SUBJECT: City Administrator Report
Dear Mayor and Board Members:
The following City Administrator Report, while respectfully submitted to the Camdenton Mayor and Board
of Aldermen, is provided and available to the general public, media, friends, and fellow co-workers to
inform them of some City projects and activities.
I am a believer in the "Leadership Challenge" program. It notes that everyone in our organization is a
leader and that everyone can improve their leadership skills. It also notes that research shows that the
following are five trainable traits of a great leader:

Unless there are questions, I do not plan on discussing the other items within this written CA Report at
this meeting.
Comprehensive Plan Update "Destination Camdenton"
Will Soon Conclude

The final stages of the update of the City's Comprehensive Plan will soon conclude. The
fol lowing are the final steps for completion and adoption:

The final Public Forum and a presentation on the draft new Comprehensive Plan
took place on Tuesday evening , January, 26, 2016 at the Mid-County Fire District
Station. There was a great turnout and we all were well pleased.
The final draft City Comprehensive Plan is now at City Hall and on the
Destinationcamdneton.org and our City web site. Public and written comments will
be accepted until 4 :30 p.m . Friday, February 12, 2016.
After February 12, our consultants and city staff will review and prepare the final
proposed Plan and then advertise 15 days for a public hearing for the Planning
Commission Meeting at 6:00 p.m. on March 8, 2016. We anticipate that the
Planning Commission would approve the final City Comprehensive Plan at that
time.
The Board of Alderman should receive a supporting approval resolution at your
March 15, 2016 Board meeting.
Econom ic Development
A few comments on the economic development front:

The Missouri Housing Commission did not approve the funding for the Camdenton
Senior Apartments Project and the (40) unit townhouse apartment community fo r
seniors that would have been located in the Camdenton Center Subdivision on Fourth
Street. If you recall, the Board approved a rezoning and a resolution of support for the
project. My experience indicates that it is highly unlikely that a project like this is funded
on the first application.
Revelation Construction and Development (Shawn
Walters/Matt Breuer) note that they plan to again submit another funding application
this year.
Good news however! This week the Chamber held a ribbon cutting for Terry
Teichmeier's new assisted living development, Lake Park Senior Living. This is a
beautiful facility and if you have not seen it, please drive by. It is also on Fourth Street
and adjacent to the Revelation Construction's proposed 40 unit senior citizen
development.
Looks like we have worked out an arrangement with Charter Cable to provide Wi-Fi
out at the airport. This is not complete solution to the problem. In the near future
Charter is to come up with the total cost to provide hi-speed fiber.
LOREDC's Housing Study for the Lake Area is off and running. The Steering Committee
met with ROG Planning and Design for the first time on Tuesday. Our Building Official
Dennis Croxton was appointed to serve on the Committee. Your City staff was
instrumental in making this study happen. It should enhance RDG's recent housing
work within our City Comprehensive Plan. Affordable housing is a vital component of
economic development and I believe the study will provide needed information for the
banks, developers, and builders to provide more adequate housing. The Study is to be
completed in this fall.
Capital I mprovement Project s
Bid openings on the Tennis Courts and Clint Avenue projects will be received on February
9 and the pre-bid meetings were held today. Four contractors attended the Clint Avenue
pre-bid conference and three contractors attended the Tennis Court pre-bid conference.
Bids on both projects are due are February 9.

We received comments from MODOT on the City's submitted specifications and paperwork
on the two East 54 Sidewalk projects. We are reviewing and will make the necessary
revisions as soon as possible.
The Lake Sewer Project is going out to bid February 15 and the receipt of bids will be
March 18. Contact has been made with MoDNR and, due to the size of the project, no
construction permit is needed and an application for a bore permit for West Highway 54
has been submitted to MoDOT.
Needed Communication Improvements
Attached is a memo to me from the Chief of Police on needed improvements to the City's radio
communications system. Communications is the life blood for public safety to our police officers and
other public safety, and city employees. Because of this I am immediately exploring the ability to fund
this important project. More information will come but I wanted to advise you that we may need a budget
amendment to proceed. I hope to soon provide a funding mechanism and recommendation to you.
Recent City Administrator Activities, Meetings and Events
The week of January 18 included a meeting with the Parks Director on Monday and attendance at the
Lake Ozark Council of Local Government Board meeting on Tuesday. I also met with the Fire Chief and
then later Darren Krehbiel and Bill Jeffries that Tuesday afternoon. Due to inclement weather, the
second monthly Board of Aldermen meeting was cancelled . The Wednesday January 20 Rotary
meeting was also cancelled. We did however have our Department Director's meeting Wednesday
afternoon. On Thursday, and again due to bad weather, the Annual LOREDC Membership Meeting at
the Seven Springs Winery Rehearsal Hall was cancelled. It has been rescheduled to Thursday,
February 8 at the same time and place. Friday January 22 included a presentation on the market
analysis portion of the Lake of the Ozarks Recreational Facilities Feasibility Study by Bill Krueger from
CSL International.
The week of January 25 included a City Safety Committee meeting Monday morning and the final
meeting of the Comprehensive Plan Steering Committee that evening. Tuesday the Mayor, myself,
Renee and Lori met with WCA representatives. We also had a conference call with our Workers
Compensation representatives. Tuesday afternoon I attended the first Lake Area Housing Study
Steering Committee meeting at the Courthouse and, as noted, attended the final Public Forum on the
new Comprehensive Plan Tuesday evening. Wednesday was Rotary. Thursday I attended the
separate pre bid conferences for Tennis Court and Clint Avenue projects. Friday I took a personal day
to go quail hunting in Kansas.
Upcoming City Administrator Activities, Meetings, and Events
The week of February 1 includes a meeting with the Parks Director on Monday morning and a trip that
afternoon to Jeff City for a doctor's appointment. I plan to meet with the Fire Chief on Tuesday and
then attend a Lake Ozark CLG Economic Development Council meeting that Tuesday afternoon. That
Tuesday evening is our first monthly Board of Aldermen meeting. Wednesday morning I will participate
in a radio interview with KB at KRMS . Noon is a Rotary meeting and then our Department Director's
meeting that afternoon.
The week of February 8 includes my attendance from Monday afternoon through Tuesday evening in
Jefferson City for both the Missouri Economic Development Winter conference and the MML Legislative
conference. Rotary is Wednesday at noon and on Thursday, I plan to attend the rescheduled Annual
LOREDC Membership Meeting at Seven Springs off Y Road.
