News Online with August Edition 2016 Final Edition A Merger Between Cousins and Parkway Results in New Ownership for Greenway Plaza On April 29, Atlanta based Cousins Properties Incorporated and Orlando based Parkway Properties, Inc. announced the agreement of a stock-for-stock merger and the simultaneous spin-off of their combined Houston-based properties into a new publicly-traded REIT. The transactions will result in two independent and internally-managed office REITs. Immediately upon the merger’s completion, the new Houston-focused REIT will be spun off via a special dividend distributed to shareholders. The new company which will keep the name Parkway Properties will commence operations with five Class A office properties encompassing 8.7 million rentable square feet in the Galleria, Greenway and Westchase submarkets of Houston. Larry Gellerstedt Jim Heistand Under the terms of the agreement, the merged company will continue to be known as Cousins with current president and CEO, Larry Gellerstedt at the helm. Jim Heistand, Chief Executive Officer of Parkway Properties and members of the existing Parkway senior management team will lead the new Parkway Properties REIT. The transactions are expected to close on or about October 1, 2016. NOW OPEN FUEL, FITNESS, FOCUS Greenway's newly built full-service fitness center is now open in the Concourse area of Phase I near the entrance to the DoubleTree Hotel. Greenway Celebrates the Grand Opening of "The HUB" on August 23 Come join the festivities as we celebrate the Grand Opening of The Hub on the concourse level of Phase I. New floors, lighting and amenities are not the only changes that have been made to the Concourse area of Phase I. Greenway is stepping into the future with a new look and a new name, as well. Formerly known as "The Shops" or "the Food Court," the area has been re-branded as "The Hub". The new logo is captured above in this article. The word "hub" connotes the effective center of an activity, region, or network; a fitting description of the Concourse area which is the center of activity at Greenway with its conference and fitness facilities, food vendors, comfortable seating areas, and various other services available to customer's and visitors alike. Hours of operation are Monday through Friday from 5:00 a.m. - 8:00 p.m. and Saturday from 8:00 a.m. - 1:00 p.m. Alison Hines The facility features state-of-the-art cardio, functional, and strength training equipment, a water rower, personal trainers and full amenity locker rooms. A pre-opening membership special of $35/month is available until August 12 after which the normal membership fee of $40/month will apply. For additional information: 713-965-4757 or [email protected] AROUND THE PLAZA Property News GREENWAY "Coolest Food Court In Houston" Eric Sandler - CultureMap Houston Greenway Plaza's Food Court, as well as, its newest food venue, Kuma Burgers, have recently received high accolades from Houston food critics. According to Eric Sandler, Food Editor for CultureMap Houston, a local on-line lifestyle news source, Greenway Plaza has Houston’s coolest food court. The following is an excerpt from Mr. Sandler's article dated April 25. "Already home to Greenway Coffee and the Rice Box, Greenway Plaza’s status as Houston’s coolest food court is cemented with the arrival of Kuma Burger. Opened by former Oxheart sous chef Willet Feng, the stand serves burgers and hot dogs with both traditional and creative toppings, all of which are house-made. The article praised the owner, Mr. Feng, for his burger and shake creations. Ms. Cook also made mention of Greenway Coffee and the Rice Box both located in the Food Court (The Hub). The Chronicle's restaurant critic went on to make the following comments about the food court: "it is pleasant to eat in the wide-open, air-conditioned spaces of the Greenway Plaza food court," "the tables and chairs are surprisingly sleek," and, "If you like you can cart your food over to the transparent domed section of the plaza that looks like a sci-fi movie set and pretend you're an extra in "Logan's Run" or "The Island." AROUND THE PLAZA GREENWAY River Oaks Flower House Has A New Location River Oaks Flower House, located in 5 Greenway Plaza's on the Concourse level, moved it's shop just around the corner from their old location. The move took place in the first quarter of this year in order to make room for Pulse Fitness, Greenway's new fitness center. Conveniently located on-site, the family-run boutique offers floral arrangements for every day events, as well as, special occasions including weddings and funerals. Remember, there doesn't have to be a special occasion to send flowers. Drop by the shop during your lunch hour one day and send flowers to that special someone, "just because". You will make their day! Due to the announced merger on April 29, between Cousins Properties Incorporated and Parkway Properties, the website will not be going live. We anticipate that once the transaction is closed and Parkway takes control of