Additionally, the morning is the perfect time to spend some quiet time inside your mind meditating or visualizing. Take a moment to visualize your day ahead of you, focusing on the successes you will have. Even just a minute of visualization and positive thinking can help improve your mood and outlook on your workload for the day. 1. What about once you get to your office? 2. Check emails BRIEFLY deleting junk and saving emails that require a response for later. Don’t get sucked into spending a lot of time with emails first thing in the morning. 3. Plan your day: “Failing to plan is planning to fail”. Additionally, jot down any personal things you need to do. 4. Spend a few minutes visualizing. Take a moment to visualize your day ahead of you, focusing on the successes you will have. Block out time before your days gets away from you to take action on as many moneymaking actions as you can. This will help you build momentum for the day. 6. Limit interruptions during your first hour at work. The above will set the tone for the day and help you get off to a strong start. Article Contributed by Ann Spencer Ann is the Director of Brokerage Services at Cushman & Wakefield COMMERCIAL REAL ESTATE COMMISSION LIENS CAN ATTACH TO REAL PROPERTY The Commercial Real Estate Sales Commission Lien Act gives a broker, who is a procuring cause of a sale, the ability to place a lien on the seller’s proceeds from the sale, and not on the real estate itself, provided the prescribed statutory steps are followed. Recent cases have interpreted and weakened the protection afforded by the lien law by allowing a broker’s lien to attach to the real property in certain circumstances. Clearly this gives a broker much more leverage and can jeopardize commercial real estate closings. The applicable statute requires a broker to disclose to the seller at or before the execution of the brokerage agreement that this law creates lien rights for a commission that cannot be waived before the commission is earned by the broker. Failure to deliver the requisite notice to the seller and closing agent before disbursement of the seller’s net proceeds negates the broker’s right to assert and enforce a lien against such proceeds. • Brokers need to make sure that their commission agreements are properly drafted in order to protect themselves fully. • Sellers need to make sure that any closing affidavits they sign at closing are factually correct. Attorneys and title agents need to make sure they do not insure over any broker’s liens. There are comparable provisions for leasing commissions, which are not addressed here. My book club would not believe me because I have been a complete slacker. I have not read one of our monthly book selections this past year. I started a book on my beach vacation last June and one year later I am still reading the same book. JILL BOSCO I am so tempted to flip to the last 2016 CREW Orlando chapter so I can know how the story President ends! I have shown restraint and have not yet flipped to the end of the book. I remind myself that the joy in reading is the journey in being immersed in the story as it unfolds. The reward is getting to the end and seeing how the story all comes together. When the quarterly CREW Newsletter arrives in my email inbox “hot off the press” I love to flip page by page to read the journey of the CREW Orlando members and watch as the story unfolds. I love seeing the articles and photos of our chapter in action at our luncheons. I love to see the photos of our members living it up at our member only events. I learn something new each month from the educational pieces published in the newsletter. It is a joy being immersed in the CREW Orlando story as it unfolds. From my perspective, similar to reading a book, the reward is seeing how our CREW Orlando story all comes together. I believe the story all comes together in the “Building on Business” section. We join CREW Orlando for many reasons. However, most of us join for the opportunity to build new relationships that will result in securing new business. The greatest reward as CREW Orlando President would be flipping to the end of our story each month in the “Building on Business” section and reading about dozens and dozens of deals that have been done between CREW Members. This is how I envision seeing the CREW Orlando story coming together. As you participate in CREW events over the next quarter and enjoy the journey of membership, I present you with a challenge. I challenge you to think about how you can bring your CREW Orlando story together. What purposeful actions will you take to build business with another CREW member this quarter? What will you do different then you have in the past to reap the reward? As our fabulous communications committee puts together the next quarterly newsletter, let’s make it our goal to flood them with our stories about “Building on Business”. Gilbane will be assisting Brevard Public Schools with improvements to the three schools in the district over the summer of 2016. This design-build project is a team collaboration with Borrelli + Partners as the architect, SGM Engineering for MEP engineering and Construction Engineering Group for civil/structural engineering. Construction will include improvements to the mechanical, cooling and heating control systems, as well as air conditioning and other electrical systems. Gilbane uses innovative technology to develop an efficient and effective approach to the construction that will fit into the projected schedule of the schools with minimal impact to the students and staff. Gilbane has been working with Brevard Public Schools for over 10 years and is familiar with the challenges of renovations in active k-12 campus environments. The Gilbane DesignBuild Team is well-aware of the attention to safety that these projects demand and are excited to continue the relationships with Brevard Public Schools. SR 600/US92 Pedestrian Improvements Win FICE Award Each year, The Florida Institute of Consulting Engineers (FICE) acknowledges outstanding achievements in Florida transportation projects. At this year’s FICE Transportation Conference awards ceremony in Orlando on May 12, the design-build team of P&S Paving/Superior Construction (Prime Contractor JV) and GAI Consultants (GAI- Prime Design Engineer), in partnership with the Florida Department of Transportation (FDOT) District Five, accepted the FICE Outstanding Design-Build Award for the SR 600/US 92 Pedestrian Improvements project in Volusia County, Florida. The $17-million project spanned the limits of the Daytona International Speedway property, with work on the north and south sides of SR 600/US 92. Transforming ideas into reality since 1958, GAI is an employee-owned engineering, planning and environmental consulting firm providing local expertise to worldwide clients in the energy, transportation, development, government and industrial markets. 6 THE LEAD - Summer Little in the News On Saturday, April 23rd, Little took home 3 AIA Orlando Awards, along with a 4th AIA Orlando Award for the design partnership with Dewberry for the Dewberry Architecture & Engineering office! The Award of Honor was provided to Little for the Downtown Credo coffee shop, while Awards of Merit were provided for FAIRWINDS Credit Union East Orlando Campus, Castro Private Health Medical Office and the Dewberry Architecture & Engineering office. The Downtown Credo Coffee Shop is located on the ground floor of the AHS Florida Division Headquarters building in Florida Hospital’s Health Village. It is directly adjacent to a SunRail station, and its high visibility attracts customers as they Downtown Credo arrive on Florida Hospital’s Coffee Shop campus. Maximizing a small retail footprint by creating a loft in a single story space allowed for additional seating and meeting spaces for guests without the need to expand into the adjacent retail suite. FAIRWINDS Credit Union East approached Little for the task to reposition and modernize two office buildings at its East Orlando Campus. FAIRWINDS Credit Union East After careful inspection, Orlando Campus it was determined that one of the buildings needed to be demolished and rebuilt. Little’s design team ultimately connected the two buildings with a continuous, light-filled glass atrium, providing a single point of entry for all employees and visitors. The site is a gateway to University of Central Florida’s campus and offers a high degree of visibility to the heavily-traveled Alafaya Trail. It was Dr. Castro’s intent to create an urban lifestyle centered design that embodies his personality and passion for fitness, health and wellness, and healing centered medical concierge service. These qualities are highlighted by the Winter Park centralized location Castro Private Health Medical with good access to other lifestyle OfficeCampus centers and medical services. A Diverging Diamond Interchange reduces the need for signalization and allows free-flow traffic by crossing all through and left-turning traffic to the opposite side of the road. It might seem a little odd at first, but it should increase traffic efficiency and improve our safety.
