RESERVATION
EASEMENTS:
Each tract may be subject to a 10’ electrical/utility easement along the
side lot lines and a 20' utility easement running parallel along the road

ZONING:
Salt Creek Township is an unzoned township.
RESTRICTIONS:
Deed restrictions apply. Key elements are as follows:
 Minimum Standards for Primary Dwellings: No primary dwellings
with less than 1,500 square feet of finished floor area, exclusive of
porches, basements and garages, shall be erected or placed on any
lot. Primary dwellings with more than one story shall have a
minimum total finished floor area 1,800 square feet. Tract 13 shall
be required to have a minimum of 1,150 square feet of finished floor
area on the first floor for homes greater than one story in size. Any
and all primary dwellings shall be attached to a permanent
foundation on a lot and shall have an attached garage capable of
storing at least two cars.
 Ohio Basic Builders Code (O.B.B.C.) approved modular homes shall
be permitted.
 No single-wide, double-wide, trailer home or mobile home shall be
permitted on or about the premises
 Additional Restrictions for tract 10 will be added by Seller. See
Broker/Agent for details.
WATER:
Public water is not available on this site. Each tract owner shall be
required to obtain a permit to drill a well in accordance with the Pickaway
County Board of Health regulations. Contact them at (740) 477-9665.

obtain information about water wells, or search the ODNR Well Log
website for more detailed information: http://www.dnr.state.oh.us.
SEWAGE:
Each tract owner shall be required to install a septic system. Contact the
Pickaway County Board of Health at (740) 477-9665. Preliminary site
approvals have been obtained by the developer for leaching septic
systems effective through Jan. 1, 2010.