the property a new website will be developed. AROUND THE PLAZA GREENWAY Date Set for Central Plant Shutdown for Annual Preventive Maintenance Greenway Plaza's Central Plant 11:59 p.m. that same day. The 2016 annual twenty -four hour Central Plant preventive maintenance shutdown for all buildings located in Greenway Plaza is scheduled for Sunday, November 20, beginning at 12:01 a.m. and continuing through During this time period all Greenway Plaza buildings, as well as the Houston City Club, DoubleTree Hotel and Greenway Condominiums will be without airconditioning and chilled/hot water services. We urge all customers to make arrangements as necessary in advance of the event. New Dining Concept Comes To The Hub Greenway Plaza was first in line to install one of Antone's latest concepts of food services, the grab-and -go kiosk. The kiosk which opened for business on July 6 offers four different Antone's po'boys in addition to salads and snacks. Located in The Hub on the Concourse level of Phase I, adjacent to the circular skylight seating area and near the new Pulse Fitness center, the new food concept is a welcome addition to the area. Antone's plans to expand the number of grab-and-go kiosks in the market by bringing them to other office buildings, the downtown tunnel and similar locations. Come visit us at The Hub today and see all of the new changes that have taken place since the first of the year. Property News Hurricane Season is Here…… Are you Prepared? June 1 - November 30 When NOAA released its hurricane season outlook at the end of May, they forecasted a near-average number of storms for the Atlantic, which includes the Gulf and the Caribbean. That's 10-16 named storms, 4-8 hurricanes and 1-4 major hurricanes. An average year has 12 named storms, six hurricanes and three major hurricanes. Others have predicted a more active season. However, whether the season is active or not does not determine if Houston will be on the receiving end of a hurricane. Subsequently, those of us who live on the Gulf Coast must be prepared every year at this time. To aid our customers in this endeavor, Greenway Plaza sponsored two tenant seminars presented by a representative of the Harris County Office of Homeland Security and Emergency Management. The events took place on May 26. It is important that each office have a plan in place in the event of a Hurricane. Greenway Plaza's Hurricane Response Plan for Customers is located on Greenway Plaza's website at: www.greenwaplaza.com. Greenway Plaza has an on-site, full service United States Postal Service Office located on the Concourse level of Three Greenway Plaza in the hall near the entrance to the Concourse level loop road ramp to Richmond Avenue. Hours of Operation are Monday - Friday 10:45 a.m. - 2:00 p.m. 3:00 p.m. - 4:00 p.m. AROUND THE PLAZA Deepwater Horizon Memorial Statue Rededicated Transocean rededicated the Deepwater Horizon Memorial statue in April on the sixth anniversary of the Macondo well incident. The statue now stands outside the company’s Greenway Plaza office, where it was moved after the company consolidated its shorebased Houston workers to support offshore operations. The statue of a worker holding the helmet of his colleague symbolizes the actions of Transocean workers who dedicate themselves every day to taking care of the company’s customers, each other and Transocean. The company’s commitment to safety is constant. Transocean is committed to always investing in the safety of its people and the safe operation of the company’s rigs. Transocean believes the most appropriate tribute it can offer the Deepwater Horizon crewmembers, their families and friends is the company’s continued commitment to safety and operational integrity through its steadfast focus on accomplishing the company’s vision of “an incident-free environment – all the time, everywhere.” The Deepwater Horizon crew was attentive and serious and acted bravely in the face of chaotic circumstances, committing multiple heroic acts that saved many lives on April 20, 2010. The statue specifically honors the crewmembers lost that day – Jason Anderson, Dale Burkeen, Donald Clark, Stephen Curtis, Gordon Jones, Roy Wyatt Kemp, Karl Kleppinger, Blair Manuel, Dewey Revette, Shane Roshto and Adam Weise. It is a reminder and ongoing symbol at Transocean of what the company stands for as its offshore crews and shore-based support commit themselves to safety and taking care of one another in all they do. Above all else, the company sets out in its Shared Values to protect each other, the environment and the company’s assets by conducting operations in an incident-free environment, all the time, everywhere. Customer News Weinstein Spira in the News Katie Butler Katie Butler, Weinstein Spira’s Marketing Coordinator, was named Rookie of the Year by the Association for Accounting Marketing (AAM). The honor is awarded annually to a marketer on the rise, showing creativity, initiative and ambition within their firm. AAM, the leading trade association focused