The successful morning begins with waking up at a decent hour and drinking a glass

So what should you be doing each morning to guarantee success?
Additionally, the morning is the perfect time to spend some quiet time inside your
mind meditating or visualizing. Take a moment to visualize your day ahead of you,
focusing on the successes you will have. Even just a minute of visualization and positive
thinking can help improve your mood and outlook on your workload for the day.
1. What about once you get to your office?
2. Check emails BRIEFLY deleting junk and saving emails that require a response
for later. Don’t get sucked into spending a lot of time with emails first thing in
the morning.
3. Plan your day: “Failing to plan is planning to fail”. List out tasks that need
completing, calls that need to be made, paperwork that needs attention and

emails that need to be sent. Additionally, jot down any
personal things you need to do.
4. Spend a few minutes visualizing. Take a moment to
visualize your day ahead of you, focusing on the successes
you will have. Even just a minute of visualization and
positive thinking can help improve your mood and outlook
on your work for the day.
5. Block out time before your days gets away from you to
take action on as many moneymaking actions as you can.
This will help you build momentum for the day.
6. Limit interruptions during your first hour at work.
The above will set the tone for the day and help you get off
to a strong start.

COMMERCIAL REAL ESTATE
COMMISSION LIENS CAN
ATTACH TO REAL PROPERTY
The Commercial Real Estate Sales Commission Lien Act gives a
broker, who is a procuring cause of a sale, the ability to place a
lien on the seller’s proceeds from the sale, and not on the real
estate itself, provided the prescribed statutory steps are followed.
Recent cases have interpreted and weakened the protection
afforded by the lien law by allowing a broker’s lien to attach to the
real property in certain circumstances. Clearly this gives a broker
much more leverage and can jeopardize commercial real estate
closings. The applicable statute requires a broker to disclose to
the seller at or before the execution of the brokerage agreement
that this law creates lien rights for a commission that cannot be
waived before the commission is earned by the broker. Failure to
deliver the requisite notice to the seller and closing agent before
disbursement of the seller’s net proceeds negates the broker’s
right to assert and enforce a lien against such proceeds.
• Brokers need to make sure that their commission
agreements are properly drafted in order to protect
themselves fully.
• Sellers need to make sure that any closing affidavits they
sign at closing are factually correct. Attorneys and title agents
need to make sure they do not insure over any broker’s liens.
There are comparable provisions for leasing commissions,
which are not addressed here.

not believe me because I have been
a complete slacker. I have not read
one of our monthly book selections
this past year. I started a book on my
beach vacation last June and one year
later I am still reading the same book.

ends! I have shown restraint and have
not yet flipped to the end of the book. I remind myself that
the joy in reading is the journey in being immersed in the
story as it unfolds. The reward is getting to the end and
seeing how the story all comes together.
When the quarterly CREW Newsletter arrives in my email
inbox “hot off the press” I love to flip page by page to read
the journey of the CREW Orlando members and watch as
the story unfolds. I love seeing the articles and photos of our
chapter in action at our luncheons. I love to see the photos of
our members living it up at our member only events. I learn
something new each month from the educational pieces
published in the newsletter. It is a joy being immersed in
the CREW Orlando story as it unfolds. From my perspective,
similar to reading a book, the reward is seeing how our
CREW Orlando story all comes together. I believe the story
all comes together in the “Building on Business” section. We
join CREW Orlando for many reasons. However, most of us
join for the opportunity to build new relationships that will
result in securing new business. The greatest reward as
CREW Orlando President would be flipping to the end of
our story each month in the “Building on Business” section
and reading about dozens and dozens of deals that have
been done between CREW Members. This is how I envision
seeing the CREW Orlando story coming together.
As you participate in CREW events over the next quarter
and enjoy the journey of membership, I present you with
a challenge. I challenge you to think about how you can
bring your CREW Orlando story together. What purposeful
actions will you take to build business with another CREW
member this quarter? What will you do different then you
have in the past to reap the reward?
As our fabulous communications committee puts together
the next quarterly newsletter, let’s make it our goal to flood
them with our stories about “Building on Business”. Let’s
make it a newsletter where you are so tempted to flip to the
end to see how the story all comes together!

On Tuesday, March 8, CREW hosted the fifth annual March
Mingle at The Brass Tap Craft Beer Bar. CREW was joined by
CCIM, SMPS, ULI, CFCAR, BOMA, and NAIOP in the organization

A REPORTER’S PERSPECTIVE INTO CENTRAL FLORIDA’S
EVER-CHANGING CRE LANDSCAPE
Our March 16th program gave all attendees a flavor for
where the media market is heading and how these changes
affect the reporting of commercial real estate news. We
gained three great perspectives after hearing from Anjali
Fluker, Senior Staff Writer at the Orlando Business Journal;
Julie Anderson, Publisher of GrowthSpotter; and Mary
Shanklin, Senior Specialty Writer for the Orlando Sentinel.

