Foreword
One of the key objectives of the Urban Land Development Authority (ULDA) is to facilitate the delivery
of housing affordability.
The ULDA's development at Fitzgibbon in Brisbane's north started as a project where housing innovations delivering
this objective would be trialled to test their market acceptance and commercial viability in a suburban setting.
When Fitzgibbon Chase commenced in 2009 typically the only new dwellings available in the surrounding area for a new
home purchaser were two storey, four bedroom homes on 500m2 of land with a house and land package price point
greater than $500,000.
Not only was there no diversity of product available in the local community but the cost of land meant that there was no
ability to deliver affordable housing on traditional lot sizes where the land cost alone could be in excess of $300,000.
Since sales commenced at Fitzgibbon Chase in April 2009, the ULDA has worked with our builder partners to provide the
diversity that had been lacking in the local community starting with the first "Fonzie" flat by AusHomes marketed in mid
2009 for $199,000.
Over 210 dwellings have now been sold and completed with the median lot size in Fitzgibbon Chase 320m2 compared
with the Brisbane median of 450m2. This smaller median lot size is reflected in the affordability of homes during that
same period where the median price of house and land packages sold at Fitzgibbon Chase was $395,950 compared with
a Brisbane average of $540,000.
These housing prices have been achieved without subsidy by the ULDA and all land sales are at full market value which
means that the affordability is ongoing and will not just create a windfall for the initial purchaser.
The price points achieved has only been made possible by the Fitzgibbon Chase builders pursuing innovations in
housing design and by non-traditional subdivision patterns.
Typifying this innovation is the Avenues product by Ausbuild which provides a two bedroom loft home, accessed from a
rear lane, on 71m2 of land under freehold tenure. When released in 2011 these homes sold from $276,000 and were all
sold within weeks.
Similarly the ULDA has been working with builders and architects to design and produce a range of freehold homes for
lots of just over 60m2 and have an indicative sales price of $211,000.
This book showcases the designs by many of the builders and the ULDA that have been delivered at Fitzgibbon Chase,
or are on the drawing board, to deliver diversity in housing to suit the life styles and budgets of our contemporary
community.

Villa houses
Urban houses
Villa lots were introduced into the Australian market in the early
1990s. Initially minimum lot sizes were greater than 300m2, while
250m2 lots became available in the late 1990s. Today in some
projects villa house designs are now available for lots from 185m2
in area. The villa lot provides an opportunity for a detached three
bedroom, single lock up garage house. Usually the house will
be built to boundary on one side. Good designs provide open
plan living, a balance of indoor and outdoor living areas and
architectural features to enhance this small lot home.
The urban house concept was developed by the ULDA in 2011
to provide a housing option that offered the same affordability
advantages of the loft home, with a freehold title tenure, but
with garage access from the street. Urban lots range from
60m2 to 140m2 and allow for house designs from one to three
bedrooms. Usually at least one wall is built to the boundary;
although some designs require both side walls to be built to
the boundary, similar to the terrace house.
Terrace houses
Plexes
Terrace lots typically range from 5 metres to 10 metres in
width and are built to both boundaries. Usually car garaging
for terrace lots is from a rear lane, however some designs
allow for car garaging off the street when the lot width
is greater than 7.5 metres. The ability to fit up to a three
bedroom home on a relatively small lot at an affordable price
point makes this option attractive to the market.
Duplexes have been a well utilised form of construction to
supply entry point products to the housing market in Australia
for many years. Over the past ten years a number of projects
have introduced into the suburban market "plexes" ranging
typically from two to four dwellings in a group. The designs
for "plexes" vary, responding to site size, shape and slope of
the parent lot. While "plexes" are typically developed under
a community title arrangement, through coordination of the
subdivision and building design, freehold title dwellings can
be achieved.
Loft homes
Apartments
Loft homes were developed to provide additional housing
choice on Terrace and Villa lots, usually over the garage in
the rear lane. The loft home is typically a one or two bedroom
apartment on a community title with the parent lot. However,
with coordination of the subdivision and building design these
homes can be accommodated on freehold title on lots as small
as 60m2. These dwellings are often in high demand due to
their relative affordability.
Apartments are a key in providing housing diversity and
choice. In the past, financial lending practices have typically
limited apartment sizes to 50m2, however designs in recent
times however have challenged this, and one bedroom living
studio apartments as small as 35m2 are now available in some
places.
