Q4 Board Meeting Oct. 19, 2016 2 Management Team updates Administration /HRM/Financial Management 2016 2015-2016 SF City and County Property Tax Change is in full effect. This change was effective this year after a majority of our Owners voted to make change for purposes of saving money on the CDOA Property Tax bills, removing the former $10 Planning an event in San Francisco? Timeshare Fee for the City to mail out 2,295 Property Tax bills every year and Need additional vacation time? stabilizing the rates at a lower Property Tax amount than prior to the change. Adopt-A-Shares Inquire within for details on our Adopt-A-Share program. Click HERE for details Get connected! Access your Owner’s Account instantly by clicking below and logging in! The CDOA is now legally responsible for billing and collecting the Property Taxes on behalf of our 2,295 Owners, so there is a single collection of all funds into the Annual Dues Account. The 2016 Annual Billing Package and the individual statement breaks out the amounts to be paid for Operating Fund, Reserves Fund and Property Taxes. Owners can use that document for any property tax questions with their personal tax filings. (Please consult with your personal Tax Accountant/Preparer regarding this matter.) CDOA Owners are still paying for Property Tax obligations on each PIU you own, however, all Owners now pay it through the CDOA, which in turn, the CDOA pays it to the SF City and County. With this major change, CDOA Owners are now unable to view their property tax information online at http://sftreasurer.org/property-tax-payments. However, you are able to see your property tax amount on your CDOA Billing Package. If you have any questions regarding your property taxes for 2015 and prior years, you will have to contact the SF City and County Office via their website. Executive Manager, Marie Vergara Reservations We concluded 2015 with a total occupancy of 98.71%. The majority of that occupancy consisted of usage by our Owners and Exchangers at 74.47%. We also ended the year exceeding our proposed budget of $290K in Room Revenue. For 2016, our main goal is to raise our Owner Occupancy even higher. Our Owners are and have been our #1 priority. We’ve noticed that many of you have begun your summer planning. Now is the perfect time to confirm your reservations for any upcoming Spring/Summer events. Marketing Team, Meryll Mendoza, Sherwin David & Tshon Nadarisay Rooms Operations The Club Rooms Operations Team considers 2015 a success. Our unofficial “Special Events Team” was able to cope with the new challenge of converting some Club Rooms into Meeting Rooms more than ever. This was due to the transition of the Wyndham’s Sales & Marketing Team occupying the Board Room on the 1st floor (lobby) as well as the Terrace Room on the 5th floor. Both spaces have been converted into their sales and presentation offices. The Team has been able to fluently convert Club Rooms and our Club Lounge into a sufficient meeting space for our Club Donatello Committee meetings, Board Meetings and even our Annual Owners Meeting in June. Our entire operations team has been taking advantage of unused inventory for general cleaning such as carpet shampooing and any necessary touch ups making sure that your Club Rooms are in perfect working condition and meet your standards. We continue to rely on your feedback from the Comment Surveys to ensure we can provide you with the best possible experience during your stay, and we are always seeking ways to improve your Club Donatello. Tell us what you think! Rooms Operations Manager, Sherwin David 4 Pacific Plaza Condominiums Association (PPCA) Update PPCA Board of Directors met on 2/3/16 at 2 PM in the Donatello LL conference room, and any CDOA Owner is welcome to attend these quarterly BOD meetings. We can confirm that the top roofing project is almost completed on schedule and on budget. This is an important project after years of periodic leaks, and now we have a new roof with a life expectancy of over 20 years, and a full warranty period of at least 10 years. by them, and at the same costs as last year. A complete copy of the PPCA Board of Directors Meeting Notes and Financial Statements are available on request from Normandy Vergara, General Manager for the Club Donatello. Any questions about the PPCA BOD meeting, please let us know. Thanks! CDOA Board of Directors & PPCA Vice President, Don Thomas Most of you know that when the 15th floor roof leaks, the first areas that are impacted are the Club Donatello rooms on the 14th floor. The external CPA firm, CFR, LLP, that PPCA has used for several years is being