exclusively on marketing and business development for the accounting industry, announced the recipients of its Marketing Achievement Awards (MAA) at the AAMMAA Gala on May 5, during the organization's 27th Annual Summit in New Orleans. Katie was recognized for creating and fostering a marketing culture and leading a high-profile business development initiative which contributed to recordbreaking, upward-trending results at Weinstein Spira. “She goes the extra mile to promote Weinstein Spira and the accounting industry as a whole. Quick with her work, she gets it done right with a can-do attitude and sparkling demeanor that makes her a true pleasure to work with,” shared Trina Painter, Audit Shareholder. Weinstein Spira received further acknowledgement when their marketing team was recognized at the Gala, winning the award for Best Customized Sales Initiative. The project resulted in a substantial increase in new business revenue, employee engagement, and devotion to the firm’s clients during 2015. Recently Weinstein Spira also announced three management team promotions including Rachel Comeilus, from tax supervisor to tax manager; David Olson from audit supervisor to audit manager; and Karl Wolpart from tax supervisor to tax manager. Additionally, Andy Dube, Kelly Murphy and Taylor Neese were admitted as shareholders in the firm, Andy Dube as audit shareholder, Kelly Murphy as tax shareholder and Taylor Neese as audit shareholder. AROUND THE PLAZA Cousins' Houston Team Members Volunteer at the Star of Hope Three teams of 6 volunteers each made up of Cousins employees from both Greenway Plaza and Post Oak Central were at Houston's Star of Hope on Friday, April 8 to volunteer their services in the shelter's kitchen. The teams helped prepare and serve meals, as well as, washed dishes and helped with general clean up. Shifts were split throughout the day as were the locations. One team worked the breakfast shift at the Women & Family Shelter, while the other two teams assisted at lunch, one at the Women & Family Shelter and the other at the Men's Development Center. Star of Hope, which is the Houston team's United Way recipient of choice is a Christian community dedicated to meeting the needs of homeless men, women and their children since 1907. Positive life changes are encouraged through structured programs which focus on spiritual growth, education, employment, life management and recovery from substance abuse. Community Involvement On any given day, there are approximately 1,000 homeless men, women and children being helped at individual center's that make up the Star of Hope including the Men’s Development Center, the Women and Family Emergency Shelter, the Transitional Living Center for Women & Families and Extended Services. The key to the success of Star of Hope Mission is its comprehensive approach to addressing the diverse issues, both immediate and long term, that impact homeless individuals and families. This model of compassionate, purposeful outreach, coupled with community partners and donors, creates an environment in which lives are transformed and people are inspired to rise above poverty, set meaningful, measurable goals for independence and achieve them. Employee ambassadors from all properties are challenged to find creative ways to increase donations. As a relatively new member of the Cousins portfolio, Greenway Plaza took part in the campaign for the first time last year. Several employee events were held on property including a Pot Luck luncheon, a Gerbera Daisy flower pot sale, a Halloween costume contest and a silent auction that enabled Greenway to not only meet its assigned goal but to surpass it. This year Greenway's United Way ambassadors got a head start on the campaign and met early in April to discuss new ways to raise money for the charity. One idea that came from the brain storming session was to Pink Azalea recycle the beautiful plants that adorn Greenway's building lobbies by having plant sales throughout the year as the current plants are removed and replaced with new varieties. Plants are changed out approximately once a month making this an on-going fund raising event. Notices are sent to customer representatives just prior to each sale announcing the date, location and time, as well as the maximum number of plants allowed per person. Hundreds of plants are available and each sale has a different variety of plants which are sold at $2 Orange each. Plant varieties that have Kalonchoe been available in the past include Hydrangea, Azaleas, Begonias, Kalonchoe, Gerbera Daisies, and Chrysanthemums. The plant sales have been a big hit with Greenway customers and we are excited to announce that to date we have raised approximately $1,600 toward our 2016 United Way goal. Keep your eyes peeled for the e-mail announcements and purchase some beautiful plants at unbeatable prices. Community Involvement Bike to Work Day at Greenway On May 12th Greenway Plaza joined with the Houston-Galveston Area Council to participate in the Annual Bike to Work Day