support of Warren County’s significant tourism and recreation economic sectors, EDC has:
• Assisted Town of Bolton with CFA funding for improvements to Rogers Memorial Park, including a visitor/heritage center
• Played a prominent role in securing the Adirondack Flames hockey team for the Glens Falls Civic Center
• Worked to build the business support network for northern Warren County
With EDC’s assistance, the Civic Center received a
2013 CFA award of $675,000 for an outdoor marquee,
LED lighting upgrades, information technology
improvements, electrical system updates, and an A/V
system for Heritage Hall.
