trunk roads with Exeter being less than an hours drive. Nearby is
Lanhydrock House and gardens, maintained by the National Trust
and the fine scenery surrounding to the south of Bodmin. Newquay
Cornwall Airport is about half an hours drive, offering a range of air
flights both nationally and internationally. The town facilities of
Bodmin are less than five minutes drive to the north and about four
miles to the south is the historic small town of Lostwithiel set on
lowest bridging point of the river Fowey.
THE PROPERTY
The Lodge offers very spacious accommodation in excellent
decorative condition throughout. The general upgrading of the
property has included oak internal doors of high quality including
the brass door furniture and also benefits from a balcony accessed
from two of the principal bedrooms to take in the expansive views
over the Golf Course, Club House and Hotel and for many miles
beyond.
The gardens are accessed over a semi-circular drive with in and out
entrance gates leading to the front and rear of the property with an
exceptional level of parking space for many vehicles and then leading
to the double garage. To the front there is a large decked terrace
with wooden handrails and paved paths leading onto the veranda
below the balcony. The principal garden area has immaculate boxed
conifer hedges, neat flower borders, a range of mature shrubs and
with trailing plants on the house itself including wisteria and
clematis. The lawns also extend to a further screened garden area
well enclosed for privacy with a high Cornish hedge running the
whole length of the rear boundary. Timber fencing is provided to
other boundaries adjoining the Golf Course and have stepping
stone footpaths with paving slabs, granite chippings and low stone
kerbs to parts.
THE ACCOMMODATION
The property is approached via the entrance lobby and thence into
the dining room with a most attractive central staircase leading to
the half landing and first floor and glazed doors with side panels out
onto the front veranda. To the left of the lobby a door leads to the

door to the study/bedroom five.
The lounge has an attractive brick fireplace and slated hearth
incorporating a coal effect gas fired room heater and patio doors at
each end as well as windows to each side of the fireplace.

edge wood effect laminate worktops, one and a half bowl ceramic
sink with pillar tap and attractive Mediterranean style wall tiled
surrounds. There is a Rangemaster 110 cooker with various gas