which is celebrated as part of National Bike Month. Since 1956, communities across the country have celebrated National Bike Month by sponsor- Cyclists arrive at Greenway Plaza ing events that highlight the benefits of biking. To encourage commuters to bike to work, May 12 – 16 was designated as Bike to Work Week. Several organizations in our region sponsored their own Bike to Work Days. Greenway Plaza participated in the HoustonGalveston Area Council’s Bike To Work Day which was held on Thursday, May 15. Riders began rolling on to the property as early as 6:30 a.m. We even had one runner participate. The Houston City Club graciously provided shower facilities and Cousins provided a breakfast at the Club’s restaurant in appreciation of those who participated. Cousins is all about alternate means of transportation for commuting. TREK’s office is onsite and will assist you in finding bus routes, shuttles and van pools. Greenway’s Transportation Center is a dropoff and pick-up point for bus services and shuttles and is a conNuRide check-in table venient location where you can purchase Metro-cards. Bicycle racks are available in multiple locations on the property. If you are interested in getting started on bicycling to work, use H-GAC’s Regional Bike-way Viewer to chart your route. AROUND THE PLAZA Community Involvement OPERATION STOCKING STUFFER Quarterly Blood Drive Schedule Greenway Plaza hosts annual quarterly blood drives in partnership with the Gulf Coast Blood Center. The Houston Fire Department’s annual toy drive benefiting local families in need will take place this year beginning in mid– November and will last through mid-December. Donation boxes will be readily available in multiple locations around the property. Notices will be sent to customers in advance as a reminder. Remember to "Commit for Life" and donate once every quarter right here on property. Save the Date Greenway Plaza E-Cycle Event & Book Drive Greenway partnered with the Houston Galveston Area Council /Commute Solutions for the 7th annual Transportation Fair to highlight the most efficient and innovative ways for our customers to commute to and from Greenway Plaza. Display tables were set up with informational brochures, maps and give away items from transportation vendors including Commute Solutions, METRO Transit, METRO Star, NuRide, TREK, Vride, Bike Houston, Enterprise and Standard Parking. A representative of the Houston Astros was also on site. Music, prizes, and delicious snacks from local food vendors made it a fun day for all. Entertainment in the form of a fourteen piece Mariachi band made up of students from the High School for Performing and Visual Arts provided an appropriate setting with the sounds of Mexico. Lunch & Learn Seminars presented by physicians from the Primary Care Clinic located on Buffalo Speedway are scheduled for August 11 and September 15 when the topics will be Immunization and Breast Cancer, respectively. The seminars will be held from 11:30 a.m. - 12:30 p.m. in a Greenway Conference Center to be named prior to each of the events. Methodist will once again be sponsoring Greenway's annual Health Fair sometime in November. AROUND THE PLAZA Events Greenway For Greater Mobility The Houston-Galveston Area Council (H-GAC) has partnered with Cousins Properties and the City of Houston to identify projects, policies, and programs that could make it easier to walk and bike around Greenway Plaza, one of Houston’s largest employment centers. Plans are in the works for a bigger and better Health Fair when Greenway Plaza once again partners with Methodist Healthcare for our annual event. The Fair will take place in The Hub, located on the Concourse level of Phase I. Specialized health professionals will be available to provide information and answer questions on various health related topics. Prizes and give away items will be available. H-GAC has been working with a team of experts and local stakeholders to develop recommendations on how public and private entities can work together to improve mobility for pedestrians and cyclists. Since late 2015, the project team has been talking to people that live, work, and play in Greenway Plaza. Based on feedback received, preliminary recommendations have been developed. An open house was held in Greenway's Food Court on July 14 to present the proposed bicycle and pedestrian improvements for the Greenway Plaza Mobility Study and provide an opportunity for those who live and work in the area to comment on the recommendations. Koozie's donated by B-cycle were given to booth and visitors who were encouraged to enter a drawing for a bike basket donated by Bike Barn that contained two water bottles, a t-shirt, bells and a $25 gift card. Though we try to conduct the events in both Phases of the property sometimes they can only be held at Phase I in The Hub or on the Grand Plaza due to the size of the event. We encourage employees who work for customers that office in the Phase II buildings to venture over to Phase I for some of these events.
