INTRODUCTION
TEMA has run a successful villa rental and property management business since 1988.
Based in Torrevieja we manage a substantial number of privately owned properties
throughout the Costa Blanca.
We manage property on behalf of owners from all over Europe / South Africa / and other
Countries.
Operating from both Alicante and Murcia we offer a low cost airport transfer service for
you, the agent / owner, your friends and family or your clients. And we are able to provide
and organise all services i.e. Pool and Garden maintenance, small construction, restoration,
painting, security upgrades, etc.
We are able to recommend on standard of furnishings required / decor / linen requirements,
etc. obviously it is necessary that everything in the house is clean and looks nice and
homely. But you don't have to spend a fortune.
If we are acting as a caretaker or renting out your property we are able to make regular
security checks making sure your property is safe and that all the services are without
problems.
TEMA is also a rental provider, for the owner who has purchased for commercial purposes
or who requires a financial input to off set running costs or loans. In order to generate
the high volume of rental input we need to serve the large number of Houses / Flats /
Apartments / Villas that are on our books we extend our marketing through a network of
independent agents throughout the UK and Europe, and through its web-site facility we
can offer the owner the facility to check bookings, availabilities and to book online for
themselves and print out there statement of accounts.
Our operating area in Spain is broken up into locally managed Zones, Each operating
separately and overseeing their own Houses, and in this way being able to offer a more
personal approach on behalf of clients and owners. All owners are acquainted with area
Management.
CARE TAKING
When we are acting just in the roll of Care taking our fees and service charges are different.
Our Registration Fee is 310.00 Euros per year. Our linen and laundry Fees vary depending
on number of bedrooms. (Houses that are none standard would be taken into consideration
individually.) It is also necessary to make small charges for phone calls/faxes, Restoration
of services. / Electricity / Water / Community fees / Collection of new keys, Tasks requested
by the owner or necessary errands in the absence of the owners. What new keys you may
ask. Well, from time to time pool access locks are changed (without warning). Electricity
has just been cut off and you have just been informed of this by a reverse charge telephone
call from Spain by the friends who have rented your Villa. They should have telephoned

CLEANING CHARGES
Cleaning and Laundry charges are as follows. Assuming house capacity (e.g. 2 bed 4
persons)

It is also necessary to make a small administration charge of 12.00 Euros for each week
for the first two weeks of any owner booking to cover phone calls / faxes and time.
It is normally regarded necessary to pre-clean a house prior to Owner arrival assuming
the house has been shut down for some time; this is to include patios and windows. We
would assume this service to be required unless otherwise advised.

EXTRAS
Security Checks Are optional and are requested by the owner subject to usage and shut
down periods. Fees are 8.00 euros per visit.
Welcome Packs. Usually including: Milk, Water, Tea, Coffee, Sugar, Bread, Butter, Marmalade
and Fruit Juice. This option is on request. Cost 20.00 euros per visit.
Telephone calls and faxes necessary i.e. for the restoration of services 8.00 euros per hour.
Necessary errands on behalf of the owner. 6.00 euros per hour.
Inventory / Inspections. Are Optional and are requested by the owner. It is not possible
to check an entire House after every rental because there is not enough time, so we rely
on client and owners as well as the cleaners to advise us of shortages e.g. Glasses Crockery
Light bulbs that don't work. Etc. And we consider it to be a good idea to do a quarterly
inspection and in this way keeping a house up to standard. Fees are 15.00 euros.
We require 4 sets of keys for the owner's property. Two sets are held in our safe as back
up. One set used by the cleaners and one for the client. We need to know the water and
electricity contract numbers and your insurance policy reference Nos. And other details,
these will be filed on our registration form. An inventory is a good idea. We list a few
requests and hints that will assist in the smoother running of the lets.
Gas bottles will be replaced on request. The electricity often trips out; ensuring that all
the switches in the fuse box usually located behind the door are in the up position easily
rectifies this. And that the reset button is fully pressed in. All clients are asked to regularly
remove rubbish whilst on their stay; this should be placed in the green containers placed
on the roads.
Guest are asked to make sure cookers are wiped down and cleaned after use and beds
are stripped prior to departure.
It is a good idea to make sure that all windows, doors and security doors are firmly closed
and locked when you go out. Please DO NOT allow vendors or anyone unknown to you into
the house for any reason.
INFORMATION FOR THE OWNER WHO WISHES TO RENT
If any owner would like to receive an income from their property, we can provide clients
at all times of the year, and we can normally generate enough rental income to cover all
running costs and more.
We would take care of all the requirements of the house throughout any rental period and
we would make sure that things ran smoothly. Houses, if not new must be of a good rental
standard. Repainting is important as the house must look clean, and there must be sufficient
linen etc. We provide a list of items required for letting.
1. Our annual registration fee for rental requirements is 260 euros This is for administration
facilities and overseeing and web site charges.
2. Because of the high cost of maintaining a extensive web site facility for the sole use
of Tema Agents and the necessary individual promotion of any property, we pay over a

