The Achmea Dutch Health Care Property Fund was
established in 2008 as a sectoral fund. The Achmea
Dutch Health Care Property Fund seeks to achieve
a stable and sustainable return and capital gain
from real estate investments funded by institutional
investors. Our real estate expertise and knowledge of
both markets enable us to provide more than suitable
accommodation and we offer our tenants added value.

Participation options
The Achmea Dutch Health Care Property Fund is an
open-end common fund. Participating interests are
issued on the first day of the quarter. Upon issue of
participating interests (new participating interests)
the investor is liable for the payment of a fee of 0.5%
of the purchase price to the Fund (not to the Fund
Manager). Participating interests can be mutually
traded without restriction and free of charge.

Policy
The sharply rising demand for health care and
the accompanying pressing demand for health
­­care-related property offer institutional investors
the opportunity to invest in the attractive health
care-related property market.
Syntrus Achmea is seeking to cater for this market
by introducing the Achmea Dutch Health Care
Property Fund. The investment policy of the
Achmea Dutch Health Care Property Fund is to
build up a diversified portfolio over the two main
segments: Care and Cure. The Care segment includes
elements such as residential care, nursing complexes,
mental health care and care for the mentally
handicapped. The Cure segment focuses on the
curative aspect and includes primary health care
(such as GPs) private clinics and independent
treatment centres.
The objective of the fund is to achieve an attractive
yield with a limited risk. We anticipate an average
yield of 7% over a three-year period. The anticipated
overall yield consists largely of direct (rental) income.

Governance
The Supervisory Board oversees the policy pursued
by the Achmea Dutch Health Care Property Fund on
behalf of the participants and acts as a sounding
board for the participants. The Supervisory Board
also oversees the general course of business
concerning the Achmea Dutch Health Care Property
Fund, such as compliance with regulations, rules and
agreements. The participants are united in the
Meeting of Participants. The Meeting of Participants
is held twice a year.
Impact investing
Investing in the Achmea Dutch Health Care Property
Fund generates social and public added value, as
well as realising an attractive and robust financial
return. The Healthcare Real Estate of the Achmea
Dutch Health Care Property Fund is modern and
people-oriented. The Healthcare market is in the
midst of a transition phase, in which the government
has set itself the task of reducing the rising costs of
healthcare by taking measures such as the ‘separation
of living and healthcare’. The policy-based emphasis
is on providing more (localised) primary healthcare
in favour of secondary healthcare and allowing
people with low-level healthcare needs to stay at
home for longer. The Achmea Dutch Health Care
Property Fund invests in modern and saleable
healthcare real estate that meets the requirements
of the ‘new style’ of healthcare provision.
The Achmea Dutch Health Care Property Fund
also invests in lifetime homes in which lower-level
forms of healthcare can be provided at home.
This substantially increases the accessibility of
Healthcare. After all, healthcare can be provided
in all of the homes suitable for this. Because the
consumer generally wants to live at home for as
long as possible, and because this can provide
considerable cost savings for the healthcare sector,
this represents a win-win situation.
