The Net Lease Property Sales Division of The
Shopping Center Group, LLC is offering to qualified
investors the opportunity to own a fee-simple
interest in this property that is under a NNN Ground
Lease to LongHorn Steakhouse. The property is
located in Pooler Georgia, home of Gulfstream
Aerospace Corporation and of the Savannah/Hilton
Head International Airport, just northwest of
Savannah.
The property is 1.76 acres located on Pooler
Parkway at Exit 102 off Interstate 95 in a major
retail corridor consisting of national tenants that
include Walmart, Sam’s Club, The Home Depot, and
Publix Supermarkets, two new movie theatres –
Pooler Stadium Cinemas (12 screens) and Royal
Cinemas (10 screens), and 15 hotels.
The site is under a ground lease to LongHorn
Steakhouse/Rare Hospitality International, Inc., a
subsidiary of Darden Restaurants (NYSE:DRI), the
world’s largest full-service restaurant company with
annual sales of $7.5 billion. LongHorn Steakhouse
boasts annual sales in its 350+ restaurants of nearly
$1 billion.
LongHorn Steakhouse invested approximately $2
million to build this restaurant in 2006. The sales
for this location are 40% greater than the average
LongHorn Steakhouse. Given their success at this
location, LongHorn Steakhouse has agreed to
exercise the first two options of the lease early in
exchange for a flat rent for those option periods (see
“Lease Information” in the side bar), therefore
making the remaining lease term in excess of
fourteen years going through 2026.