fixed fee per month directly to our associated web management company. This covers
standard presentation.
Our rental commission is between 10% and 20% of income, this with cleaning and laundry
fees are built in to the selling price and not deducted from owners account. Deduction for
laundry and cleaning only occur after long term rental. It is the responsibility of the owner
to make sure that there are always sufficient funds in their bank account to cover electricity
and water bills Suma and loans.
We would like to know any blocked-off dates that owners/ friends / family might have
regarding their own holiday periods this ensures against double booking. We have no strict
rules on this but simply ask that at any time owners do not suddenly arrive or send friends
without first checking availability. As you should appreciate having to SUDDENLY FIND
ALTERNATIVE ACCOMMODATION FOR A CLIENT IN AUGUST IS A MAJOR PROBLEM AND
CAN BE EXTREMELY COSTLY. Our only hard and fast rule is that we must be in complete
control of all services connected with rental. This way we know that all arrangements and
preparations are correct.
Once a house is on our rental register, yearly management fees and laundry/cleaning fees
for friends and family subject to account status need not be paid in advance, as we would
offset this against income.
In our experience rental is very viable, but of course small things like mugs and glasses
are sometimes lost or broken, and at times towels and linen have to be replaced therefore
we do ask the owner to expect a little fair wear and tear. As it is necessary that we maintain
the quality of the property we do rely on owners/clients and guests to advise us of shortages,
dud bulbs, and other items needing our attention. On short-term rentals a general visual
inspection is made and on long-term rentals a full inventory is made prior to client vacating.
NOTICE: It is very important that all clients are asked to VACATE AT 10AM ON THE
MORNING OF DEPARTURE. This is to allow the house to be made ready for the next clients
moving in. We do say to all clients contact your area management to clarify this as other
arrangements may be possible.
GENERAL INFORMATION
In order to maintain a high standard of interior quality and to make sure the inventory is
as it should be we STRONGLY RECOMMEND Inventory checks and Spring cleans are TAKEN
ON.
Once bookings are set Owners must agree not to interfere with these schedules. If owners
do demand periods that have been previously booked with owners earlier consent then
we can only assume the Owner is prepared to stand the cost of re housing the client.
Although we will do our best to produce the best possible financial results on behalf of the
owner this cannot always be what we would like. Therefore it is necessary for owners to
Make sure there are sufficient funds in their Bank accounts to cover all outgoings.
Note. In the event of long term rental clients it is the owner’s responsibility for maintaining
the services. E.g. water and electric. General electricity usage long term is around 60.00
Euros per every two months. Amounts over and above 60.00 Euros are paid for by the
client. Therefore it is imperative that the owner supply us with the electricity direct debit

slips immediately after every other month end so we can collect the difference from the
client and repay the difference back into the owners bank account. Or option 2/ because
there is a tendency to abuse the usage by the client especially in the summer i.e. With
Air-con. We consider it most necessary to install a type of swipe meter. Where the client
in reference to Air-con and long-term use would purchase a period of electricity usage
prior to usage. By this means all the electricity usage is covered. The cost of installation
is 250.00 euros.
General information and recommendations
It is necessary that before a property can be put on our rental register it must be properly
equipped, as follows.
Note. Almost all furniture and white goods package are not complete and some only basics.
There are always extras and properties need to be assessed individually. We can help.
Usually extras fall into three groups. Consider also the size of the property (Bedrooms)
1. Small extras, 2. Grills and gardens and 3. Multinational TV and Aircon.
Security is of the utmost importance and all aspects must be considered. I.e. Door and
window grills may be required. Window locks are essential and are very cheap. Garden
areas and patios must be finished. Approx cost e.g. Doors 250.00- 360.00 Euros Windows
150.00 - 180.00 Euros
1/. It is strongly recommended that English speaking TV is installed for all rentals especially
long term. Approx cost of aerial system providing multinational channel’s is (We need more
than English) Installation only. 590.00 Euros annual rental min. 186.00 Euros (usually paid
by the Long term client). We can arrange this.
2/. Because winter heating can be difficult to get right and can cost up to 450.00 Euros.
(In placing oil heaters.) Not only is it worth considering but we strongly recommend
installing if possible two Aircon / heating units servicing the Lounge and the master
bedroom. Usually costing no more than 550.00 euros. Per unit. This gives much better
circulation of warmth overall.
3/. Because of the difficulties in communication between services and the transfer of paper
work invariably it is left to ourselves to chase and make sure all last minute arrangements
are actually completed. This can take up many hours and many phone calls including
attendance, so a charge of between 50.00 and 100.00 Euros will sometimes be necessary.
We can organise quotations and quickly calculate the required start up funding this
information can usually be gathered within 48 hours and Emailed or faxed directly to you.
As soon as the funding is in place the works can be carried out.
Final Note. In order to start the promotion of a property promptly we must ask that the
registration fee be paid immediately the contract is signed in this way the web promotion
can be set up and all agents advised without delay.
