Selected roofing subcontractor shall be a certified installer for the selected

Subcontractor shall be responsible to follow all the manufactures most
current specifications and recommendations from product handling and
storage, through installation, coordination with other trades including, but
not limited to electrical, mechanical, plumbing, and structural.

Roof insulation boards shall all be tightly placed before the roof membrane
is installed.

Membrane shall run up the back and be adhered to parapet wall and over
the top of the parapet, Then nailed to the exterior face of the top blocking.
Once the roof system is installed care must be taken by any trade working
on the roof to guard against damage to the membrane.
The entire system may be inspected by SAA Architecture LLC. ALL
repairs recommended by the Rep shall be promptly made as directed.
On behalf of the owner SAA reserves the right to have an independent
third party roof inspector make progress as well as a completion
inspection. Roofing subcontractor shall make any and all corrections of
issues on the membrane.
Roof Subcontractor shall coordinate with Mechanical subcontractor on the
method that mechanical subcontractor intends incorporate to secure the
equipment to the roof structure.
Roof walkways that are membrane shall be fully adhered to the roof
membrane.
Provide a service pad at each RTU at the service access panel for all
RTUs.
Any gap wider than 1/2" must be flashed.
If the owner elects to retain an independant roof inspector, that report shall
become part of the architect's final list of work to be completed before final
payment will be due. the roofing manufacturer's roof warranty shall not
eliminate the requirement to correct those deficiencies noted from the
report.

THE CONTRACTOR SHALL BE RESPONSIBLE FOR GENERAL CONSTRUCTION PROCEDURES AND JOB SITE
SAFETY AND ENSURE COMPLIANCE WITH ALL APPLICABLE CODES AND CONSTRUCTION STANDARDS.

OWNER THAT NO HAZARDOUS MATERIALS WILL BE INSTALLED UNDER THIS CONTRACT WITH THE EXCEPTION
OF SUCH MATERIALS USED IN A MANNER CONFORMING TO ALL FEDERAL, STATE AND MUNICIPAL
REQUIREMENTS AS ABSOLUTELY NECESSARY.
20. THE CONTRACTOR SHALL BE SUBJECT TO ALL CONDITIONS AND REQUIREMENTS OF THE AMERICAN
INSTITUTE OF ARCHITECTS GENERAL CONDITIONS, DOCUMENT A201, LATEST EDITION.
21. ALL EXPOSED EDGES AND CORNERS ON ALL GYPSUM BOARD TO BE SPACKLED AND FLOATED SMOOTH.
22. ALL DISSIMILAR MATERIALS SHALL BE CAULKED AT JOINTS. GWB CONSTRUCTION SHALL RECEIVE A METAL
OR PLASTIC CORNER BEAD WHICH IS EMBEDDED IN COMPOUND AND SANDED PRIOR TO PAINT.
23. ALL PENETRATIONS OF FIRE RATED ASSEMBLIES (FLOORS, WALLS AND CEILINGS) SHALL BE FIRE STOPPED
TO COMPLY WITH APPLICABLE CODES AND IN ACCORDANCE WITH UL STANDARDS.
24. THE ARCHITECT AND OWNER SHALL BE NOTIFIED WHEN FIELD CONDITIONS NECESSITATE CHANGES TO
CRITICALLY DIMENSIONED PARTITIONS AND MILLWORK LOCATIONS. REVISED LOCATIONS SHALL BE
CHALKED FOR SITE INSPECTION PRIOR TO FABRICATION AND INSTALLATION. OWNER TO APPROVE ALL FIELD
CHANGES PRIOR TO IMPLEMENTATION.
25. ALL WALLS AND FURRING TO BE LEVELED PLUMB, STRAIGHT AND FREE OF NOTICEABLE JOINTS.
28. FLOOR SLAB SHALL BE FLASH PATCHED SMOOTH AS REQUIRED TO ACCEPT NEW FLOOR FINISHES. ANY
OPENINGS AND GAPS IN THE STRUCTURAL SLAB SHALL BE STRUCTURALLY PATCHED AND PROPERLY
SEALED.
29. SUSPENDED CEILING TILE GRID, PARTITIONS ETC. SHALL NOT BE SUSPENDED FROM HVAC DUCT WORK,
ELECTRICAL CONDUIT, SPRINKLER PIPES OR ANY OTHER NON-STRUCTURAL ELEMENT NOT SPECIFICALLY
DESIGNED FOR SUCH ATTACHMENT.
All work shall conform to the 2012 International Energy Conservation Code and
to the appropriate sections of the "ASHRAE Standard 90.1-Latest Ed.".
All insulation material shall be of the exact type and thickness as indicated on the
drawings and shall be installed in complete compliance with the manufacturer's
recommendations. No change of insulation type or thickness will be permitted
without first obtaining the written permission of the Architect and the Building
Inspector.
All joints around windows and door frames, between wall cavities and window or
door frames, between walls and foundations, between walls and roof, at
penetrations for utility services through walls, floors, and roof and all other
openings in the exterior envelop shall be fully caulked, gasketed, weather
stripped or otherwise sealed, both inside and out.
Final Design of the mechanical system and selected equipment must comply with:
A) OTTV calculations must conform to equation #3 & #4 of ASHRAE Standard
90.1-Latest Edition for areas to be cooled.
B) Selected mechanical equipment shall meet minimum EER/COP values of
efficiencies per Section 402.0 and 503.0 of the 2012 International Energy
Conservation Code.
Lavatories shall have maximum hot water flow of 0.5 G.P.M. Total faucet flow
rate shall be 2.2 g.p.m. @ 60 p.s.i.
Water closet shall have a maximum water use of 1.6 gallon per flush.
Water heater shall be energy conservation type.
All batt insulation on walls shall have all joints and seams taped air tight.
ARCHITECTURE LLC.
ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE RULES & REGULATIONS OF ALL APPLICABLE FEDERAL,
STATE AND MUNICIPAL CODES. THIS SHALL INCLUDE THE FINAL OCCUPANCY PERMIT WHICH IS TO BE
TURNED OVER TO THE OWNER UPON ISSUANCE BY THE COUNTY.

27. ALL OPENINGS RECEIVING DOOR FRAMES SHALL RECEIVE DOUBLE STUDS FLOOR TO TOP OF PARTITION, AT

Window and Glass Subcontractor shall be responsible for the complete installation of the aluminum framing
system and glass units. Systems shall be installed per the manufactures installation instructions.
2.
Window and Glass Subcontractor shall be responsible to notify the architect of any problems or
discrepancies they discover during the bidding process with the application and suitability or the selected
systems.
3.
Window and Glass Subcontractor shall be responsible to field measure and verify all conditions and
coordinate with related trades before fabrication. Subcontractor shall notify architect of any problems,
conflicts, or discrepancies they discover.
4.
All exterior fixed aluminum sections shall be of a system with thermally broken sections.
5.
All framnes shall be clear anodized.
6.
All aluminum component shale be fabricated and installed in complete compliance with the selected
manufacturer specification and Installation instructions.

Window wind loading shall be 30 psf, meet or exceed IBC Building Codes. Window and glass subcontractor/s

21 If the owner elects to retain an independant roof inspector, that report shall become part of the
architect's final list of work to be completed before final payment will be due. the roofing
manufacturer's roof warranty shall not eliminate the requirement to correct those deficiencies
noted from the report.
