INTRODUCTION
The Dedeman Park Hotel concept has been developed as a “select” Service
Hotel, with a brand new design approach that offers comfortable and affordable
hospitality for both Corporate and Leisure travellers.
This document will guide the developers/investors and architects/designers in
assessing the feasibility of a new Dedeman Park Hotel.
The information contained in this document relates to a model design for a New
Build Property. Different sites will face different challenges and the model design
may not be appropriate for all locations.

introduction of a new Brand; the DEDEMAN PARK HOTEL.
The Dedeman Hotels & Resorts International hotel chain has a capacity of
5000 rooms offering hotel accommodation primarily in the corporate sector,
underpinning the 5* conference facilities on offer with a capacity of 22,000
guests in 136 conference and meeting rooms.

ECO Friendly Aims
Dedeman hotels have been increasingly run with an awareness of the
environment, targeting waste reduction, recycling, water and energy
conservation but with the new Dedeman Park Hotels, our targets will be in line
with all top European and Middle Eastern hotels.
Loyalty Program
The Dedeman Park Hotels Loyal Club program is designed to reward frequent
guests for their loyalty and each Hotel provides ‘Loyal Club’ points and benefits
to all its members.
Guest Satisfaction Tracking Systems
Each Hotel participates in the Guest Satisfaction Tracking System (GSTS).
GSTS is a solid tool to understand the key drivers of guest satisfaction during
their hotel stay and as a result, determine which areas or services can be
improved. The system is statistically reliable and offers Web-based customized
hotel reporting with cross data to understand best practices and challenges.

To further enhance our guests’ sleep experience, rooms will feature state of the
art bedding.
Our bedding comprises comfortable anti allergenic pillows, dust skirt, decorative
pillows, mattress protectors, top quality sheets and comfortable duvets.
BRAND PROMISE
Conference Booking Efficiency – Our 3 hour booking guarantee
Each hotel in the Group must honor the “3- Hour Response Guarantee” and send
a written quotation within 24 hours.
Each hotel must respond to all meeting enquiries within three hours of the hotel
receiving the enquiry, or the Meeting Planner is entitled to 5% off the group’s
master account once the meeting is booked. The response from the hotel must
be directed to the person(s) who made the original enquiry unless otherwise
indicated.
An acceptable response from the hotel must:
1) Indicate that the hotel has received the enquiry.
2)Indicate available dates, space and rates.
The 3-Hour Response Guarantee applies to all verbal and written meeting
enquiries delivered to the hotel by the following means: telephone, fax, hand
delivery, and any publicly-posted e-mail address.
Each hotel is responsible for implementing procedures for handling after-hour
enquiries.

MANAGEMENT
As Dedeman Hotels & Resorts International, we provide the following support
services during the pre-opening, opening and post-opening of the hotels whose
management we adopt:
• Development of critical path for pre-opening and opening of the hotel
• Providing technical support to the standards of Dedeman Hotels & Resorts International
• Providing Food and Beverage concept planning, development and operation
• Preparation of a pre-opening budget and operational budget

Sizes and Facilities
Dedeman Park Hotels will range between 100 rooms and 150 rooms and the
information in this document gives details on building areas required up to 100
rooms.
The ‘Working’ Zone is located in the Lobby near the Reception Desk and offers
printing, faxing and scanning facilities as well as 1 PC and Printer for the Guest/s
Usage.
A Remote Printer is available to the Hotels Guest/s for easy access to printing.

DESIGN PRINCIPLES
Dedeman Park Hotels will be characterised by modern and welcoming exteriors,
warm interior decor and facilities effectively designed with style.
The Restaurant and Bar will provide a comfortable casual space for breakfast,
snacks and dinner. The seating capacity is of no more than 60 persons.
Design aims will focus on simplicity both of design and layout, looking towards a
more contemporary comfort level for guests.
There will be two small meeting rooms ranging between 30 sqm and 100 sqm.
Dedeman Park Hotels will be catering directly to current guest expectation
with a full Turkish breakfast and menu plus signature items, providing a Hotel
experience that is unique yet economical, and offering optimum service and
facilities at a highly attractive cost.
All Dedeman Park Hotels will be environmentally conscious and will have a fully
comprehensive ‘Green Plan’ for each hotel certified by the Local Authorities.
Each entrance will have a pedestrian canopy, a revolving door with a secondary
exit door.
The Reception desk – two piece Welcoming Desk with a timber canopy-like
ceiling above and is to referred to as a ‘Reception Capsule’ and to incorporate
sales point for the “Bakk-al”.
The “Bakk-al” is a retail area with a selection of snacks, alcoholic and nonalcoholic beverages and emergencies supplies can be purchased by the guests as
there is no Room Service in the Hotel. This outlet will be open 24/7 for guest
convenience.
Lobby Lounge Area is an area to relax separated from the Reception area with a
sandblasted glass separator/partition (where possible).

A fitness centre for hotel guest use will be fitted with the latest Gymnasium
Equipment.

30% of the Guest rooms will have King Size bed and the balance will be twin beds
or to suit the Market.
DESIGN PRINCIPLES
All rooms will be identical in materials and finish, with the accent on good space
planning and relaxing colour schemes.
Rooms for disabled guests will be provided with an interconnecting bedroom.
Internal floor area of the guest room area is 24 sqm.
The rooms have suspended ceiling over the room foyer and bathroom with fan
coil and wet area systems. Suspended ceiling heights will be 2,4 m and there will
be no suspended ceiling of the bed area.
Room foyer floor will be marble tiles and the bed area will be carpeted.
The bathroom is separated from the bedroom area with semi transparent glazing
partition, there will be a built-in shower area with a clear glass partition. The
flooring will be marble tiles.
Public areas of the Hotel are open, flexible and spacious. The kitchen and the
“Bakk-al” facilities are placed to serve all public places without intercepting guest
traffic. Lobby and Restaurant area has an extra height to provide a comfortable
and air space with full height glazing.
Meeting rooms have a separate foyer area to enhance their facilities where guests
can relax.

Concept and Image
The Hotel will be distinguished with its simple but outstanding facade, in
addition to its warm and comfortable interiors.
Lobby, reception area and restaurant are designed to create a warm ‘invitation’.
Meeting rooms will be comfortable, functional and fitted with the latest
technology.

Location
The Dedeman Park Hotels will be built in big cities around business parks and /
or suburban areas, in secondary cities near city center to attract the corporate,
transient and leisure business.

CONCEPT
The Restaurant will be an open area near the lobby where a full Turkish Breakfast,
light lunch and dinner will be served.
In a new departure, there will not be a room service provision at Dedeman Park
Hotels; however a mini-fridge will be provided for guest use in rooms for storage
of any items purchase at the ‘Bakk-al’ outlet.
Lunch will be a limited snack type menu.
Dinner concept will be developed to suit the region/area.
The “Bakk-al”is a retail area which has a selection of fresh snacks, made daily in
our kitchen, non-alcoholic and alcoholic drinks, fruit juices, soft drinks, water,
chocolates, biscuits, chewing gum and emergency supplies for the convenience
of the Hotel Guests.

The Dedeman Park Hotels are operated on multi-tasking staffing which is the
key to the success of these Hotels.
It gives the opportunity for the individual employees to increase their knowledge
of all aspects of the Hotel by multi tasking which is great opportunity for their
developments.
The Hotels operate on a ratio of 0.33 employee per key (Room).