At our April 20th lunch program, Andrew Weidenhamer,
Security Director for RSM US LLP, and Debbie Hoffman,

myths that cyber attacks could not happen to us. With

A REVITALIZATION IS ON ITS WAY
LIFTOrlando’s mission of breaking the cycle of poverty
that lives in the shadows of one of our most prominent
landmarks - THE CITRUS BOWL. Our program introduced
CREW members to LIFTOrlando - a non-profit organization
that is leveraging business leaders, and partnering with
local residents and the City to revitalize and provide “cradle
to career” stabilization for the poorest neighborhoods
surrounding us. Our panelists included Eddy Moratin,
Executive Director of LIFTOrlando; Sandy Hostetter,
Executive Vice President and Central Florida President of

Gilbane Building Company Awarded
Contract with Brevard Public Schools
Gilbane Building Company
was recently awarded the
Apollo Elementary, Pinewood
Elementary and Jackson Middle
School Renovation project. Gilbane will be assisting Brevard
Public Schools with improvements to the three schools in the
district over the summer of 2016. This design-build project is
a team collaboration with Borrelli + Partners as the architect,
SGM Engineering for MEP engineering and Construction
Engineering Group for civil/structural engineering.
Construction will include improvements to the mechanical,
cooling and heating control systems, as well as air conditioning
and other electrical systems. Gilbane uses innovative
technology to develop an efficient and effective approach to
the construction that will fit into the projected schedule of
the schools with minimal impact to the students and staff.
Gilbane has been working with Brevard Public Schools for
over 10 years and is familiar with the challenges of renovations
in active k-12 campus environments. The Gilbane DesignBuild Team is well-aware of the attention to safety that these
projects demand and are excited to continue the relationships
with Brevard Public Schools.

Improvements Win FICE Award
Each year, The Florida Institute of Consulting Engineers
(FICE) acknowledges outstanding achievements in Florida
transportation projects. At
this year’s FICE Transportation
Conference awards ceremony
in Orlando on May 12, the
design-build team of P&S
Paving/Superior Construction
(Prime Contractor JV) and GAI
Consultants (GAI- Prime Design Engineer), in partnership
with the Florida Department of Transportation (FDOT)
District Five, accepted the FICE Outstanding Design-Build
Award for the SR 600/US 92 Pedestrian Improvements
project in Volusia County, Florida.
The $17-million project spanned the limits of the
Daytona International Speedway property, with work on
the north and south sides of SR 600/US 92.

On Saturday, April 23rd, Little took home 3 AIA Orlando
Awards, along with a 4th AIA Orlando Award for the design
partnership with Dewberry for the Dewberry Architecture
& Engineering office! The Award of Honor was provided to
Little for the Downtown Credo coffee shop, while Awards
of Merit were provided for FAIRWINDS Credit Union East
Orlando Campus, Castro Private Health Medical Office and the
Dewberry Architecture & Engineering office.

one of the buildings needed to be demolished and rebuilt.
Little’s design team ultimately connected the two buildings
with a continuous, light-filled glass atrium, providing a single
point of entry for all employees and visitors. The site is a
gateway to University of Central Florida’s campus and offers
a high degree of visibility to the heavily-traveled Alafaya Trail.

GAI Consultants is working with the Florida Department of
Transportation District Five to design a Diverging Diamond
Interchange at the Sand Lake Road/I-4 Interchange
in Orange County, the first project of its kind in Central
Florida. A Diverging Diamond Interchange reduces the
need for signalization and allows free-flow traffic by
crossing all through and left-turning traffic to the opposite
side of the road. It might seem a little odd at first, but it
should increase traffic efficiency and improve our safety.

The 25th Annual CREW Orlando Golf Tournament took
place on Friday, April 15, 2016 at Celebration Golf Club,
where participants went Around the World in 18 Holes.
Each tee party represented a different country and served
a corresponding drink and snack. The sold-out tournament
included 30 foursomes, 9 tee parties, games, a bazooka
shot on Hole 10, fantastic raffle prizes, and drone coverage.
The tournament netted $21,000 this year, a 40% increase
over last year, entirely because of the high level of sponsor
commitment that we had this year. Thank you to our

hosted its fifth annual March Mingle at the Brass Tap,
which was a networking event for Commercial Real
Estate industry professionals. CFCAR, NAIOP, BOMA,
ULI, CCIM, and SMPS co-presented the event, while
CFCAR and Lowndes, Drosdick, Doster, Kantor &

Hold Thyssen hired Spectra Contract Flooring to complete a
$6K contract for the renovation of office building restrooms
in a property managed by Hold Thyssen in Winter Haven.

Nevada Commercial Property Deal
An all-Florida CREW team recently worked together on the
purchase and sale of commercial property in Nevada on
behalf of their shared client and fellow CREW member, Vivian
de las Cuevas. Vivian, a partner at Holland & Knight LLP in
Miami, enlisted the services of Betty Mason for preparation of
an ALTA Survey. Keren Marti, national account manager and
senior closer for First American National Commercial Services
and CREW-Miami member, provided title and escrow services
needed for the transaction. These three ladies have been
working together to find an opportunity, and this one finally
closed early this year. A big thanks to Vivian for coordinating
with multiple CREW members for a successful closing.

School District of Osceola County New
High School FFF Boggy Creek
Gilbane and Ramski are currently collaborating on a new high
school project in Kissimmee. Working in collaboration with the
School District of Osceola County, the 345,000 SF high school
is set open for the fall 2018 school year. Gilbane is providing
construction management at-risk services on the $75 million
project, while Ramski will be performing interior design services.

Our first-quarter Members-Only CREW Orlando event, “Girls,
Guys, and Guns,” was a sold-out success for the second year
in a row! Back by popular demand, the event was held at
Gander Mountain Sports in Lake Mary, followed by cocktails
and bites at Dexter’s. Attendees participated in a safety
class before trying out the virtual shooting options including
target shooting and several multi-screen simulators – all of
which were a huge hit with everyone, from experienced
shooters to true first-timers. Dexter’s Lake Mary provided

LIMOCYCLE SCAVENGER
HUNT
On Thursday, May 19th, CREW Orlando’s Future Leaders group
gathered for a LimoCycle Scavenger Hunt in Sanford by Lake
Monroe. It was a beautiful evening, and the two teams battled
it out bicycling around downtown Sanford hunting for clues.