combined now with the BDO, USA and LLP organization. The same audit and tax preparation services will be provided Union Square Business Improvement District (USBID) Your Union Square Business Improvement District (USBID) Board of Directors, and their working Committees are making improvements in the 27square blocks that make up the USBID. The Mid-Year Report will be available online this week for a summary of accomplishments during July – December 2015. The USBID CARES program is now in place. It is designed to reduce the panhandling activities in the Union Square area. It provides and encourages targeted support to the many organizations providing free medical and mental health care, free food, free clothing and housing, and free job training assistance. We are emphasizing providing CARE with a Hand-Up and not a Hand-Out. The Operating Reports for November and December 2015 are available on graffiti removal, steam cleaning of sidewalks, streets and gutters cleaning, handling of street activity that is in violation of laws, illegal dumping violations and clean-up of pedestrian alleys is covered there. With a significant $1.0 Million Grant from the Silicon Valley Community Foundation, we now have 40% of the 27-square blocks of the USBID covered with security cameras. This has already resulted in increased arrests and convictions of criminal activity because of the quality and positioning of the growing number of security cameras. Please check our CDOA Website every week, as the update of special events and opportunities are posted there with the link under our ACTIVITIES tab, and click on the MONDAY Report. Enjoy every visit to our Club Donatello and the San Francisco experience with the assistance of your USBID working every day to make our neighborhood safer and more secure. CDOA & USBID Board of Directors, Don R. Thomas 5 A View from the Top Dating back to the Gold Rush, the Chinese New Year Parade is another perennial San Francisco favorite. In fact, it is probably the most popular of the perennial favorites because it regularly sees over 100,000 parade-goers a year. The international travel organization, the International Festivals and Events Association, named it one of the top 10 parades in the world. The parade is scheduled for 5:00pm on the evening of Saturday, February 20 th, but during the whole week preceding the parade are many cultural events and activities to ring in the Year of the Monkey. http://www.chineseparade.com/ Before becoming a smash hit on Broadway, San Francisco got to experience Wicked first. Now it’s coming back to the Orpheum Theater for a five week run beginning March 9th through April 16th. Back by “popular “ demand. https://www.shnsf.com A fine tradition since 1851, San Francisco’s Irish heritage is celebrated once again with the St. Patrick Day parade and festival on Saturday, March 12th. Be prepared to wear green. http://www.sresproductions.com/events/st-patricks-day-festival/ Since 1967, the San Francisco Cherry Blossom Festival, held on April 9 th and 10th and then again on April 16th and 17th honors Japanese culture and traditions with a grand parade and street festival. Every year the event is joined by hundreds of performers from both Japan and California. http://sfcherryblossom.org/ Preceding the San Francisco International Film Festival by a week is the lesser-known, but equally relevant San Francisco Green Film Festival, April 16th through the 20th. Playing at many venues throughout the city, this festival will feature films covering a variety of topics, from films on how individuals can make a difference to a screening of Wall-E. http://www.greenfilmfest.org/ The oldest film festival in the United States is not in Hollywood, or even the Sundance Film Festival, but right here in our city by the bay. The San Francisco International Film Festival runs from April 21 st through May 5th, at various venues throughout the city. This year’s festival features hundreds of films from all over the world. http://www.sffs.org/ Probably San Francisco’s most popular event, the 104th Zappos.com Bay to Breakers foot race is an amalgamation of committed runners, casual walkers, and friends who like to get together and wear crazy costumes. This venerable local institution is as popular as ever and will commence on May 15th. http://zazzlebaytobreakers.com/ Chief Concierge, Peter Nasatir 6 The art of living well away from home Established 1984 501 Post Street San Francisco, CA 94102 Reservations Open M-F 8am-6pm & Sa 8am-4pm Phone: 415.885.8809 Toll-Free: 800.258.2366 Fax: 415.885.8886 Email: [email protected] Are you following us on Facebook?
