HPM Building Supply, or "Hawaii planing Mill" as we were first known, started nearly 90 years ago as a small, family-owned Hilo lumber mill. Now we are 100-percent employee-owned and have grown to include three fullservice building supply centers and four lumberyards on the Big Island, plus a building supply center on O‘ahu. We also manufacture pre-engineered trusses, wall panels, metal roofing and pre-hung doors, and we treat our own lumber. That’s why we have an experienced team of Home Design Consultants to help you think through the process of building your home. Each is skilled at helping you decide on the best home and features for your family and budget. You want your home to come out right, and so do we. Home planning at HPM means we help you through the entire homebuilding process. Convenient drafting services at reasonable rates are available directly from HPM for minor plan modifications. We’ll help you select a standard package or assist you in working with a draftsperson to customize your plan. We also assist with coordinating plot plan drawings (to show how the house is positioned on the lot) and design of your septic or cesspool system. With you each step... Once all plans are complete, we can help you obtain the necessary building permits. And before construction begins, an HPM Project Specialist is assigned to your project to insure construction materials are provided on schedule. At HPM we want you to have an enjoyable and satisfying homebuilding experience. But even more than that, we want to see your family in a home you will cherish and enjoy for years to come. An additional gallon of Hi-Bor lumber solution is also provided to treat end cuts in dimensional lumber 4” x 4” and larger. What’s not included? • Termite ground treatment by a licensed commercial firm is required to qualify for the Hi-Bor 20-year, $5000 warranty, but is not included in the package. • Concrete is not provided for slab foundation models (both the house and carport/garage) or footings for post & pier models. • Rough-in materials for plumbing and electrical are not included. These include: (a) cesspool and septic tank, (b) sewer pipes, water pipes and fittings, (c) electrical wiring in walls and circuit breakers. • Packages provided for homes built on O’ahu, Maui and Kaua‘i may not include all of the materials mentioned. • HPM’s home designs are package offerings meant to appeal to a broad range of customer tastes and needs. While modifications to our basic plans are encouraged to suit individual tastes, additional or upgraded building material selections often increase the base cost of a package. Depending on the scope of the modifications, additional drafting fees may be incurred and new material lists required. Additional fees for these services and for the modifications themselves are the responsibility of the customer. However, customers will find HPM’s prices, even with additions, to be very competitive. Design Steps, Time Frames & Costs* SCHEDULE STEPS FEE DETERMINE YOUR FINANCING If you are financing through a lender, obtain a pre-approval. Please ask an HPM Home Design Consultant for a list of financial institutions if you need assistance choosing a lender or mortgage broker. Varies by financial institution Ask if your lender requires bonding. HPM offers bonding services. No fee PLAN THE DESIGN OF YOUR PACKAGED HOME Sit with an HPM Home Design Consultant to discuss any questions you might have regarding the design of the home and if you are interested in making any changes. You can modify any of our models to better fit your needs, tastes and budget. WEEK 1 No fee BEGIN HOME PLANNING PROCESS Place a refundable deposit at the onset of starting a packaged home. $1,500 for whole houses $500 for carports/ garages, additions & custom designs. Sign Packaged Home Agreement. WEEKS 1-3 WEEK 4 DESIGN HOME A standard packaged home only requires the drafting of a plot plan to illustrate where the new house and wastewater system will be located on the property. $50 A modified packaged home requires a new set of drawings to be drafted by either HPM’s in-house drafter or independent drafter. From the sketches generated in Step 2 the Home Design Consultant will request bids from various drafters and present options from which you can choose. In-house drafting fees range. $50-$300 Fees determined by drafter. HPM designs trusses for modified plans. No fee PROFESSIONAL SERVICES Home Design Consultant submits information to engineer for wastewater system. Starting at $350 Home Design Consultant arranges for architect to review and approve drawing set and plot plan. Starting at $250 (includes IWS filing fee) WEEKS 4-5 SELECT BUILDING MATERIALS Meet with your HPM Home Design Consultant to review and choose options for framing (stick-framed or wall panels) and finish materials (cabinets, fixtures, paint, roofing and more). For standard packages your Home Design Consultant will provide a list of materials included in your package. For modified homes your contractor will need to provide a take-off of the materials needed. WEEKS 4-8 CONTRACTOR OR OWNER/BUILDER? Should you require a builder, we are happy to assist you in finding one. We will prepare bid packages for up to 5 contractors to bid. Ask your consultant for a list of our preferred contractor list. WEEKS 4-10 OBTAIN BUILDING PERMIT Once your drawings are complete, your design consultant will route your plans through all necessary County and State departments to obtain a building permit. WEEKS 6-10 No fee FINALIZE YOUR FINANCING At this point, it will be necessary to complete all paperwork required by your lender. 6-8 MONTHS No cost to route plans. The County Building Department assesses a building permit fee based on the size and value of your proposed new structure. APPLY FOR AN HPM PERFOMANCE BOND If you require a bond, your contactors or yourself as an owner/builder can apply for an HPM Performance Bond. WEEKS 10-16 No fee START CONSTRUCTION Once your building permit has been issued, you will be assigned to a Contractor Sales associate who will assist you or your builder in placing orders and scheduling deliveries of your materials. *Time frames and costs may vary by island/location.
